New roof new leak!

So, we got a new roof, much needed last year, and got through almost all of the crazy atmospheric river and 20+ inches of rain this last week!

BUT! What we always suspected was the culprit of the leaks was a vent area that was on the South side of our house, and leaked when a bad wind would drive it into the attic!

IDK whether to call the roofers, a handyman to make some sort of roof-like thing to still have air flow to the attic.

Our other problem is that we aren't sure if we are in an historic area, or not! We have looked at several maps and aren't sure! I'll be contacting the planning/permit departments next week.

I read recently that the city is going to raise the permit fees by thousands of $$ for any type of permit! We happened to buy into a very rich neighborhood, but are NOT rich! SSIx2 plus a small Pension! Ideas?

I would think your roofer gave you a warranty for their work so I would start with them. We live in SC and I learned the hard way about roofing maintenance and the need for periodic vent inspection/maintenance because ours too leaked into the attic due to deteriorated caulk on the vents. Due to extensive wind/hail damage this past year, our whole roof was replaced, and the roofer installed a much better vent cover over each of the PVC pipes on the roof which should help tremendously.

Sounds like you are describing a gable vent. Non-typical high wind events can blow rain or snow into them. It's an accepted reality because the ventilation is too important.

Sometimes with crazy winds and vents, there's nothing you can do. I have experienced that down here in Florida with hurricane winds that blow in all directions.

It's not really a leak as much as a water intrusion.
