LVP vs. Laminate or Engineered Hardwood Over Concrete Slab

Looking for insights or advice. I have a ground-level concrete slab — thermally isolated from the gravel by a 6-mil vapor barrier topped by 2” XPS foam — that I want to lay a floor atop.


I’ve been leaning towards LVP: either SmartCore Ultra from Lowes, with an additional SmartCore underlayment, or Coretec Pro (Pro Plus?). LVP seems to make sense because it’s waterproof. And even though the slab is isolated from the underlying gravel, by the very nature of the material concrete is bound to sweat.


As a material, I prefer laminate and/or engineered hardwood. But, I’m reluctant to use these materials since it would seem that anything constructed with wood fiber will eventually fail due to moisture.


My question is whether I’m being overly cautious about the moisture issue. Given that the slab is surrounded on 5 sides by foam insulation, might I safely put down a 6mm layer of cork underlayment which I then top that with laminate or engineered hardwood?


As you can tell by my LVP choices, I’m trying to keep costs under control. Preferably under $5/sq ft for materials.

    You're absolutely right to think carefully about moisture when working with a concrete slab—it's the key factor that will make or break your flooring decision. Here's the deal:

    LVP (luxury vinyl plank)

    LVP is hands-down the safest and most practical option for your situation. It's fully waterproof, durable, and well-suited for concrete slabs that may sweat over time. Both SmartCore Ultra and Coretec Pro are great choices, especially with their built-in underlayment. If you add an additional layer of underlayment, like cork, it’ll improve warmth and soundproofing, but make sure you don’t overdo the layering, as it could create issues with transitions or doors.

    Laminate vs engineered hardwood

    Now, while laminate or engineered hardwood looks and feels more natural, they’re not ideal for slabs, even with the precautions you’ve taken. Concrete tends to hold moisture, and anything with wood fibers will always carry a higher risk of damage. Even with a 6mm cork layer or vapor barrier, it’s a gamble—and you could end up replacing it if moisture seeps through.

    If you’re absolutely set on laminate or engineered hardwood, make sure it’s specifically rated for use over slabs and designed to resist moisture. A premium underlayment for moisture and sound control is non-negotiable here. But honestly, if you’re aiming to stay under $5/sq. ft., you’ll likely be sacrificing some of the quality or features that make these options viable for your setup.

    Bottom line

    If you want peace of mind and long-term durability, stick with LVP. It’s designed for exactly this kind of scenario and will hold up beautifully without the risk of swelling, warping, or future headaches. That said, if aesthetics are your top priority and you’re willing to spend a bit more or take extra precautions, engineered hardwood might be worth considering—but go into it knowing the risks.

    Engineered is by far the more aesthetically pleasing finish, imo. No stripey repeating picture of wood. With the underlayment you've put under your slab and the 6mm cork the flooring installed would be no more at risk than an installation on the wood-based subfloor all engineered flooring is installed on more traditionally. No floor survives a week underwater.


    Prime or rustic European Oak.

    If, you do not plan to do additional work to the concrete slab and are trying to keep cost down, go with LVP. You will get condensation under the plastic, that can work it's way to the floor over time. Once the floor reaches it's limit, it will fail.


    Only way to prevent it is to apply a roll on moisture retarder. If, you choose to do that, then you can install any type of flooring your budget allows. You will need to do the necessary prep work to apply the MR properly, so it does not fail.

    @G & S Floor Service Thanks for the advice. By moisture retarder, do you mean something like 6 mil plastic sheeting? Or do you have another, specific product in mind?

    You need to use a paintable product first, then install your plastic. Otherwise, you will have water pooling under your plastic.
