room layout help

Hi there! We just bought a townhome and are trying to plan / budget for our living and dining room furniture. I have lots of ideas on styles but am stuck (as usual) on placement and size of the main pieces like sofa(s), tv/tv cabinet, and end chairs. I’m also concerned about “flow” from front to back of house. I don’t want it to be like a direct path straight out if that makes sense. Any suggestions are so appreciated!

Yes to a cabinet under the TV but low enough to keep the TV where the center of the screen is at eye level what you are seated. BTW I like being able to see the view when entering a space so no issue for me to keep that line of sight open. I do like beverly's layout it gives max seating and no blocking the windows . I just realized you have a FP so the TV I guess will go above it so no cabinet

Thanks Patricia. Is there an alternative where people don’t have to walk in front of the tv to get outside (to the backyard)?

Of course you can have a cabinet below the TV.

Make sure it's not too deep and will position your TV so it's appropirately low to the floor. See diagram below.

There is no way to position the TV in your room without walking in front of it. Your room is sized smaller than most bedrooms so there are few choices. Walking in front of the TV is not really an issue in the scheme of things. It occurs even in rooms that are large.

BTW you will have to select your furnishing carefully so they are not too large for the space. Specifically look for 'apartment sized' sofas and chairs. They are smaller in scale. A sofa might only be 84" long instead of 96" long.

Bev's layout is really the only option you have. However, I wouldn't have seating at the island, there's no room for both the stools and dining chairs.

You mentioned flow which reminds me of Feng Shui so borrow a couple of ideas to arrest the eye and keep the energy from going out the far window, is to add something like a plant and/or a suncatcher or mobile.

Also a decorative water jug or cookie jar on the countertop is a way to invite someone to stop for a refreshment which would also interrupt the flow towards the far end.
