I need help with a kitchen remodel

Hello all. I need help with a kitchen remodel. Current layout is OLD and hideous. Our home is in the South Bay of Los Angeles. 3 bed 2 bath 1266 sf. Value approximately $850k. We want to bring it up to date and also prepare for possible sell. The Ikea page shows the measurements. We'll be going with a different layout though, as shown in the updated visual renderings. The fridge will move to the window wall along with new countertops and window resizing. Our dilemma is dealing with the curveballs of our space such as the beam that runs along the front (shown only in nicest rendering), the sizing and placement of the window, the deep nook on left side of kitchen (several renderings), and the doorway in the back right (laundry entry). I used Fiverr for these layouts to get a ballpark visual. The final rendering is the nicest one, showing open shelving and vent hood. Second guessing both based on comments of maybe being over market and less functional. Please take a look at some of the other renderings and give me your feedback on anything. Much appreciated.

If you want help here we need a to scale floor plan empty except for plumbing place if not possible to move . 3dDs are impossible to show actual space . A to scale floor plan on graph paper showing every window in this case name the spaces next to this . Every measurement clearly marked and some clue as to yourstyle since the renderings are all over the place . This is small space so every inch counts too. Waht is your style in the rest of the home ? IMO a kitchen is not an entity that stands alone it needs to work in the whole house . A range needs proper venting always so no MW to use for that ever if there are ways to do proper venting . Where does that door go ? Post the plan here in jpeg format in a comment DO NOT START anothe rpost or we will lose this one or at least never find it to go back to.

Since you mention possibly selling, have you asked a real estate agent whether the update is necessary to sell and whether you will recoup 100% of the cost? Will the renovated kitchen be of comparable quality and design as similar neighborhood properties?

Generally I read that reno costs do not return 100% to the Seller. Renos are prone to cost overruns and the time it takes will delay listing the property.

Thanks for the feedback. I have a plot drawing for our current space I'll leave here. The newer renderings are based off of this layout but with the wall between the dining room and living room removed. We won't actually have a dining room. This space will become a peninsula and countertop along the window wall. That door leads to a utility room I'll work on getting a draft paper mock up. Our preferable style is mid century modern/organic modern. It's not a designer home by any means though. That's why I'm seeking advice. I like the idea of a proper vent hood over the range but I see plenty of listings in my area with the MW setup. As far as preparing for a sale, that's a 30% chance of happening. The kitchen needs to be remodeled. At the very least we would swap all cabinets/counters. But we hope to be here so we want to bring it up to date for our own good while not going overboard in case we need to sell. Our zip is 90501 in case you're looking for comps.
