No sure where you live but where I am a garge is not allowed to be living space until rebuilt to to code so really just a rip down and rebuild like an addition. It is really hard to see the house at all . The columns hold up the pergola so what are you planning to replace them with ?

First you will have to remove the driveway and decrease it's size. Landscape like the rest of the house. A window in the front and on the side. Without knowing more about the inside of your home, how the flooring will feel etc any other suggestions are w/o context.

The size of the garage has to be proportional to the number of bedrooms. If you're adding a fifth bedroom, the 3rd garage might be more valuable. If you're adding a third bedroom, probably the bedroom is more valuable.
