To start the TV above the FP will be way too high. You have aperfectly good wall for the TV and some storage and even a bit of display The floor plan is nothing like the space you show not even the angled wall . Follow Jans advice then wwe can help. Is this a rental or your owned home ? I ask because thta carpet is going to drive every choice you make

It would be best if you removed the floor plan from your post because it is incorrect and people might start making suggestions based on it.

Is Jan's drawing the most correct reflection of the space? It is true that it means nothing without measurements, and I totally get why you can't obtain measurements now.

BUT - based on her drawing you can reasonably guess how many pieces you may need, you can start shopping research, deciphering brand, quality, and budget. Then when you get into the space measure and see if what you are thinking of will work. If not, then readjust the plan.

Brainstorm --> . Shopping research --> Measure --> Adjust --> Purchase

Do not purchase anything without measuring the space first.

I absolutely would not put your TV above the fireplace. It is much too high. Sure, that is where the outlets are and someone else did it. But their neck probably paid the price. Don't so someone else's stupid!

2 comfy swivel chairs

Get a console, open, by fire

Then once you are in you make decisions pretty sure you should ask about just measuring the spaces since it looks empty . I find most landlords prety fair about that if the space is empty Jans ide is for sure a great start but we really need measurments .

Nobody is going to die and everyone will live perfectly fine lives if they ignore all of the info in our comment sections and if they never posted to begin with. But comfort is a nice goal. When you are in there measuring, get a measurement for how high the center of the TV will be over a fireplace and then how far away the sofa will be from the fireplace. Then mock that up in your own home and see how your neck feels. A sofa with a higher seat will make that set up more comfortable than a low sitting sofa.

Look at the fire. The electrical is there. I can see a cable knob down to the left. Renters get stuck with rules.

You just mount the tv on a bracket you can tip down or lower,

Or you live with a fairly small tv.

Or.......you move in with whatever you have and you wait: )

Thank you for the thought out pic Jan! Love the ideas you gave. And Kendra good idea on measuring tv to couch. I had thought about couch vs loveseat and if an accent chair would be too much. There is def a cable jack above fireplace and on the smaller wall to the left but I wouldnt be using the jack(Smart tv) so that doesnt really matter. Visually I was wondering if it would look weird havimg a couch against the long wall if tv was above fireplace since it was on an angle and not looking at it dead on. I really appreciate everyones help😊

You can trust the floor plan....as the only good possibility UNLESS.....You skip the couch
