Minor upgrades to increase functionality and value.

    This is the skeleton of my living/ dining room, and I'm wondering what kind of minor upgrades I can do to increase the value of my home. The long wall is around 28ft and the focal point when you walk in the room. I have lots of plants that need the main front window. The narrow room I use as a dining room and connects to the kitchen. They are currently furnished and lived in. (My walls are light grey, almost white, and floor is dark vertical hardwood). Any ideas ie. built-in shelving, panelling, doors, crown moulding, etc...??

    The above pictures do not correspond at all with the given description (almost white walls - floor dark vertical??? hardwood). Please post your updated pictures, show us your furnished room so we have an ideas of your style.

    I was not clear. This is the layout of my house, only now I have white walls and dark hardwood. I did not post the current state of the house with it's furniture and everything else because I wanted to show the raw bones. I hope to get fresh ideas on any structural changes that may increase the functionality of my small space and increase value, rather than on furniture and decor ideas. I feel it needs something, I don't know what - double doors, window framing, built-ins/ shelves/ cupboards/ fireplace...

    Post the current state of your home. Imagine going to an open house and it is not staged - nothing but empty rooms.

    How would anyone know how your house functions for you from a handful of photos of empty rooms?

    It isn't the "layout" of your home. That would mean you show us the floor plan in 2 dimension format. What is around this room? Is there a kitchen , a dining room? Where is the foyer ......etc .All of that is about "functionality" as is your kitchen in this home.

    Function in a living room means do you have the furnishings that allow you/friend/family to comfortably gather? To watch tv or a movie, listen to music etc.

    We certainly can't tell anything from these pictures, as to how you use these empty spaces, your style or even what you might consider an upgrade in looks or in function.

    Possibly there's a room in your MIND that you love, and wish yours looked more like it, but you aren't even showing us that.

    My guess to increase the value of your home, would be to update or redo your kitchen and bathrooms. Most people update with molding that would complement their decor. Traditional, transitional, farmhouse, modern, etc. The biggest bang would come from upgrading kitchen and bathrooms.

    Function is all about how you live so that info will drive the many ideas you will get. The space you show is not even the way it is now so nothing helpful will come without info. Are you planning to sell ? We need a to scale floor plan on graph paper all windows,doorways where those lead and every measurement clearly marked DO NOT start another post.. I assume you are not planning on removing walls since you already spent money on redoing floors .
