Spatial planning master suite

Hi!

We bought a house that needs renovations. Im attaching the current floor plan and what I have come up with. My goal is a master suite and upstairs laundry (currently basement laundry) and I've played around with the floorplan until my eyes are crossed. Maybe I cant have it all, but I welcome others ideas and feedback on my latest rework. Please tell me if you have ideas on anything - even better placement for bathroom things!

Notes:

-cannot change any of the existing windows

-my idea works with a queen bed in bedroom, which is fine - we have a king now, but a queen will work

-In what is currently the master bedroom where it says "closet" is an original built in closet and I'd love to keep it. Its also a load bearing wall, so that would be nice to not move - however I am open to losing it for the best flow if needed

-the hallway "closet" between the two bedrooms is enough for the master closet so technically we dont even need another closet for the master. I have created another closet that we dont need only because I cant figure out how to configure the space otherwise!

    How much are you willing to spend?

    Lots of wasted space in this upstairs layout that was designed for very different times.

    What are the staircases on the right side? I would guess a servants/back staircase and the other one an attic staircase?

    I would want to look at options that removed the extra staircases and used that side for the master. It might also give you a nice pantry space downstairs.

    Also looks like the "hallway" space is a dressing area and could also be better used.

    Find a local Interior designer or Architect that have worked with similar homes and have them come up with a few options that you can use to get some basic pricing from a contractor.

    Based on the flooring and ceiling in that one photo, it looks like walls have already been moved in this house before, so I would definitely want a structural engineer to be involved early in the process.

    Second stair case and basement stairs below.


    The hallway is a walk in closet that we wouldnt want to change - the woodworking of the built ins in there I cant imagine recreating today.


    You're right I need an architect for space planning - I have reached out to someone, but while waiting I cant stop playing around! Thank you!!

    @chispa you have a good eye -- there has been a wall removed in front of that built in closet, that used to be a "sewing room". Otherwise no changes to home. Ironically my mock up actually puts the wall that was there back but instead of a sewing room it would be a pass through closet to bath

    Do you expect to use the fireplace in the bedroom? Is it wood, gas, or electric?


    It seems to me that if you lock the door between the dressing room and second bathroom, you have a master suite, with a nice sized bedroom. Can you turn the small bathroom on the right side into a laundry room?

    How many people live in the house? How big is the house? If your neighborhood is mostly 4 bedroom homes, I would be reluctant to eliminate a bedroom.

    @AnnKH yes, will be wood insert. 4 people in house. we have another bed in the attic and one in basement. need to keep 3 on main level for my 2 kids and I. i came up with a new plan

    I am not crazy about how the master bedroom door swings but this one gives you the option of having a King size bed and a bigger closet and a bigger vanity in the master ensuite:

    That is why you hire a local architect.

    A local architect will come up with a solution based upon the house and your needs and communicate it in drawings. You are attempting to change a drawing to come up with a solution for your house.

    How old are your kids? The house in which we raised our kids had one bedroom on the main floor, and two i the lower level (it was a split). When the kids were little, we used the downstairs bedroom, to be near them. But by the time they were around 4, they could find their way upstairs if they needed us in the night, so we moved upstairs and they each got their own room downstairs.

    When our kids are little, it's hard to look ahead to when they are older! But it will happen - which is why it can be short-sighted to plan a home remodel around the age your kids are today. Instead think about where your teens and their friends will hang out; think about if you'll need a guest room; think about storage for sports equipment and band instruments.
