Engage a local architect that can evaluate your site to determine how wind conditions will effect a structure on your site. There is a lot more to wind than you think.

Any site that close to the ocean must be worth quite a bit of money. I'd second the motion to get a great architect to design a wonderful home on your site.

I agree a good architect now bfore making any of these decisions . I have huge windows in a 1956 MCM ranch with a fabulous view but we have large overhangs too to control the sun both things needed to be considdered when my house was built and I love than someone took the time to design something worth keeping .
