Where should the kitchen be placed?

last month

This is the architect's suggested design.
I prefer the kitchen to be at the opposite end in an L shape with no island. It can then be eat in/dining area. And the rest of the space can have more versatility for a living area. This is a secondary suite in a walkout basement. Thoughts?

The site and the way you live dictates the best location of spaces.

This seems like a very questionable plan on many fronts. The furniture doesn’t look remotely right on the space as an example. Also you mention L shape but shared a box?

This is what I was thinking for an alternative design

Is that the front door on the bottom left?

I would want a bit of privacy for the bathroom entrance

The kitchen is in the correct spot previously. Is this an apartment or a house? New build or renovation ? What is the site like? Are there other floors? Custom or?

In a basemne tplumbing can be a huge issue so where can the plumbing be out for the kitchen IMO is a more imporatant question.. Once you have found out how the plumbing will be done then you can plan where to put the kitchen . The layout is odd for sure and why a storage room between the bedroom and bathroom. too.

    Thoughts?

    Work with your architect.

This is being built in an already developed basement. The two bedrooms are already there. We felt the best way to use the space between them was to place the bathroom and storage/laundry room there.

So it’s a basement suite? I would prefer to walk into a living room vs a kitchen and I think the storage room and bedroom should not have an angled door

    Random thoughts:

    - I like the kitchen layout they've proposed. It's space-efficient, and you have ample space for the table between the kitchen and the living room -- make it a round table, as it's easier for circulation. I would move the sink to the island to create a better work triangle; as presented, the back wall is too crowded with appliances. I'd also like to see more kitchen storage -- preferably a pantry, but it'd have to be outside the actual kitchen -- maybe a storage cabinet in the dining area in the middle.

    - The living room furniture looks quite small -- and why the oddly located closet in the living room?

    - Why the odd little angle in the storage area? I'd flatten that out and -- at the same time -- give the smaller bedroom a larger closet. No one ever has enough closets.

    - Is that a stacked washer/dryer in the storage area? Since this is a reno /not a new build, I don't see how you'll be able to vent it to the outside.

    - Definitely flip-flop the bathroom so the toilet /other water-items don't share a wall with the bedroom.

    - I'd enlarge the wall between the public spaces and the bedrooms. This would give privacy to the bathroom /allow people to come and go between the bedrooms and bathroom without walking through the public space.

The opening between the public and ptivate areas is too wide. You will be staring into the bathroom and storage/laundry areas where the doors will invariably be left open.

Consider a smaller opening with double solid-wood pocket doors so the opening can be closed off during the day and for privacy/noise control at night.

Perhaps you should stop construction and remodel.

You could also do something like this, if you want to keep a side to side split.

I would move that middle window closer to the kitchen so you can have more room for the living room. Flip the storage/laundry so that the plumbing is back to back. Extend the 2 walls, especially the one to cover the bathroom door. I also made the storage room a bit smaller and added that to the lower bedroom. Turn the coat closet to be easier access. The entry door should be 36" . The kitchen can be L shaped with an island.

What's the purpose of the secondary suite? family visits? teen suite / boomerang kid? in law suite? aging in place? short term rental? long term rental?

Right now it looks like the largest space in the plan has no designated purpose.

"This is a secondary suite in a walkout basement." The OP was quite clear in the post. He/she is only asking about the layout of the kitchen and living areas, not how to rearrange the whole space. I personally wouldn't like walking right into the kitchen, so some variation of the original arrangement seems preferable. And maybe extend a wall or create some other sort of visual barrier in front of the bath and storage doors.

I thought about advising on altering the mistake but I decided against it.
