Looking for help for new living room remodel.

We are tearing out the carpet and installing Grandeur flooring luxury vinyl (Sunbeam), installing white trim. Need ideas on what to do with honey oak stairs, rails, mantel and hearth. As well and new furniture and placement. Starting with a whole new slate. Picture is current panorama. I have added regular pictures of each wall below.

    Can you take pictures of different areas and the trims etc? The panorama isn’t really sufficient.

    You need to draw a scaled sketch of your room that includes all dimensions of walls/windows/doorways/fireplace/etc. You can use graph paper - or simply use a ruler 1/4" = 1' scale. Without that drawing, you won't receive a lot of help re: furniture placement.


    Are you willing to replace your railing + paint/stain your stairs? How about replacing your mantel? It would be best if you removed your raised hearth - it isn't as difficult as it seems + now is the perfect time to do it (before the new flooring is installed).


    If you'd like suggestions regarding specific furniture, you will need to provide a budget (otherwise people won't know what price range to look at for sofas/chairs/end tables/lamps/coffee table/etc. )

    As dani_m08 noted, we will need a floor plan with dimensions so assistance can be provided for furniture placement.

    if you are painting the trim white, paint out the rails too.

    the dark furniture looks very cluttered, a good edit of decor before you arrange furniture.

    What stairs?

    At least provide us with NON Panoramic photos of the space. Until we understand the room it's hard to supply suggestions or even know the best location for the TV.

    i thought modern farmhouse, as we are on a farm and I do love the the look of modern farmhouse pictures that I have seen, maybe not the right name or match. Edit, yes we are tearing out the carpet, but all flooring on the main floor will be Sunbeam, as it is all open concept and want 1 flooring throughout. It is infloor heating, so originally we had ceramic framing the carpet, to help keep the heat.

    You have beautiful oak trim, and doors, I would certainly not be painting them. I agree, your house is more modern, than it will ever be farmhouse. I would forget about farmhouse and embrace the modern look it already has.

    cat_ky thanks. I am really just tired of the honey oak. The trim, doors and kitchen are all honey oak for the last 30 years. looking to update.

    Honestly? You need to look for inspiration photos and stop throwing around farmhouse word salads. To my eyes, the brick fireplace is the big offender, far more than honey oak. Start by figuring that part of the room, then go from there. But please, please, please start with at least 6-10 inspo photos. Try Pinterest— it’s easier to search than Houzz.

    Will all of the tiles be replaced with Grandeur flooring luxury vinyl (Sunbeam)? It looks like they make stairs that match your Sunbeam vinyl.


    Can you get rid of the wall that came out over the tv, or will that make the upstairs landing to small?

    Amazing windows! if will be helpful to empty the room for the new flooring, I think decor can pile up over the years and we stop seeing it (i know I am guilty of this)


    If it were me, I would want to simplify some of the room details before tackling new furniture etc - I’d def want to clean up the staircase a bit, seems busy and if I could remove the overhang by the fireplace I would def want to do that


    it’s a big room and big project - make sure to take your time if you can :)

    Incredible view and huge usable space. Please post pics that you love and are drawn to so we can help you translate those elements into this room.


    You have lived with your house long enough to know that you don't want the honey oak. I feel you! Maybe removing the honey railings and painting the walls a better color to go with oak trim will suffice. If not, paint it away.


    Don't spend your money on built ins anywhere in here. They will be dwarfed by the height of the windows and ceiling. Prioritize your budget.


    1. Remove balcony and drywall up that wall to the right of fireplace.

    There is too much visual info on this wall, which needs a stronger look across from the mighty windows. The balcony fights the fireplace. The overhang is terrible. And you get rid of more honey oak at the same time!


    2. Replace the railings.

    They don't have a strong style going on in here.


    3. Do real hardwood floors.


    For furniture layout, float the furniture as much as possible. It's what works best with huge windows like this. It is a big room. Give it all space to breathe.


    I know this isn't your style, but see how the furniture is floated, the fireplace and windows don't fight each other, and just a bit of wood trim works with the colors in the room. Sure the view is killer, but yours is pretty amazing too. Let your view be the star of the show.

    I just deleted my featured suggestions. It's my fault for trying to answer the question before getting all the photos. I'm going to stick in my boilerplate from the get-go before offering suggestions only to find out the place looks entirely different than the one photo.

    I would keep the honey oak wood and get a flooring color to complement it like Buttercup. Paint the walls warm off-white like Alabaster.



    Remove the curio cabinet next to the piano and get new sconces. I agree more contemporary or transitional and comfy furniture.

    I like Beverly's rendering of the fireplace area.

    Way too much stuff to really get a feel for the space My advice empty the room then the floor plan and post some ideas about what you like. That overhang is very odd but not sure if fixable . The whole home seems odd since you have this huge space and then a teeny kitchen and really not a space for dining .I do agree all one flooring will be ahuge improvement but of course you need to make sure what you choose works with infloor heating. The stairwell needs major work to simplify and I would love to kill the architect that designed this , but now it is here so 30 yrs long time to live in a space but now is the time to do it right . I honestly do not see farmhouse in this space but the empty space with the new floors and that overhang gone would be my first step

    Thanks for the comments and suggestions so far. I am adding some inspo pics. As for the brick fireplace. I do not like painted brick, and my father in law built that fireplace before he passed, so covering it up is not an option for sentimental purposes. the overhang over the t.v., I am not sure we can get rid of it as there is a floor beam in there somewhere that runs through the bedroom off the balcony. I would like to put a bigger, chunkier mantel on, and the hearth can definitely go. The whole main floor will be the same flooring. I know some of the inspo pics have the t.v. above the fireplace, but I think ours may be too high as the mantel top is 62" high.

    Patricia Colwell, I am not sure why you think I have a tiny kitchen and no area to dine? Off the living room I have an 18x16 kitchen and a 17x11 dining room, The plans for the house were from Viceroy.

    Even just removing the jut out into the room and drywalling beneath the opening (instead of all the balusters) would be a big improvement
