12x16 is just a bedroom. Or a bath. or a closet. Not even 2/3 can fit in that. Just 1.

roof lines are an important part of an addition so something to think about

a residential architect would probably be a good place to start

In a 12 x 16 foot addition, you will get a bedroom, and a closet, and no bathroom. There just isnt room for one. If you need an extra bedroom, then, it might be worthwhile, but, it will be expensive to do. Only you can decide if its worth it. It might be a better option to sell, and look for a house that meets your needs a bit more.

Not a pro but often the garage is not built for a second story so the whole structure has to come down- off the back would seem easier but care would need to be taken that you don’t cut off all the natural light coming in the back of the home -

I remember your other posts about maximizing space in your kitchen. You had downsized to this home ... I guess that isn't working out that well for your family?

A tear down of garage is almost a certainty, and whatever access from a second floor and 10" x 22' is just as problematic.! A 10 foot width or depth? Matter not what wall for a bedroom or the length

No matter what, we still don't know from which room you'd access the space. I understand resources, but an addition is a once and done.

The sketch isn't a LIE. Humans need clearances adequate for moving in a space. In reality just getting around the corner of the bed at the closet is tight. A toilet has a code! 15" center to each solid side, no less than two feet in front of that toilet! Is two feet great? No.....it is the bare minimum code.

Do you need to share bath time? Brush teeth TOGETHER? A single sink in the same space would yield more storage in the bath. You only need a sink for shaving. tooth brushing, hand washing and can SHARE a large mirror !

You don't want a shower separate from tub? That's enough closet for two people?

I'd save more money and delay a bit.

Plumbing needs a 6" wall. I have also no idea climate, so who KNOWS if the plumbing I have placed could be on an exterior wall?

This is the house plan for assistance. Wondering if it may be better to combine the current t larger bedroom and bath making that the primary suite. Then adding another bedroom with community access to bath. Also for budget thinking of bumping out first floor in back 4’ for kitchen expansion. Thoughts? Budget is tight and don’t want new home

You need to clarify, DEFINE what you need most, take that floor plan above, a tape measure in your hand, and measure every solid wall, every window, opening, hall passage and add a noted dimension in feet and inches. For each!

Yes, it's homework, but its the only way to get anything concrete, and not twist in the wind. : )

You talking $$$$$ no matter what. The return is too small for that type of expense. You have multiple size issues with this house, and the whole does not work for you. You need to just buy a bigger house. Or learn to live smaller.
