Living Room Layout

Hello, I am trying to figure out the best layout for a living room. The room is 18x18. However, I have two exterior doors that enter this space. I feel like this shrinks the room down to 14x14 space. However, due to fireplace placement and window placement and walkways, I do not have wall space to place furniture on the wall. In addition, the fireplace is not centered with the living space. Instead, the fireplace is centered with the room which means I can't center a couch with the fireplace due to the walkway for the doors. I hope that makes sense.








I wish I had a complete picture of the room. However, I will upload four pictures that gives an adequate feel for the walls for the room. Here is an graph of the room dimensions. We might place a TV in the room, but we don't want to place it over the fireplace. The exterior doors open into the living room. The other door in the graph opens into a bedroom.     In order for us to help you, please submit a detailed measured plan of the room, noting all windows and doorways. Note what each doorway opens into and which rooms are adjcacent to the room in question. Also specify the intended use of the room, such as whether it will include a television set or dining room table. The more information that you provide, the more relevant our answers will be.

    This layout will work for your room.

    I would have selected a larger sofa

    Since the electric is already over the fireplace, I show the TV there

    You have room for a lovely console entrance table/cabinet with mirror or art above.

    There room a the back wall for a storage cabinet with hutch above.




    Every room can use a black accent to add some drama. You could do that with the entry console or hutch or both.

    Thank you for your suggestions. We are trying to avoid placing a TV above the fireplace. In addition, we were not sure if we wanted chairs directly in front of the windows. We were hoping to face the single chairs toward the window. But I really like the layout and might need to reconsider. Thanks again.

    The TV will be high over the fireplace, I’d be tempted to remove the mantle or find a mechanism that enables you to lower it to a more comfortable viewing angle


    a Frame TV would be nice so you don’t have to look at a black box

    Beverly’s layout is nice, but if you don’t want the TV above the fireplace, why don’t you place it on this wall?

    IMO center your soaf on the firplace no problem get 2 chairs angle them on one side or one on each side of the sofa there is lots of room IMO the door on the side of the FP could be cahnged to anoter matching window if the space is cramped . TV above that mantel is ano go for sure way too high remove the mantel mount the TV onan arm that allows you to lower the TV bt of course no fire when the TV is lowered . You have another space for the TV perfect then no need to think about that. I think you might have space for 2 sofas and 2 chairs if you keep the sofa smaller scaled a walkway is all you need behind the sofa the bedroom door swings in so no issue there ,I woud not do any bookcase type storage in that space for sure really no wjere to put it that makes sense A great large pice of art on that one emty wall is all you need . Maybe something on that bedroom wall ????

    There's over 9 feet of empty wall to the right of the fireplace wall. That's where I'd put your 85" tv down low on the wall or over a low shallow console. A large 'L shaped" sectional with big ottomans for lounging.
