Which powder room layout is better?

I’ve got 5x5’ or 5x6’ to add a half bathroom near my laundry and mudroom. Which layout is better? I’m leaning toward B or C but am open to other options and ideas too! Note the right wall is the garage wall so would rather keep plumbing on the other walls. Thank you!

    Thanks Beverly! So I’m guessing that’s the best option (C) with the door swing changed? Can I get a 30” door? If not, we could do a pocket door on the 6’ side. Thx!

    I know Bev is a designer and I am not but I disagree with changing the door swing on C. Though it makes the toilet less visible. I feel like it creates more walking around the door and squeezing by the sink to shut it. I think I prefer your original C.

    I like your Option C. I realize not everyone's mudroom attracts mud but having a wider vanity for that area makes sense, and for storage. And I like the doorway view showing the vanity.

    Too much vanity in a powder room simply adds expense, and makes it feel like a BATHROOM.

    It's a tinkle and wash!

    A 30" vanity is plenty, abundant in selection. An allowance of 30 for a potty is plenty, has code clearance in front, unless a handicap/age need for more


    Wainscot it, put a smashing wall paper in there. Done.

    I personally prefer D but make sure you have at least 24" in front of the toilet. I prefer 30"+. I find both fixtures on one wall a waste of space and a wider vanity is used for storage of TP, cleaning supplies etc. I know Beverly is a designer but some basics of design is not to walk into a wall when entering a room. Best to walk into open space so I disagree with her on that matter.

    How in the world can anyone choose the best layout when you don't know how you enter the door, from where, and what sight line? The footprints are different as well, how does each relate to anything around it and what determined changing them?

    I am missing something. How is this room related to the garage and laundry room?

    Which wall should the entry be on to fit best within the confines of the space?

    I tend to like when the toilet and vanity are on opposite walls, so C or D layouts would be my preference, but I would put a small sink and have more storage rather than take up the whole vanity with sink.

    I know one wall is the garage wall and can't have plumbing, but could you have plumbing on the other wall? Make D 5' wide and have toilet on the door wall with a swing that places the back of the door against the toilet so if the door is left open the toilet is hidden?

    I could live with either door swing depending on the style of the toilet. A skirted toilet solves the issue of the view IMO.

    To me it depends on your age and proximity of other bathrooms. I have had a few knee/ankle issues where I have had limited mobility or non weight bearing. Our half bath is off the kitchen and garage entry much closer than our master bath.

    Even with a taller toilet, it is nice to have a vanity next to the toilet to assist with rising and lowering. If you are older or have kids in sports, I would take that into consideration.

    I agree with the comment about it being hard to choose without knowing what is outside the bathroom. What is the rest of the floor plan like?

    Thank you all! I would attach the floor plan but it’s still in flux. We are planning to remodel this whole area of our first floor. Laundry, mudroom, kitchen, dining and thinking of adding a powder room. I plan to ask this group for advice on the whole layout! I’ll show it with one of these options and then see what makes the most sense.
    So based on the above feedback, I’ve added option C2, C3 and E. I’d rather not do E bc I would need to go almost 7’. But wanted to share these possibilities. Thanks so much. Love the ideas and the inspiration photos! It’s really helping me think through this. Thx!!

    `You will get answers aplenty when you post the AS IS NOW condition of the entire remodel plan in a 2 d plain drawing with room labels. A dimension for every wall and every widow, and every opening.

    I have a couple of questions.

    1. Are you keeping the large fireplace?

    2. What value is added by the renovation in terms of changing where rooms are etc? You aren’t adding any square feet, just swapping spaces, but is it worth the cost?

    3. Is there a better way to get to the office, former family room? It seems like it is kind of a back way route…

    4. The location of the new proposed powder seems also out of the way and not convenient. Why the change from existing f?

    Hi WestCoast, we need a new kitchen anyway and we don’t like the current location of the kitchen and want it closer to living room. So yes worth it! And we really want and need a proper laundry room and pantry. And yes we are keeping the fireplace. I can’t think of another way to office. But I think it’s ok. It’s mine and I spend every day in there. Also do laundry and in kitchen a lot. The bathroom is just to add privacy bc the one in the front doesn’t have any. It’s an awkward spot. Thx!

    I, myself, would eliminate any of the plans where you need to go around the door to get to the sink or the toilet( C1, C2, E). That is very inconvenient and the door is not in a sight line of public spaces.

    I prefer B to C, in part because you don't need all that sink/counter in a powder room, and in part because in B there is space for some shallow storage cabinetry to serve a number of needs.
