Need help improving my floor plan – suggestions welcome

Hi everyone,

I have a preliminary floor plan for a one-story house.

I would like suggestions to improve the layout:

– Optimize flow (open concept)

– Improve access to rooms

– Enhance master bedroom area

– Improve entrance

– Add better natural light

I appreciate any feedback or improvement ideas.

    Implies windows and you show none. No sense of direction with the lot. No elevations (hint, the elevations need to be developed in concert with the floor plan).


    Quite honestly you are showing you do not know what you do not know. I would scrap this and hire an architect. The dollars would be much better spent.

    Don't really care for the fact that you almost immediately enter the hallway to the secondary bedrooms.

    At least now we can read the plan with measurements . We need to know where you are , what is North on the plan and for me natural light in bedrooms is the last issue I deal with since most of my time in there is at night so need to know which direction .THis is aone storey house so where do the stairs lead ? The 2 small bedrooms are very small so some clue as to how many people live here . I do agree bathrooms are expensive so shared plumbing wall when possible are good they also give you some privacy between bedrooms . I do not really have an issue with a hall leading to the living space past bedrooms since the doorways to the bedrooms are not obvious the laudry spaces are puzzle . I think the master bedroom is okay as it is not sure what you want to improve there other than it is quite large but need mor einfo about that size .Natural light comes with windows so where are they ?We definately need to see the exterior plan too and understand the placement of windows .

    I dont like that you cant see the front door from the living space. I would reverse the living space so you enter into the foyer, living room, dining area, then the kitchen in the back. And reverse fthe front door with the laundry and service room.

    Tell us a little about this project. Is it for you? or is it an exercise? What is the makeup of the proposed residents? What part of the country/climate is it in? Which way is North?

    What are the needs and wants for the house? What are the limitations? What is the lifestyle? (asking because the master closet seems disproportionately large for a modest house, but there could be strong reasons for that.)

    Is the tuck-under carport the only option for the carport? Will it be used, or will cars primarily be parked on the street? What is the site like? Will the driveway slope down to the carport, or is the carport on grade and the house raised? If the former, I have experience that leads to my firm opinions about that, especially this time of year where I live.

    Seems you have no love for whomever is going to use the two smaller bedrooms. They are tiny, especially in comparison to the amount of hallways space.


    I presume there is a good view at the back of the house where the living room and terrace are located. Why then would you not give the primary bedroom access to windows on that same view? It seems a mistake to place the closets and bathroom back there.


    What happens in a laundry area vs laundry room? Is the service room where mechanicals live? This space doesn't seem well thought out.

    Nice large entry & hallways vs size of secondary bedrooms? Architect to the rescue.

    I agree the plan needs work. The hallway is 6'-7" w and the secondary rooms are small. A hall that is 4'w is enough. I would push out the size of those bedrooms and their ensuites. The master closet and bath size wise should be switched. for resale purposes. And I agree the service room is way too large. You have adequate room, its just about heirarchy of space allocation. Living and sleeping spaces - larger. Bathrooms - larger. A well built out smaller closet can be valuable if designed correctly.

    This does not appear to be in the U.S., which would explain much of the design concept. Realize many comments will be erroneous because of unfamiliarity of your location.

    It appears you have visually guarded the bedroom entries well from entering the floor from the stair. However, I might look at reworking the Master entry so it does not enter from the Dining Room. So reworking the middle Bedroom so all 3 bedrooms are accessed away from the public spaces.

    Also, it appears the view is to the left side and back. So I might look at swapping the Master with it's Ensuite in order to view the back and through the Terrace to the left side. For the Ensuite, it also appears you have enough space for a single entry into a vestibule (or "ante" room), which then can enter to either the Bathroom or Closet.
