Kitchen choices- which layout

Two options- the measurements included on one slide- that option we ruled out.

Mock up layout is another option.

Fridge on right or left?

Do we like the overall layout?

I think this is great for entertaining and flow. But need expert opinion. Triangle? Etc.

    So, I am not a pro, but a few things stand out without even taking a deep dive. Your first layout there is a working line-no triangle. Also looks like the island will be tight/crammed, not enough space between it and the other counter or it and the stairs. If you want to smell (and hear) whatever is happening in the bathroom, while you are cooking and eating then the second layout will provide that. Whatever you do, find another place for the bathroom-it's not good in either layout.


    Is this a remodel or new build? I bet some of the pros on here can help you come up with some much better ideas for you. To get the best help, you will have to answer several questions, and provide the layout of the current house plan, including doors windows and adjacent rooms. Good luck.

    generally the one wall with parallel island suits the space. reduce the depth of the island [allows 45-48 in aisle] / you can probably extend the island toward the patio door a bit so to not waste all that floorspace../ bring the fridge away from the windows./ the sink should be furthur from the stove. you need drawers/ not cabinets below the counters.Good Luck / nice wide area, ample width too / and a pantry.....I'd stick w the simple layout and maybe DIY frameless to save on the cabinets [no corners and simple layout] . Then you can do great flooring and counters to your liking. The locations of things on the wall needs a little work though.


    some people take the length of your space and create two islands...rarely gets favour from Houzz participants but here's an example....beautiful space.

    Are you ok with changing windows in the kitchen? And have you explored that soffit in the kitchen? Sometimes they are empty and easy to get rid of and sometimes they hide plumbing/electrical that is hard/expensive to move….also, is the whole existing kitchen/dining side over a fully accessible basement or crawl space?

    Yes can delete windows in back and i stall sliding door to patio. Soffit is empty bc we installed new bath and floor above it. Fully accessible basement under.

    If you truly want help here we need a to scale floor plan of the actual kitchen space you have . Nothing in it , every window , doorway marked . Every measurement clearly marked and the spaces around it named . Use graph paper to make it easy and post here in jpeg format in a comment DO NOT start another post .

    Also, I see you are trying to open up the family room to the kitchen area by rejiggering the powder room. I don’t think this is a wise move for dollars spent (not to mention the awkward architecture it creates)….what are your primary goals? How many people do you wish to dine at a table?

    And, can you loose a garage space to carve into the garage area for more square footage? I imagine you would like a small mudroom before entering the kitchen or dining areas?

    Kind of like this? Don’t know what the ‘guts’ of your garage looks like so this might not work if there is an electrical panel on that wall 🤷‍♀️

    The overall concept needs revisited prior to worrying about specific kitchen details:

    • You are eliminating the function of a formal Living Room, instead having a formal Dining Room there which will be oversized at 13'-6"x20'-4", bigger than the existing Family Room. Disproportionate visually and functionally.
    • Then by doing that, a connection around the stair through the Foyer needs to remain clear and visually open from Kitchen to Dining. Not the best connection.
    • But at the same time, you are trying to connect the Kitchen to the Family Room on the backside of stair to be clear and visually open. However, a Powder Room just being there completely impedes that and is not a good function to split the two, especially when circulation to the outdoor patio is through the Kitchen.
    • The island leaves lots of inefficient space around it, too much in proportion to room sizes yet too little for a Breakfast area next to outdoor patio.
    • You are looking for Pantry and maybe a Mudroom area, but looks as if you are capturing Garage space instead of using all the inefficient space when you come in from the Garage.
