What should we expect of builder?

What should we expect of the builder when tray ceiling is obviously not level and I can't unsee it? It seems to be a theme. The doorway with barn doors is not level, showing front and back

    Have you checked with a level to determine how far out of level things are?

    Yes, for the tray ceiling it is 8 inches from bottom of trim to end of tray on right, and 8.5 inches from on the left side. Barn door casing is unlevel.

    @Minardi not a six foot, however measuring from bottom of trim to end of tray there is a generous .5 inch difference

    A ruler difference doesn't show level where and how difference.

    You need to use a level, not a tape measure or ruler. Also what type of build is it, tract or developer type home, custom, semi-custom? What does the builder say?

    Hopefully something is level. It is important to identify what is out of level and what is level; ceiling? soffit? door trim? floor? barn door track? builder? walls plumb?

    Agree with @PPF.

    Start with a level on the barn mounting board. if its 1/2" out its not acceptable.

    Also, is this a new build or a remodel? If new, was fill dirt involved? Are there any other areas that have other type of issues?

    @millworkman it is a semi-custom home, on slab, ranch. Meeting with the management team tomorrow to discuss. The PM will have a 6 ft. level and we'll see.

    @Minardi new build l The rest of the house seems good. The inspection is in two weeks. We've had quality issues and management is coming out tomorrow to review. I just wanted to know if things are truly not level, what should I ask for. If its the ceiling line at the front door, do I ask for them to pull drywall and try again? If its the door frame on the barn door and not the track and doors, do I ask for them to reframe the door??

    You own the land or buy the land and home as a package? One of his model or available plans type home?

    If the ceiling line it would not be only at the front door. I would expect major pushback if the ceiling is not level as it is more work than drywall.

    You could but again I think they will push back.


    I would wait and see what they say and what reasonability they will accept. Going to up to you if this is the hill you want to die on.

    YOU need to own the level. Start with the floor. Left to right, front and back, diagonal. Then the walls. Are they plumb? Same, up down, left right, top bottom. Then the ceiling itself. Then the soffit for the "tray ceiling". Which should probably just go away. Then the doors. etc.
