Need Help Switching Laundry and Bathroom Plans And Updating Shower

Need Help with Layout Foundation is already completely done (not sure if that matters) builder wants to start framing today but we want to switch the 1/2 bathroom and laundry room. Additionally would like to make the the shower turn into a stand size tub/shower combo making it a full size bathroom. Please some one help. I was originally thinking leaving the rooms the sizes they are now unless it would be better to change edit that (if that’s even possible with the foundation already being done. In addition to the swapping and upgrade of tub I was also wondering for input on if I should consider combining the rooms or editing the layout of any of that bathroom/laundry room/mudroom layout. This will be aging in place but we aren’t too concerned about that but it is something to lightly keep in mind in case there are any major red flags with anything.

Also any other advice suggestions? Total lost here and we don’t want to in ten wish we did something different. We are in Ma so MA code compliant if that even effects this at all

My biggest thing is for sure the layout for switching the rooms the combing rooms is a secondary lesser though

    Because we want it to be a full bath now and the original laundry room dimensions fit with that better. Would you recommend something else?

    @PPF Actually, yes there was another reason I had forgotten. I want the bathroom to have a window so it does need to be switched.

    I don’t have a designer. My builder is doing that with me. That’s why I’ve come here for any ideas.

    You may have to rely on your builder. The dimensions do not add up with conventional lumber sizes and no one knows the decisions the framers made in the field while framing the house.

    Well he didn’t respond to my texts yesterday or this morning and when I got there the framing for first floor was mostly done. He must have got my text since he did switch the rooms but he said he made bathroom smaller. He was too busy to give me more than that but he said it would be a full bath. Im excited but a little surprised he went ahead without discussing. But I understand.

    He said the framing can still be changed if we instead wanted to get rid of the hallway and have just one big laundry full bath room no hallway. How would this work. I actually like that idea.

    Defiantly switch it putting a full bath into the laundry allotted space and the new laundry/mudroom fully open with no doors and maybe an outswing door to the bathroom to give you more space.

    We are deciding to go with combining the hallway bathroom and laundry. We walked the property and the framing just had the rooms seem way to small. We want to washer and dryer behind doors hidden so if guest use the bathroom they don’t see them. We have folded doors at our current house and we hate them and would like to avoid that for the doors in front of washer dryer. Also the doors we have no just barely give a few inches in front of washer dryer we were hoping to have the closet door/doors be at least a foot in front of the washer dryer. Doorways need to be wheelchair accessible for future proofing we were thinking not mandatory at all maybe having the sink toilet tub closer to door but that doesn’t really matter what ever works best just as long as washer dryer are in behind closet. Also we would like to expand the area 1 ft into the den (probably). Also we don’t want folded doors anywhere. (we are willing to if we have to do folded doors in front of washer dryer. For sure though the closet door for the guest closet when you first enter though garage needs to be not an open door. I’m not sure if slider or what?!

    You could do this - assuming the framing has not started:


    Just watch the size of the bathroom window. Make sure there is enough room for a tub on one side and a mirror/medicine cabinet on the other. You might have to make it narrower and not necessarily centered in the room - it would be better centered with the toilet. Also , depending on your climate, if it gets cold, then make the room 5'4 so there can be a double wall where the tub faucet will be. It keeps the plumbing from being in an outside wall . I would then turn the washer dryer so you could have a whole wall of either pantries or uppers and lowers for folding and storage.

    Why not think of an all in one W/D I have a Samsung and love it . I thought I would hate it when we bought this house but it is awesome 22 cycles no running to put stuff in the dryer and does a fab job and I am picky about my laundry

    Can you flip the laundry and bath so the plumbing is on the garage side. I wouldn't want the water sounds in the den.

    He has TWO threads going, !!! No wonder he is lost. I did similar to Lorraine above and stole from the pantry , ( which is the size of many moderate Primary baths )

    The mudroom seems an afterthought anyway, and I really don't understand the need fro a full bath, let alone one with a tub........as it began as a hlf bath , then a shower was mentioned and then the other new post. Whatever!!


    He is and isn't concerned about aging, IS very hung up on doors, especially bi fold.


    I have no clue.......but if you as homeowner want changes, you get with a designer and builder on the site, If you don't have a designer? This scenario is evidence and yo will keep paying for framing changes when you can not clarify wants and needs. Unless this is a 100 miles from a grocery a nearly 8' x 13 foot pantry seems,,.....excessive.. Nine by 13 is a lot of kitchens in total : (

    Thanks everyone for the comments. I was unsure if each time I posted a new question if I started a new thread so my apologies. The builder had gone ahead with the framing. He knew from the start we wanted to make changes and he also mixed the floor plan up with someone else’s I believe. He isn’t going to building for a few days anyway so we will be figuring out what we what for the combo laundry and bathroom as. I never knew there was an all in one washer dryer. Our plan is to combine the laundry and bathroom and make it and the closet to the hallway 1 ft wider taking the ft from the den. We want the washer dryer hidden either in cabinets (if that’s a thing) or in a closet. We want full bath because due to aging in place our master bedroom bathroom is a shower with a seat no tub for walking. And upstairs in future we may not be able to access upstairs. We are no longer going to have the wall that are diving the bathroom and laundry room. Thanks everyone I know we are a little slow to understand all of this so thank you!

    And and yes the plumbing can get moved around. Jan I like the plan you have except would it be to fight for the toilet tub and vanity to all be on same side like that?

    What I did was nothing more than a classic 5 x 8 bath layout. Rearrange it! ( Below )

    WHY a tub/shower? If it;s for aging?

    This is what happens when the fox guards the henhouse. Making a builder into the one who comes up with ideas, and interprets your ideas, does not work, when be is idea-less.


    A combined laundry and bath is pretty awful. No one will want to do laundry OR take a tinkle.

    Hasn't replied to this, with his newest wish list considered.. There is no reason to combine the two

    He wanted a foot out of the den.... but he doesn't need it 17' front to back either and then stare at a blank kitchen wall that could be useful storage,

    Mud entry can be five feet, and a bench or whatever OTHER, or a full eight feet,, leaving three to enter the new "combo" with bath at back

    A nearly 8' by almost seven feet is a decent laundry.
