new kitchen layout
Hi Design Minds!
We are planning to renovate our kitchen and want to redesign the layout for a more practical flow. The current layout is in the photos.
The deminsions are: 13ft x 22ft (w/ removing pantry)
Current layout: pantry is the corner sitting diagonally at 4ft x 4ft.
MUST HAVES: island orientation has to run other direction because it crowds formal living room too much.
Ideas we are considering: remove pantry, walk through where pantry is to dining room, instead of L-shape we are have thought about moving windows up to create U shape (window wall is 7 ft to door). Would love any and all suggestions!

The formal living room area is apart of the space already. The room is split. Half kitchen and half living room (living room is centered on fire place)

Another option would be to take the area currently designated as the Dining Room and turn that into the kitchen. Then move the formal Dining Area into the large room.

The DEEP pink wall is the shared BATH wall and I turned the closet, which would be less choked at the stair
The left wall, dining,. cook and pantry is 34'Island at no more that 48 x 96
Treat the fire as just an element in the room, otherwise? you will struggle for seating and a decent view of a tv
( 1/4 inch to a foot above, as accurate as possible without EVERY single dimension )
