Struggling With Primary Bath + Closet Layout — Looking for Ideas

Hi! I’m in the middle of a home renovation and struggling with the layout of the primary bedroom, bathroom, and closet.

The total footprint of the primary suite is 25’ x 15’. I’d like to keep the sleeping area at 15’ x 15’ (or at the absolute smallest 15’ x 14’).

My main challenge is fitting a separate water closet into the bathroom without shrinking the closet too much or creating awkward proportions.

I’ve attached the original floor plan for reference. Any layout suggestions or creative solutions would be greatly appreciated—especially ideas that balance a comfortable bedroom, functional bathroom, and a usable walk-in closet.

Thank you!

Are you willing to move/add windows?

    Yes!

Absolutely willing to change or add windows, plumping etc

I would start with the furniture that you want to put in there. What size bed, dressers etc. Arrange them, then see what is left over for the rest.

A walk in closet needs to be a minimum of 6 feet wide to hang clothes on either side.

I have a king size bed, chest, Dresser, two night stands

Here's an out-of-the-box idea with only limited info given. Going along with the other thread about moving the Kitchen but having plumbing from the former Laundry/Powder to deal with, this helps with that and also probably provides more room for both Master Bath and Closet. Don't know where Laundry is going up here but may help with that too.

Here is the original plan along with the latest rendering

So is the latest option to your liking? How far can you go with moving plumbing around?

I feel like I’m sacrificing a lot of closet space and I’m not sure how I feel about passing through the closet to the bathroom in the latest rendering

Food for thought: You have 4 secondary bedrooms feeding into a single bathroom. But, it appears it has a separate vanity room vs toilet/shower room, which helps somewhat. However, you are removing that in the remodel so it's single use. On top of that, you have a stacked washer/dryer in a closet, in the bathroom, that a 5BR house has to use and queue in line along with bathroom use. Where would 5BR's worth of laundry be good to stage?

Another thing I see is 3 of the bedrooms are very oblong, which is mostly wasted space. There could be other opportunities there depending on the scope of the remodel. Right now the drawing method indicates everything in the house is being touched, so not sure the extent.

How many bedrooms do you need?

What I'm seeing is a 5 bedroom house, where some of those bedrooms are teeny tiny. We totally passed on a house like this in favor of a 4 bedroom where only one bedroom was small, and that was pegged as an office from the beginning.

BTW, I have issues with the idea of a laundry being totally dependent on a stacked washer/dryer. What happens if those go extinct? What happens if they get substantially larger? This is very dependent on a type of appliance staying the same size, that hasn't at all stayed the same size over time.

We have 5 kids. We need all 5 bedrooms

Just throwing this out as an example of what I feel is a similar amount of space and how we used it. We did change the entrance to the closet slightly to be on the other side but you get the point.

I have to agree with 3 on the tree about the kids bath for this floor. Think long and hard about giving up the separation between the toilet/shower area and the sinks. You can get 3 kids using the bathroom at one time vs 1 if you keep the separation. Is there a way to do a laundry closet at the top of the stairs (stealing space from the bedroom below your primary suite)? This way you can keep 2 closets for the 18’ long bedroom (which seems the logical one for 2 kids to share). And, you’d be able to steal more laundry closet space as the closet at the top of the stairs is the biggest to steal from. Would this concept potentially work for your bathroom? I would suggest that both doors in the bathroom be pocket doors.

If you find you can do a laundry closet at the top of the stairs consider having the controls for the stacked washer and dryer be accessible from the bedroom side (which can be hidden by a dresser, etc in that room). This way you can easily get to it should you have an unexpected leak. Make sure the units are designed with a pan below them with a sensor.

I don't understand the value of redoing the windows along the bottom of the plan and the bathroom bump out? Can you explain more about that....I'd be inclined to take the existing 1'6" deep closet in the 16' long bedroom and capture that into the bathroom space (think of a long counter in the bathroom with linen storage below so one could be grooming while another is at the sink, etc) - then, you can do a standard 24" deep closet into that bedroom making that room about 14' long (you don't have to redo the window location - just do a niche space in front of the window).

We aren’t doing the bathroom bump out

Then maybe consider this? Can't seem to remove the first image so just wanted to show what I am describing for the hall bathroom/closets...(second image):

Ok I’m really annoyed that I can’t seem to delete the previous images so just bear with me. Here is another primary suite layout that prioritizes closet space vs vanity space.

How wide do you think each space is?

totally just a me thing but I would have kids share bedrooms - lots of creative ways to do that and still have privacy

The dimensions you have on your plans aren't really clear - I'm guessing you have about 25' to work with so with a 14' bedroom and a 5-6" dividing wall that's about 10' 6" closet length x about 6'-6'-6" width depending on the layout. Again, just guestimating....

Actually, I didn't take into consideration the width of the dividing wall between the existing primary bath and closet - so, you can add 5-6" to the closet widths in both of my layouts.

Yes, the kids will be sharing rooms. That said, the number of bedrooms on the same floor was an important factor in my decision to buy the house, so I’m unclear how this would change the floor plan.

Thank you @thinkdesignlive . where would you put the laundry?

Have you gotten confirmation about how far you can go with plumbing? I’d do the laundry closet in the hall at the top of the stairs if you can.

Again sorry for the plan - it’s become possessed and will not leave these posts 😂

    Haha! No problem.

It’s a total house renovation. We are moving a lot of plumbing so it can go where ever needed

It would be better to have a window in the toilet room, rather than in the shower, if possible.

    Yes, I can move windows

I would put the laundry in the closet space that is currently designated for the 14'11" bedroom so it's accessible from the hallway versus being accessible from the beathoom. Then just put a 24" reach in closet on the door side of the wall for that bedroom. That still leaves an almost 13' long bedroom, which is a good size.

Do you think I could fit a full size bed in the bedroom if I do that?

    last modified: 7 days ago

Yes you could fit a full size bed in the 14' bedroom if it was reduced to 11-6" - however, I would caution you to put the laundry where you can easily accommodate a cabinet beside it - you will need to store detergent, etc. Do you hang clothes? Ideally a 36" wide cabinet with hanging above it would be best if you do. The 12' wide bedroom at the top of the stairs allows the most width you can steal for this.

Maybe like this - if plumbing allows:
