The first thing that came to me was to use some of the width of that 5-foot entry hallway. Even a bookcase on one side could hold a lot of stuff, and if you went up to 15" you could probably start using those cube boxes for just about anything!

Tougher will be laying out the LR/kitchen. I suspect that the solution will be to just have a couch with a good coffee table to eat at, and maybe a couple of poufs for friends who stop by. I guess the couch has to block one half of the balcony slider, so that you can have a TV on a movable arm near where the X is in your diagram. Or maybe a collection of thrift arm chairs would allow somebody to swivel to read, look out the window, or watch TV, and make a friendlier grouping, with a round table in the middle.

I'm also eyeing the side of the closet -- would be interested to see if there were 24-30 inch fold-down tables that could be there with two chairs, which would allow for a friendly lunch or drink, but be out of the way most of the time. Here's the idea:

Then you could keep one stool in that spot, and maybe another folded up under the couch for company. :) Or maybe that becomes a favorite perch and is left up most of the time, with two small stools stored underneath.

Here’s the mock up. There is actually a spot for a TV to the right of the sink but she does not have a TV and just watches her computer.

I was looking at 2 long desk options from ikea. One js 79x24 and the other is 70x30. Thoughts?

The back side of the closet would be a good place for hooks for coats/backpack, etc. Something like this that is adhesive will save drilling.

I think the shorter, wider desk might be better if there's room for the extra 6 inches only because it would be hard for 2 people to sit across from each other at a 24" desk to eat. A headboard like this attaches to the wall with velcro and is easily height adjustable.
