Please help with this floor plan

This is a funky late 70s modern house that sits on the market due to completely dysfunctional kitchen. The bottom part of kitchen pic is open to below. Not enough space for lowers on that side.

Was thinking could expand half bath in primary into the bedroom to make it full. Lose linen closet and 2nd bath. Create hallway to get to that bathroom so it’s accessible by all. Then can expand the expand kitchen. There is another bath on lower level anyways.

That would allow expanding the kitchen enough so that you could at least have lowers below the open space.

Any other thoughts/ideas? Thanks!

    More bathrooms are better. I would not eliminate a bathroom.

    Would rather have a kitchen than one more bathroom. Besides, the kid I would share it with is the clean one 😆.

    Clearly you have not found something that fits within your resources without major remodel, in a tight real estate market.

    We've no idea your locale, I did not read all of your 40 posts, one about marble in a kids bath.............

    Hard to help your housing situation, bidding wars, etc. But seems there will be little resolution to the issue, and nobody here, despite all the helpful folks, really wants to re design a floor plan with no idea your budget, no idea if you are actually buying the home.. Could be your wish list is not aligned with resources?

    It is not "unkind" . It's simple fact. : ) that helpful souls will suggest, ask for accurate dimensions of every solid wall and window, what your budget may be,,,,,,,

    In other words, how far are you willing to go on what resources to have your wish list?

    Remodel is expensive, , it's a market that is tight. ....including bidding wars. It may be a case of buying a more expensive property, and living with the flaws for a while and then approaching kitchen re do , bath etc.......at a future date.

    If you think you might end up in this house long term after the kid leaves home, then the stairs would be a problem.

    There is no defect that price can't cure ... if you can get the house for dirt cheap then it might be worth it. If the sellers aren't giving this lousy floor plan away, then don't be the next owner that gets stuck with a house that sits on the market.

    @JAN MOYER isn't being unkind. It is discouraging to put effort into helping someone solve a dilemma, only to find out that there have been other posts on the same topic, and all replies just have been dismissed.

    The key to a successful result simply is to stay on one page and allow all to see what others are suggesting.

    Agree with WestCoast Hopeful. However, just looking at the floor plan without all the other stuff already mentioned bove, why not just push the kitchen out over the open space below, maybe a 2 foot cantilever and even with the top of the stair, squaring off the diagonal at the dining area. No need to touch the bathrooms.

    Hope you find the house that works for you. We agree, the stairs become a problem later in life. A kitchen, bedroom and bath on a one story is much better. Happy hunting.
