Not having to build a new staircase may save you a bunch of money; I suggest a bar off the wall at the bottom. I would actually put all of the windows on that large bump out wall, and remove the other windows (under the walk-in closet, top left) and put the fireplace on that wall; and put a flat-screen TV on the walk-in closet wall, finish off that area with an l-shaped sectional that can be used for both the fireplace and TV viewing.
