Renovation help?

We want to do a complete renovation on our 1st floor. We know what we want in the space, but who do we hire to help us figure out the best design and what goes where? An architect, a designer or a contractor? I've asked around, but no one in this town seems to know, help!

Hi- Here is how I start with my design clients. On my website, I have a sign up block for my free e-book " Guide to Interior Design" to help them get started. It also includes "10 Questions to Ask Before Hiring a Designer". Those should help you.
It is a great help to me if clients have some ideas, pictures, colors etc. when we get together to start working on their project. It helps me to understand their style and taste. So I am glad you know what you want.
I offer pricing by the hour or as a one time fee to cover all aspects of a project. That way each phone call and meeting. etc. does not keep on accumulating. Hourly rate is good for a lot of jobs especially when the client has lots of ideas already.

I'd start with designers as they will know architects and builders. Visit several, narrow your choices by what you see and like in their showrooms or portfolios, and openly discuss pricing. I have had the best luck by hiring a designer by the hour to do sketches, layouts, find me particular things, give me direction. That way I know I am paying my way, but am not forced to buy items I don't want for him/her to make money. Its also easier to terminate the relationship if its not working out. If you are moving lots of rooms around, you may well need an architect, but a good designer can help steer you to the right one I think. Good luck!

Work out as much as you can on your own. The more of this you can do the better off you will be. We are very lucky we didn't hire a designer too soon. All the changes we went through would have cost us a mint. Why not upload a drawing and get some input here first?

Great idea, I'll see if I can find, or make, a drawing...it's the plumbing, furnace and existing structure that stumps us...what can be moved, what has to stay?

A design build firm does both we have some in our area you should be able to find using that title

you can use a design build firm or an architect and builder, just get a couple of prices do your due diligence.

Creatively Yours Custom Inc, thanks for the input. I already know exactly how I'll be decorating the space, what tiles I'll be using in the bathroom, paint colours, etc. It's just the structural stuff I can't figure out. I do know of a local architect. I'll call him next week to get his input.
