No. I don't think having a fiber floor on the level with the most bedrooms would affect your value at all. In fact, I think it would increase it. Think about it, those are the areas we spend the most time in barefoot and cozying up. I always hated getting out of bed a feeling a cold hardwood floor underneath my feet in the morning. And the noise! The kids sounded like a herd of elephants when on the second level. We moved and the overall feeling of our home life changed when both the lower walkout level and the second level were fitted with new carpet. Our main level is a combination of tile (kitchen and bath areas) and hardwood (study/mudroom and great room). One HUGE cushy rug has met our needs in the great room and I have never once regretted selcting a combo of tile, hardwood and carpet for our new home. Good luck!

Choosing the colour for open floor plans can be tough,but I really appreciate your idea that neutral colour work best for open concept areas.A small room can seem larger with light colours; a large room will shrink with a darker shade on the walls.Having a helpful guide like this one will ensure that you can find a design without getting overwhelmed or going over budget.Thanks for sharing.

I see this was dated 6/6/13...not sure if your project has come to fruition yet or not... If you are interested in hardwood over radiant you need to select a product that is specific for you over it. Our engineered wood flooring products are designed for use over radiant heat systems. The benefit of wood over radiant in your living space is the efficiency in the transfer of heat and the comfort under your feet. My only reservation about tile in living areas is the discomfort and aches and pains that can be caused by walking on such a hard surface. Good luck with your new home!

I would not mix them. That said, the original floors didn't match, right? But I think the issue is more than bamboo flooring doesn't look great in older homes. If an older home has been completely to the studs renovated, then it is a different story. But I have seen several older homes that have been updated with bamboo floors and I don't think it is attractive. Can you post photos showing the current condition of the floors? If the second level flooring is really in terrible shape, would painting be an option? The second level floors will likely get a lot less foot traffic (especially shoe-clad foot traffic). A glossy cream colored floor might be really charming. And you might even be able to do a pattern in a hallway. You could match the main color to the stair risers to tie it all in. Might free up some funds to spend elsewhere.
