Doublimg existing square footage in Montgomery County

The transformation of this home was nothing less than extraordinary. We are looking to purchase a home in Kensington to extensively renovate. Are there any special considerations, restrictions and bonds etc when doubling the existing square footage? Are the plans for this home able to modified for a 3,000 SF home? Many thanks.

Thank you. There is a distinction in Montgomery County between renovation and "infill" development. In this case the lower level and first floor were existing so adding a second floor and 1/2 floor in the attic kept us within the classification of renovation. Also since we did not increase the "foot print" substantially, we did not increase the runoff from the site further simplifying the permit process (and the environmental impact!)
