I don't think your LazyBoy is hideous, and I think a lot of home buyers and homeowners have similar furniture so don't feel that you have to apologize for your furniture.

The pillows are a nice touch and look great with your rug - LOVE the rug!

The pillows are great and I like the fact that they are lumbar pillows and not square pillows. But, I'm not sure your two seater needs them. How about a nice throw, folded and draped across one arm? Alternately, tuck the pillows into the corners a bit more. Can you try that and post pics? :)

SCORE on the pillows......I love Target pillows! This may sound strange, and yes, I know they are lumbar pillows, BUT since the piece is actually a pretty good size, even though it is a two seater, try standing the pillows up in the corner instead of laying them down. Does that make sense? Worth a try to see what it looks like, but I saw a room HERE that did that in a very nice living room with a lumbar, so I tried it with one here......LOVE IT!

I lime them. Leave them as is or try one pillow in the middle and a throw on the back.

The pillows match great with the rug. You are so smart to stage your home. It amazes me when I see some of the home pics on the internet. I get that people might not have time to make it perfect before each showing, but how can you post pics of a messy house and expect people to want to come see it? It is not that difficult to move things out of the way before snapping a pic. Don't realtors advice people to clean it up? Sorry for the rant. It's one of my biggest pet peeves. Good luck on selling your home.

For several other reasons we replaced our first realtor who was pushy about staging our house with the table set with linens and stemware. We got a much better offer with a more low key realtor who was also an interior designer. Sure you want your house to show well, but people aren't buying your pillows or place settings. Good luck with showings.

While we are on the topic of staging...the realtor's staging consultant made two comments that were a surprise to me. She prefers to take out the TVs (we have flat screens), and does not like adjoining rooms with different rugs....suggesting we remove the dining room rug. Thoughts?

I think I agree with staging consultant. I might even suggest removing blue tablecloth. I don't have a real good view of room, but those two things seem to make the room look fussy. I think buyers like a clean vision of room and how they could use their own things in the room. Just an idea :)

Maybe a solid-colored throw and a solid colored pillow, and one patterned pillow in front of the solid pillow.

Yes, the tablecloth gets replaced with a runner as we get closer to listing. I guess I'll put that rug in storage! Just had all the wallpaper removed (3 rooms!) and replaced with neutral paint colors. I'll post the final product once I've finished decluttering. Thanks for the advice on the pillows...

Leave the TVs. Folks will wonder where they are! Everybody has a least one TV! I would remove the dining room rug too. Funny story - doesn't apply to you! We bought a house this summer and for some reason we looked at several that had rugs inset into the hardwood floor of all things! When we were looking at the house we did buy, I pulled up the rug in the living room to make sure it wasn't inset. A year's worth of crud was under that rug and no - it wasn't inset. I was so glad to see that crud! :D

I think you should still leave tvs if you use them. You still need to live while it's for sale. Rugs look fine to me. I would just make sure your home itself is in good condition, neat, clean and remove excess clutter. Take good pics for multiple listing. Maybe take pet for a walk during showings when possible. I got 4 offers on my house by just doing those small things. It shows people you cared for the home. No need for fancy furniture and stuff. Setting the table and baking before open house looks phony to me and makes me wonder what they are hiding.

Still love the two little pillows. You might keep a throw "hanging around, looking casual" unless your realtor says to put it away.

Here's the living room pre-staging. The photo has to go, rust chair to go, glass cabinet to go, curtains to go ( leave the sheers). I get everything but the rust chair.

Never could understand people setting their dining room table when they never ate there.
Phony is a good work for that in my opinion.

I don't get why you were told to remove rust chair either. Maybe to make it look more spacious but room looks big to me. I agree with removing glass cabinet and curtains though.

Agree to remove the dining room rug, blue table cloth, living room curtains and rust chair in the living room. I'd leave the photo but remove the small art by the glass cabinet:)

I think the rust chair is nice, but without it the room is simplified, open and consistent. All good things for staging.

Once of the nice things about staging your house is that you are half way moved out by the time you sell. LOL

At the same time we are updating, decluttering, packing and staging, we are also building a new house...making all those decisions...exhausting!

Leave the tv's. It helps to show how people actually would live in the rooms.

The pillows are an amazingly good match. Agree with stager about removing the listed items in the living room. The rust chair probably blocks the view from the window. Sheers are fine, flowered curtains can be stored after removal. Clean and simple sells.

I think if you have a TV in most every room and just sitting on top of a dresser, for example, then yes, I'd remove excess ones. You've got to move them anyway, right? You've got an offer coming soon so keep on moving. Good luck. You're doing a great job. I like a throw with the lumbar pillows.

I'm a nazi about TV being a focal point in any room. When we entertain, we wouldn't use a TV unless it was Superbowl or maybe the Kentucky Derby... do people actually watch all those sets around the house??

The tv the stager was most definite about us getting rid of was the one in the finished basement, which is currently being used for working out, playing keyboard/guitar, and watching tv!! This staging thing has been fun...we jokingly say we should stay in the house now that it looks so good! I agree with other posters...we'll be halfway moved/packed by the time we list!

Hum..... finished basements are where people go to work out, jam and watch tv!

Closing the loop on this post..got two offers within 12 days, closed on the house and are renting back until our new build is done. No regrets re: staging.
