This is an extremely narrow lot to build on. Have you talked to the local building department to find out if they will allow you to build on a lot this small and what their requirements would be ?

Have not checked with our local building department yet. We just got our land title recently and we have not worked out any legal step yet for actual construction. For now just looking for designs and layouts. Thanks for the idea though perhaps we should do that first - confer with the department concerned and ask about the requirements. =)

15'x30' isn't buildable in most places. Heck, it's not even a great room size in a lot of modern homes in the U.S. However, I'd suspect that the OP isn't in the U.S. Theadvice to talk to your local codes office first is still good. Then, if the lot is buildable, you need an architect who can think TARDIS instead of phone booth.

cesan05, yes, get the outside dimensions of the house--the max that can be built noting setbacks and easements, and then you are in a better position to start planning. If you note due north, access points to the lot, etc. it would be good. With this size creativity is critical--fun project!

if this is a unique size lot in your neighborhood and the local codes don't allow you to build on the site, you may have to ask for a special variance or waiver. A local architect should be willing to take on the challenge of designing and working to get the project approved.

Of course, you have to know that the city could deny your request, but it is worth asking.

I have no idea where you are located or what the codes are, but in theory, if you are allowed to build to the sides of the lot and you have a concrete structure (concrete because it is fireproof), you could have windows front and back assuming that they look out on a street or alley. You could have a stairway in the space. and that would give you leftover space approximately of 3 meters wide x 7m to 9m long for the remaining room.

Each floor could be a room. If they allow you to have 4 floors, then you could have a complete house on your small lot.

There is a delightful house that was built in Santa Barbara California on a very small lot a few years back. The architect is Jeff Shelton. You can look him up........I have posted a few photos of the house. I understand that the city of Santa Barbara made some special allowances for this house..........

Saw a show on that house, LDA, just amazing! In BC, in-fill housing is increasingly supported by municipalities seeking to create a more affordable housing supply (and increase potential for new taxpayers ;-) Calls for creativity--and that's a good thing.
