My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

About Us

Formed in 2014, LSArch is a design + build LLC founded from the valuable design and construction experience of owner + founder Leonardo Silva. His passion for integrative design, great attention to detail, and managerial experience have helped clients find the right fit in a one stop shop for their design needs. What started as purely design consultations has now grown into a successful business that combines the right design facilitators with expert fabricators. Today, the firm excels on design process, project architecture, project management, interior alterations, complete renovations and garden design. Our 'master builder' approach leads design, controls the process, and guides contractors and owners towards a successful solution. Our passion doesn't stop there. Also deeply rooted in our culture is the impact great design can have in those communities needing it most. We strive to commit to using design resources, time and assets in the search for better housing equality and the improvement of global health. A portion of design and construction fees are donated towards these causes, both locally and internationally. The project was a complete Kitchen and Laundry room remodel. After several discussions Silva was hired to design and Project manage the remodel. The initial project plan was scheduled to be completed by 5/20/16, six weeks after start. Actual completion date was August 25, 2016, 24 weeks after start. Poor project management was the key cause of this delay. The budget was exceeded by >20% due to some scope changes (approximately half of the increase) poor project management causing subcontractors to spend extra time, Poor quality work by the contractors causing re-work, and Silva's fee increases. We ended up paying for all of these quality issues. The final product: the cabinets, countertops and Electrical work are nice and the layout is good, But would not recommend going through this process with Silva

Our project was tearing off and installing a new roof. Leonardo worked with us to figure out the shingle color and type. The crew completed the whole project in 1 day which was wonderful. Leo was at on site the entire day to answer any questions we have and to ensure the job was done correctly. Definitly would recommend hiring him and his company.

Worked with Leo to replace a 20 year old roof. The crew that Leo used was amazing. Polite and efficient. They completed the entire project in two days. Job site was very clean. Leo answered all our questions and concerns prior to the work starting. Would highly recommend. Will use Leo again
