By re-configuring the space and incorporating the bar, removing several heavy columns and a wall, it made the kitchen open and accessible to the adjacent rooms and visible from the front door. The old range top and down draft were enclosed in a massive brick structure, with no prep space, by removing it and centering the new range on the wall with a custom hood and full height stone back splash, a stunning focal point was created. The position of other key appliances and plumbing were moved or added to create several work stations throughout the large space, such as the refrigeration, full prep sink, coffee bar, baking station, cocktail bar and clean up island. Another special feature of this kitchen was roll out table from the end of the serving island. Specialty features include: A roll out table for eating, prep or serving; coffee bar and drink service area with beverage center; full size prep sink adjacent to refrigeration and cooking areas; steam oven and baking station; microwave/warming drawer; dual fuel range with double ovens, 6 burners and a griddle top; two separate islands, one for serving large family meals, one for clean up; specialty spice storage inserts and pull outs; corner turn outs for large items; two double pull outs for trash and recycling; stacked cabinetry with glass display at the top to take advantage of the 14' ceilings.

The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

No paper towels on this countertop! This custom pull-out keeps the paper towel roll concealed yet conveniently located directly beside the main sink. Dedicated storage below keeps trash bags, cleaning supplies and other everyday essentials organized and easily accessible—solving a common kitchen storage problem without adding countertop clutter.

This creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage. A kid's bathroom with classic style. Custom, built-in, oak, double vanity with pull out steps and hexagon pulls, Carrara marble hexagon feature wall and subway tiled shower with ledge bench. The ultra-durable, Carrara marble, porcelain floor makes for easy maintenance.

Maximizing the functionality of this space, and coordinating the new kitchen with the beautiful remodel completed previously by the client were the two most important aspects of this project. The existing spaces are elegantly decorated with an open plan, dark hardwood floors, and natural stone accents. The new, lighter, more open kitchen flows beautifully into the client’s existing dining room space. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. The fully integrated refrigerator next to the narrow pull-out pantry cabinet, take up less visual weight than a traditional stainless steel appliance and the two combine to provide fantastic storage. The glass cabinet doors and decorative lighting beautifully highlight the client’s glassware and dishes. Minimalistic living room has a coffee table with sliding underneath ottoman providing additional seating. Cowhide area rug brings another texture to the room and warmth to this modern room.

The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

Cutlery should be stored in a safe place, away from little fingers, and organized in individual slots to keep blades sharp. Our pull-outs take advantage of small kitchen spaces and can be ideally located near the food prep area. Drawers can include a slotted knife block or our specialized insert, which has individual carved compartments for each knife. The pull-out chopping block, conveniently located in the adjacent drawer, has storage space below and is removable from the drawer for countertop use.

This laundry room is fully functional with it's fold-down hanging drying rack and pull out laundry cabinets. The cabinets are custom-made in alder with louvered doors by a local wood worker. The sliding barn door is made entirely from reclaimed wood in a patchwork pattern by local artist, Rob Payne. Side-by-side washer and dryer sit underneath a linen Caesarstone quartz countertop.
