Walls with thick plaster arches and simple tile designs feel very natural and earthy in the warm Southern California sun. Terra cotta floor tiles are stained to mimic very old tile inside and outside in the Spanish courtyard shaded by a 'new' old olive tree. The outdoor plaster and brick fireplace has touches of antique Indian and Moroccan items. An outdoor garden shower graces the exterior of the master bath with freestanding white tub- while taking advantage of the warm Ojai summers. The open kitchen design includes all natural stone counters of white marble, a large range with a plaster range hood and custom hand painted tile on the back splash. Wood burning fireplaces with iron doors, great rooms with hand scraped wide walnut planks in this delightful stay cool home. Stained wood beams, trusses and planked ceilings along with custom creative wood doors with Spanish and Indian accents throughout this home gives a distinctive California Exotic feel. The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. Working with this chef on a kitchen redesign proved to be a study in detail, said Janice. “She was very specific on what she needed and we had to make some significant adjustments in wall structures, among other things, to provide what she was looking for.” “However, she was very enjoyable to work with because, while there were a lot of requirements about what she had to have, she was also open to ideas and to blending her needs with different ways to do things.” One of the significant changes included: Redoing a wall that separated the kitchen from the living area having only one opening in the middle to a wall with two openings on either side of a new bar area where people can gather and flow more easily into the living area. THE SETUP Located in a luxury high rise in Chicago’s Gold Coast Neighborhood, the condo’s existing primary bath was “fine,” but a bit underwhelming. It was a sea of beige, with very little personality or drama. The client is very well traveled, and wanted the space to feel luxe and glamorous, like a bath in a fine European hotel. Design objectives: - Add loads of beautiful high end finishes - Create drama and contrast - Create luxe showering and bathing experiences - Improve storage for toiletries and essentials THE REMODEL Design challenges: - Unable to reconfigure layout due to location in the high rise - Seek out unique, dramatic tile materials - Introduce “BLING” - Find glamorous lighting Design solutions: - Keep existing layout, with change from built in to free-standing tub - Gorgeous Calacatta gold marble was our inspiration - Ornate Art deco marble mosaic to be the focal point, with satin gold accents to create shimmer - Glass and crystal light fixtures add the needed sparkle THE RENEWED SPACE After the remodel began, our client’s vision for her bath took a turn that was inspired by a trip to Paris. Initially, the plan was a modest design to allocate resources for her kitchen’s marble slabs… but then she had a vision while admiring the marble bathroom of her Parisian hotel. She was determined to infuse her bathroom with the same sense of luxury. They went back to the drawing board and started over with all-marble. Her new stunning bath space radiates glamour and sophistication. The “bling” flows to her bedroom where we matched the gorgeous custom wall treatment that mimics grasscloth on an accent wall. With its marble landscape, shimmering tile and walls, the primary bath’s ambiance creates a swanky hotel feel that our client adores and considers her sanctuary.

Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture. Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home. Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Karen loved how designer Claudia Pop was able to take very high-level concepts, “non-negotiable items” and implement them in the initial 3D drawings. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. A full bath completes this finished basement with a spacious walk-in shower, Cocoa Brown Dura Supreme vanity with Calacatta Vicenza Quartz countertop, a crisp white sink and a stainless-steel Voss faucet. Advance Design’s Common Sense process gives clients the opportunity to walk through the basement renovation process one step at a time, in a completely predictable and controlled environment. “Everything was designed and built exactly how we envisioned it, and we are really enjoying it to it’s full potential,” Karen said. It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

Inspiration for a small rustic staircase remodel in Boston

Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? It's nice. I like the color. I think it turned out nice. It's kind of like a little bit different color than what we always do. So I realize. So if this was our kitchen, if we ever like you can have your own. I can have mine if we ever get into a fight then this can be like my own kitchen. Why are we gonna bring in a fight right now? So I'm cooking anyway. You're grilling most of the time, So what are you even talking about? My kitchen? That's my kitchen. You can just take the small sink. That's fine. This freestanding covered patio with an outdoor kitchen and fireplace is the perfect retreat! Just a few steps away from the home, this covered patio is about 500 square feet. The homeowner had an existing structure they wanted replaced. This new one has a custom built wood burning fireplace with an outdoor kitchen and is a great area for entertaining. The flooring is a travertine tile in a Versailles pattern over a concrete patio. The outdoor kitchen has an L-shaped counter with plenty of space for prepping and serving meals as well as space for dining. The fascia is stone and the countertops are granite. The wood-burning fireplace is constructed of the same stone and has a ledgestone hearth and cedar mantle. What a perfect place to cozy up and enjoy a cool evening outside. The structure has cedar columns and beams. The vaulted ceiling is stained tongue and groove and really gives the space a very open feel. This second-story addition to an already 'picture perfect' Naples home presented many challenges. The main tension between adding the many 'must haves' the client wanted on their second floor, but at the same time not overwhelming the first floor. Working with David Benner of Safety Harbor Builders was key in the design and construction process – keeping the critical aesthetic elements in check. The owners were very 'detail oriented' and actively involved throughout the process. The result was adding 924 sq ft to the 1,600 sq ft home, with the addition of a large Bonus/Game Room, Guest Suite, 1-1/2 Baths and Laundry. A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. Example of a transitional kitchen design in Other

This was a full gut an renovation. The existing kitchen had very dated cabinets and didn't function well for the clients. A previous desk area was turned into hidden cabinetry to house the microwave and larger appliances and to keep the countertops clutter free. The original pendants were about 4" wide and were inappropriate for the large island. They were replaced with larger, brighter and more sophisticated pendants. The use of panel ready appliances with large matte black hardware made gave this a clean and sophisticated look. Mosaic tile was installed from the countertop to the ceiling and wall sconces were installed over the kitchen window. A different tile was used in the bar area which has a beverage refrigerator and an ice machine and floating shelves. The cabinetry in this area also includes a pullout drawer for dog food.
