Inspiration for a mid-century modern exterior home remodel in Minneapolis

For the exterior of the home, Franklin chose a deep charcoal grey which elevates the barn to a more modern aesthetic. The pairing of a standing-seam metal roof lends to the simplicity of the design without abandoning its utilitarian roots. Part of the overall design objective of Franklin's plans called for recycling and reusing as much of the barn's original materials as possible. Our client acquired this historic home full of charm and details, but the architecture was hidden by an overgrown landscape that had a variety of styles, lacking cohesion. Our team worked with the client, the village, and the historical review committee to develop a new landscape design that highlighted the unique architectural features of the home. The design intent was to create a new landscape that looked as though it had always been there. We reduced an oversized circle driveway, added clay brick paver walkways, and built a new terrace with balustrades in front of the home to evoke the original architectural drawings from the home’s design from the 1920s. The design also re-connected the face of the home to the public walkway, creating a more welcoming entry that had been abandoned sometime in the 1950s. Layers of color, textures, and seasonal interest create a foundation of plantings to anchor the home’s stately appearance.

Built on the site of an abandoned fish packing plant, McKinley Burkart designed and built this mixed-use, multi-family complex that backs onto a waterfront dock. Surfer Chic would be the appropriate way to describe this laid-back residence that features materials like heavy timber and stone throughout the units. Besides luxury condos, the complex also features an oyster bar, spa and a coffee shop amongst tourism offices and other retail shops.

This loft is situated in the former International Tailoring Company Building in New York’s East Village. The clients bought a top-floor loft and an abandoned mechanical room directly above it. Our task was to combine the rooftop space with the loft to create a cohesive triplex apartment. We achieved this by carefully opening up the roof’s 100-year-old structural members to install a staircase connecting the existing loft to the additional upper two levels. On the main floor, the first run of the staircase is located in the apartment's entry and is made of a sculptural form of dark oak. The second run of the staircase is more open, allowing light from the top level's many windows to filter into the spaces below. The existing main loft was gut-renovated to create a more open space. The open kitchen/living space was strategically positioned to be surrounded by the building’s huge industrial steel windows, taking advantage of the apartment's high vantage over Union Square. Opposite the windows, custom woodwork serves to unify the kitchen with the living room. The built-in spans the full width of the apartment with dark textured oak panels concealing the appliances, the TV, and creating ample storage. The blackened steel paneled backsplash and chunky black granite countertops complete the dark color palette used in the kitchen. Throughout the apartment, a play of dark and light elements creates a distinctive atmosphere. In the open living areas, the light pouring in from the large windows contrasts with the dark colors selected for the built environment. The more private spaces, such as the bedroom, have a darker feel, with walls and ceilings painted in a deep purple that borders on black alongside more dark oak custom built-ins. The dining room functions as a bridge between the public and private spaces, with walls and ceiling painted in the same moody purple and a vintage mirrored tile accent wall reflecting natural light from the adjacent room’s windows. The middle floor, which has fewer windows, is painted bright white to enhance light in the home office located there.. On the penthouse level, panoramic views were achieved by installing new floor-to-ceiling sliding glass panels, supplementing the existing industrial steel windows, and opening onto an adjacent roof terrace. The top floor functions as a lounge overlooking the city and includes unique custom features, such as a steel multi-drop lighting fixture above the stairs, hanging glass and steel shelving, and a built-in wet bar. Here again, dark-colored finishes and materials are used as a counterpoint to the abundant light entering the space. A future plan for the apartment is to create a private roof garden on top of the penthouse with an outdoor stair connecting it to the roof terrace below.

Reimagined as a quiet retreat on a mixed-use Mission block, this former munitions depot was transformed into a single-family residence by reworking existing forms. A bunker-like concrete structure was cut in half to form a covered patio that opens onto a new central courtyard. The residence behind was remodeled around a large central kitchen, with a combination skylight/hatch providing ample light and roof access. The multiple structures are tied together by untreated cedar siding, intended to gradually fade to grey to match the existing concrete and corrugated steel.

A traditional Malibu Ranch house needed a complete remodel. “This house was left in a very bad condition when the new owners called me to remodel it. Abandoned for several years and untouched, it was the perfect canvas to start new and fresh!” The result is amazing, light bounces through the house, the large french doors gives an indoor-outdoor feeling and let the new inhabitants enjoy the view.
