The living room French doors with non-operative transom windows that literally blocked the view were replaced by a 12' x 7' slider door bringing in more light and more of the spectacular water view. Removing an interior pair of French doors off the foyer and abbreviating the 'columns' defining the dining room not only opened the water view up from the front door (and the dining room) but also to the the natural light. By replacing the drywall half walls on the catwalk with glass panels, stainless steel post and wood hand rails that match the floor and replacing the painted spindles on the stair was in favor of cable wire, the entire entry takes on a more airy and modern look.

Pool and backyard landscaping are the only previous features that remained from the original home, minus a few walls on the interior and newly installed waterless grass for the ground cover. Exterior patio with Porcelain Wood Grain tiles. Designed with a standing seam metal roof, with internal drainage system for hidden gutters design. Rain chain and rain barrels for rain harvesting. Retrofitted with Hardy Frames prefabricated shear walls for up to date earthquake safety. Gorgeous master bath finished with Dal-Tile's Fabrique porcelain tile in the color Noir Linen polished. Tile size is 12"x24" installed in a brick joint pattern. The floor boasts underfloor heating on a timed thermostat.
