Photo: Travis Rathbone from 62nd to 158th Street along Manhattan’s West Side, Riverside Park is a vast expanse of green space on the edge of the Hudson River. The park is home to beautiful gardens, landscaped paths, sports facilities, public art, and some of the most stunning river views. For that reason it is widely regarded as Manhattan’s most spectacular waterfront park. No wonder it is one of the most sought after neighborhoods in the city. This interior project set along the scenic section of the Hudson came with only one criteria….make it cool. As a second home and city escape the client wanted a hip retreat for family and guests with a turn key interior. DL happily accepted the challenge creating unique and beautiful custom pieces and selecting everything from the wall-coverings to the kitchen appliances. As this was a secondary residence we had the freedom and flexibility to create an even more artful environment. These elements are apparent with the strong use of metal, concrete and the sculptural details of the furniture.

The previous award winning remodel of their Burr Ridge home brought these clients back to LaMantia and designers Jackie Prazak and Katie Suva, CKD, CBD when they decided it was time to build out their unfinished lower level. As before, their main objective was to create areas to accommodate their extended (and now grown) family. During the 2013 main floor remodel, a bedroom and Powder Room had been given up to gain the large award winning kitchen, so recapturing those two spaces were high on the “list of desires.” Also on the list was the need for a pool table, a comfortable movie/TV space, lots of game storage and plenty of open area for grandchildren game playing. The stairway into the lower level was the main challenge in this build-out; both the stair run and tread depth needed to be lengthened to perform to code. To create greater head room on the staircase the main beam was cut and a portion was relocated 18”. A second column at the end of the stair run was added to match the required structural column, allowing the last tread to wrap decoratively onto each side. Throughout the design planning many details built-into the main level project were repeated to marry the main and lower levels together. The built-in cabinetry and the mirrored doors in the bedroom can also be found in the Guest Room on the main level. The mirrored element over the bed is actually an interior door glazed with mirrors and hung on its side. The parquet look tile flooring of the new bath is reminiscent of the main level wood parquet flooring while the carpenter built wainscoting also can be found in the main hall of the first floor. The custom walnut stair spindles were fabricated from a photo the homeowner found and loved. In the Movie/TV area the theatre seats are fully powered to accept iPhones, iPads, Laptops, etc. Also note the large chalkboard scorekeeping area with seating for the game players. And, one very special detail can be found under the (now longer) staircase; a private room under the stairs was created with touch-lighting and bean bag chairs for anyone seeking a quiet space.

Dania Bagia Photography In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it. Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

In 2021, Reynard Architectural Designs accepted its first design project. Our team partnered with Tobars Dobbs to transform a tiny, abandoned ranch in West Atlanta into an expansive contemporary modern home. The first floor, existing brickwork, and main structure where kept in tact. The original ranch was a closed floor plan with 2 bedrooms and 2 bathrooms with an extended hallway. All the interior finishes, appliances and walls were removed to convert the home into an open floor plan that maximizes space on the first floor. The finished home is a modern contemporary design that doubled the number of bedrooms, created four accessible outdoor decks, and created a fresh look that balances simplicity with plenty of character. The home on Shirley Street takes advantage of minimalist/modern design elements, clean white countertops and cupboards that are complimented nicely by classic stainless steel finishes. The original ranch home was once confined and segmented. Now, an open stairway that is bathed in natural light leads to the main living space above. Low profile jack and jill vanity mirrors, a soaker tub with a view, and a spacious shower all highlight the serene master bathroom. The master bedroom makes great use of light with a small, private transom above the bed and easy outdoor access to a private patio deck behind the main sleeping quarters. A private getaway shaded by the surrounding live oaks is just what's needed after a long day at work. The home on Shirley Street features four of these private patio decks that provide additional entertainment and relaxation space.

When these Canton, MA homeowners desired to upgrade their childrens’ bathroom, they were referred to Renovisions who were grateful to accept the task. The clients were unhappy with the existing cramped floor plan, lack of storage, old and drafty windows, outdated fixtures and overall lackluster aesthetic. Renovisions designed the new room to not only meet the client’s goals, but exceeded them abundantly. Mobility in the space was limited due to the door swing into the room. Renovisions recommended replacing the currenmt door with a pocket door in an arch-top beaded design to match the nearby bedroom doors, while also upgrading the hallway linen closet with new shelving and same styled door. Renovisions also increased the layout by borrowing space from the adjacent dining room. There is now more room for the handsome, quartered-mahogany wall-hung vanity with linen tower. Since the homeowners requested a contemporary look, the design team focused on choosing more modern products including a soaking tub, minimalistic square designed shower heads, tub filler, single lever faucet and a large rectangular sink. The white quartz countertop with wide veining and waterfall edge, along with the striking larger format subway tile finished with square edge chrome profiles contribute to the clean aethetic and modern appeal. From the sleek porcelain plank floor tile, new double-mulled Marvin casement windows and recessed lighting that provides just the right amount of light, the end result: a one-of-a-kind bathroom, a unique and modern ‘Revitalized Room’.

I just love lighting stucco and stone homes. The sense of contrast and blending of Architecture makes this already stunning home look STELLAR at night! This Limestone tiled floor installed in a kitchen and family room at a property in Wellingborough is a great example of how this material can lose its appearance without a regular maintenance plan in place. The customer called me as not only was she concerned that the floor had lost its lustre the grey grout had become very stained and almost black in heavy traffic areas, in fact my customer had originally asked about re-grouting but I was confident it could be cleaned. I provided a quote which they were happy to accept. The area was a nice wide 6 metre by 5 metre space and except for a few items of furniture that would need moving around there were relatively few obstacles. I reasoned the most efficient way to restore the polished appearance of the Limestone would be to use a set of diamond encrusted Burnishing Pads. These are fitted to a rotary machine and applied to the stone in sequence from coarse to smooth. It’s an effective process that cuts back the layer of dirt on the floor and then we build back up the polish. We started burnishing the Limestone with a coarse 400-grit pad fitted to a rotary machine and applied with a little water for lubrication. The coarse pad is very good at removing dirt and old sealers from stone and once completed the resultant surface water and loose dirt is removed using a wet vacuum. At this point I turned my attention to the badly stained grout lines, and applied a strong solution of Tile Doctor Pro-Clean which was scrubbed in along the grout lines using a stiff grout brush, this is necessary as the recessed nature of the grout makes it difficult for the rotary pads to reach it. I then repeated the burnishing process with the medium 800-grit pad and fine 1500-grit pad, the 800-grit pad removes any small surface scratches and the 1500-grit further refines the look of the Limestone slowly restoring its polished appearance. After the whole floor had been burnished in this way it was given a further rinse with water and the soil extracted as before. I then inspected the floor to see if more work would be needed. I was not fully happy with how some of the grout lines had responded, some were still slightly stained, and some marks were visible in the high traffic areas. I had already discussed on my initial visit with the client that this might be the case and it was agreed between us that should this be the case I would apply a Tile Doctor Grout Colourant in Light Grey to recolour all the grout lines and achieve a uniform finish. The stone and grout was still damp from cleaning and polishing, so I decided to leave the grout colouring until the following day. On day two I started by grout recolouring all the grout lines, it’s a straight forward process but can be a little tedious where there is a lot of grout to cover. Once complete I allowed the grout colour to dry for a couple of hours before moving onto the next step. The last pad to be applied in the stone burnishing process is the very fine 3000-grit polishing pad which is applied dry to the tiles using a small amount of water sprayed onto the floor and leaves the stone dry and with a polished silk finish. The floor was then sealed using two coats of Tile Doctor Ultra Seal Sealant allowing the first coat to dry before applying the second. Ultra-Seal is an impregnating sealer that works by occupying the pores in the stone thereby preventing dirt from becoming ingrained there. It’s also a natural look sealer that doesn’t affect the appearance of the stone. My customer was very happy with the transformation of her floor and provided the feedback copies below. In-fact she was so impressed with the results that she also used our services to restore the grout and silicon in one of her bathrooms. “Phil was on time & easy to deal with and did an amazing job on my kitchen and bathroom floors and the carpets & sofa. Our recent customer in Frisco came to us with a challenge and we definitely accepted! We designed and helped turn their plain backyard into an outdoor living and entertainment dream. To begin, we had to remove the middle pillar on the existing patio cover and installed a new beam to support the roof line. We poured the concrete to build the basketball court, installed the basketball goal, and added finishing touches like black Tejas Rock along the back of the property line. We continued by installing synthetic turf throughout the backyard. We also designed and installed the Putting Green. To add to this entertainment oasis, we built a Pergola and privacy wall for the hot tub area and created a decomposed granite walkway to the front driveway.
