I was asked by a customer in Leatherhead, Surrey to clean the Limestone tiled floors that had been installed throughout the ground floor of his house. I popped round to take a look at the job and could see that the Limestone tile and grout was quite dirty; it was clear that the sealer had broken down and dirt was now becoming ingrained into the stone and grout.
The floor would need to be burnished and re-sealed to get it back to its original condition and so I provided a quote to do the work. The quote was accepted although he did ask if I could provide a couple of references from former clients; there are over 70 testimonials from past customers on my website so this was not a problem and I was happy to do so. Once he had received the references he called to book me in.
Cleaning Limestone Floor Tiles
My first job was to protect the walls and units before scrubbing the first area with a hot solution of Tile Doctor Pro-Clean using a rotary machine fitted with a brush head attachment. This process lifted the dirt out from the grout, the surface and any holes.
The floor was then rinsed thoroughly with clean water to remove any cleaning products and I then proceeded to burnish the Limestone tiles using a set of four burnishing pads system fitted to a rotary machine. You start with a coarse pad lubricated with a little water and this removes any remaining sealers and ingrained dirt from the stone. Any slurry is then rinsed away and you move onto the remaining medium, fine and superfine polishing pads which bring back the polished surface, again each pad needs to be lubricated with a little water which needs to be rinsed away after each pad. It was a large area so as you can imagine this took some time to apply this process to the entire floor so I focused on the Kitchen then first day and came back the second day to work on the hallway and utility room.
Sealing Limestone Floor Tiles
On the third day I came back to seal the floors using two coats of Tile Doctor Colour Grow which is a colour enhancing penetrating sealer that brings out the different shades of colour in Limestone and is designed to provide maximum stain protection on natural stone floors. The last step was to buff the floor to a nice shine with a rotary machine fitted with a white pad.
The grout is now back to its original grey as opposed to black and the Limestone look new again, needless to say the customer was really pleased with the finish and has since recommended my services to other friends.

This client from Nantwich had a beautiful Travertine tiled floor installed in their very large kitchen and utility area. Realising that their tiles didn’t look as good as when they were installed, they got in touch to ask if I could clean and re-seal the tiles and grouting.
I went over to survey the floor and could see the grout had darkened (it was originally white) and the travertine was trapping dirt in the natural pits of the stone. I conducted a test clean on the grout and Travertine which responded well, the client was impressed, and I was asked to do the whole floor. Happy with my quote for restoring the tile and grout we scheduled a date to do the work.
Nantwich is a medieval market town in Cheshire, well known for its Tudor and Georgian architecture. It has one of the highest concentrations of listed buildings in England and many of these properties have very old floors.
We scheduled in a date for the work, and I began by cleaning the floor with a strong solution of Tile Doctor Remove and Go worked into the grout and pitting with hand brushes. I then used a wire brush on the grout to get it really clean. The soiled solution was rinsed off with water and extracted with a wet vacuum.
Once done the Travertine was burnished using a series of Tile Doctor burnishing pads from 400 through to 1500-grit attached to the rotary machine, rinsing with water in between to remove the soiling. The pads are encrusted with diamond and after being worked over each pad three times do an amazing job of removing ingrained dirt and bringing up the polish on the stone.
The floor needs to be dry before I can apply the sealer so once the burnishing was done, I gave it a final finish and extracted as much moisture as possible with the wet vacuum.
The Travertine was left to dry off overnight and I returned the next day to apply a sealer, first checking the floor was dry with a damp meter. The readings were acceptable, so I was able to get on with the sealing. My client had requested a natural finish, so I had recommended Tile Doctor Ultra-Seal which is almost invisible sealer that provides protection but doesn’t change the look of the stone. Only a couple of coats are required and being an impregnating sealer, it works by soaking into stone and occupying the pores so dirt can’t become ingrained there.
Once the sealer had dried the floor looked so much cleaner and I had a very happy customer who left the following feedback:

For aftercare cleaning and maintenance, I recommended they use Tile Doctor Stone Soap which is pH neutral and mild enough to use every day. You must be careful when choosing a cleaner for sealed floors as many products are too strong and will reduce the lifespan of the sealer.

This very large corner site was shrouded in tired and thirsty conventional lawn. Really a bland, uninteresting monoculture—impossible to maintain especially in light of our dwindling resources and our growing understanding about sustainable practices.
We chose to approach this project not with the idea that existing lawn is bad, but with respect for what lawn has historically represented: a socially connective tissue.
Instead of conventional grass requiring endlessly large amounts of water, chemicals and mowing, this lawn conversion shifts to a naturalistic native meadow mix splashed with wildflowers and drought tolerant native shrubs. It was the clients’ desire to be wrapped by a garden attracting native pollinators and beneficial insects. A wildlife photographer, they wanted the opportunity to open windows and doors and feel immediately connected to a coastal native environment.
The handsome new stone walls, stairs and massive boulders became the structural framework containing the loose, coastal sage scrub plant community, holding the landscape together during the dormant months.
As we continue to grow our acceptance of and appreciation for climate appropriate California gardens, and embrace the paradigm shift, let us graciously bid adieu to our home’s unsustainable velvet robe.

I just love lighting stucco and stone homes. The sense of contrast and blending of Architecture makes this already stunning home look STELLAR at night! The key here is also light balance upon the home and with mature plantings surrounding the front foundation it was accepted that I could perform aesthetic pruning and corrective pruning on the plant materials for more optimal light placement and positioning. Couldn't wait for it to first get dark then the fun began of finish pointing int the dark. Clients so thrilled turned the backyard loose on me to light too!

One of our other sample apartment project was completed for a reputable Jaipur builder. The room could be designed as we wanted, as long as it was aesthetically pleasing. This design was accepted right away, which felt like winning the Oscars.

In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it.
Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home.
Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home.
The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

This kitchen was a Reface Project from “Showplace Wood Products- Renew” line! The perimeter doors and drawers are Showplaces “Arlington” door style in their new Coastal Gray in a Casual Vintage Matte Finish with Walnut Glaze. The island was restyled to look like a piece of furniture by adding decorative fluted leg posts in the corners in Showplaces and adding a row of apothecary drawers to raise the upper level to accept the glass countertop. The cherry wood doors and drawers on the island are Showplace’s “Waterford” door style in Russet stain with Vintage Matte Finish that has been distressed to look old and weather with time.

This beautiful Craftsman style kitchen feature Brighton Inset Cherry raise panel door style. With bookend pantries it just makes for a spacious cooking area. Also a larger island it is perfect workspace for a second cook, as well as a eating area for the the family. Soapstone tops in the cooking area and granite on the island with stone back splash just makes this a show kitchen for any home.

When your Landscape Lighting aligns perfectly with your landscaping right in front of the house things appear magically at night. The appreciation of this project was that we were in the forefront of the landscaping and Landscape Lighting designed by the first homeowner and absolutely inspiring and emotionally accepted by the new homeowners who commented "they love seeing their home at night".

The picture shows an Travertine patio that was installed at a property in Hackney E5 around ten years ago and it had never been sealed. Over the year’s pollution and weather etc had taken its toll on the stone leaving the travertine stained with lichen, dull and grey as opposed to their original white/cream colour. Had the patio been sealed it would have provided some protection from the elements.
I conducted an initial visit where I tested several products to see what would be the most effective and establish what was required. Using that knowledge, I followed up with a written quote which was accepted, and a date arranged to complete the work.
We have adopted new working practices since the COVID-19 epidemic so we can work safely inside or outside but given the excellent weather this year this was an ideal and much easier to maintain social distancing.
During day 1 on site I started by sweeping away loose stones and other debris you typically find on patios. Then Tile Doctor Patio and Brick Driveway cleaner was applied neat to the stone and left for two hours. This is a very strong product designed for use by professionals which cuts through the dirt and was ideal for this situation. There are certain precautions you do need to take when using it such as wearing PPE and you must keep it away from ponds etc.
Using water to lubricate, the solution was then scrubbed into the stone using a coarse 200-grit pad fitted to a rotary machine and followed up with a lot of rinsing and extracting with water and a wet vacuum.
To refine the surface after the coarse Travertine the 200-grit pad I followed with 400, 800 and then 1500-grit burnishing pads in sequence rinsing with water and extracting after each pad was applied. This process is known as burnishing and closes the pores in the stone giving it a polished appearance. By this point the Travertine looked way better and we were starting to get the smooth finish back.
The weather held so the following morning a 3000-grit polishing pad was applied dry to the stone using only a little water. This brings up the appearance of the stone even further and has the added advantage of leaving it dry and ready for sealing.
The client wanted a natural appearance so two coats of Tile Doctor Ultra Seal were applied to seal the stone. Ultra-Seal is an impregnating sealer that soaks into the stone, protecting it from within yet without changing the appearance of the stone leaving a completely natural look.
The client very happy with job and now proud so show off her revamped patio. They hadn’t realised that the patio should have looked like this from the start. For aftercare I recommended they use Tile Doctor Stone Soap, many day to day cleaning products you find in supermarkets can strip off a sealer so if your using something else do check the label first.

When we got a green light from the designer and the customer after their acceptance of our shop drawing, we started fabrication of those custom made cabinets. During fabrication some changes were made, the designer wanted to gain as much space as possible so the contractor had to open up some additional walls where all electrical and plumbing pipes were hidden.
By doing that, we had to resize some of the cabinets, which resulted in change an order. The kitchen cabinet fronts had a custom profile which was very unique. All of the custom cabinets were made of pre-finished maple inside and satin lacquer fronts outside. Drawers slides were by Blum under mount soft close; cabinet doors hinges by Blum soft closing. The upper cabinets got under mount LED lights.
Living room units were made of pre-finished maple inside and primed outside only; the client wished to apply wall paint on them rather than lacquer that we use to make sure it blends in with the walls leaving rough surface. Overall, we did a fantastic job. Just a small hint to everyone, before you make any decision think first before it might get more costly later.

We were challenged by our customer to create a river table without using epoxy, glass, or having a visible support through the river. Challenge accepted. The result is a truly one of a kind table using the natural imperfections of the wood to create a river effect. The customer selected a single slab of black walnut for the project that was salvaged locally here in Kansas City.
