In this kitchen we demoed the existing flooring and installed new 9x72 Paradigm Odyssey LVP flooring. We put in new alder cabinets finished in White Dove OC-17, paramount doors & drawer fronts. We reframed the pantry to accept new custom pantry cabinet with rollouts. We also added power bars, tray dividers, and floating shelves above the kitchen sink. The kitchen received new quartz countertops and full height backsplash, Amerock Renown cabinet hardware in matte black, new undermount kitchen sink, and new plumbing fixtures.

We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well!
What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right.
Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite.
The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office.
Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing.
In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness.
Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it.
Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home.
Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home.
The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

Our recent customer in Frisco came to us with a challenge and we definitely accepted! We designed and helped turn their plain backyard into an outdoor living and entertainment dream.
To begin, we had to remove the middle pillar on the existing patio cover and installed a new beam to support the roof line. We poured the concrete to build the basketball court, installed the basketball goal, and added finishing touches like black Tejas Rock along the back of the property line.
We continued by installing synthetic turf throughout the backyard. We also designed and installed the Putting Green.
To add to this entertainment oasis, we built a Pergola and privacy wall for the hot tub area and created a decomposed granite walkway to the front driveway.

Custom rooftop skylight built with passive solar design principles. In the Summer , direct summer sun is blocked thus reducing heat inside the home BUT it accepts reflected light thus increasing interior light.....the result is great light without the overwhelming heat. In the wintertime, the skylight receives direct sun which increases light and radiant energy within the home.

Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on.
Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day.
The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted.
Our planning approach was simple indeed, maybe even simple in a radical way:
We followed the principle of clean and ultra minimal spaces, that serve their direct mission only.
Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches.
The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'.
The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand.
We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities.
Several elements like the structural cylindrical column were exposed to show their original material - concrete.

Built for the Bluff, A Sea Ranch Home is Remade from the Inside Out
The house had always been grounded, on an ocean bluff at The Sea Ranch. It sits unencumbered, adjacent to one of the most dramatic stretches of the Sonoma coast with protected commons meadow to the east, uninterrupted Pacific views to the west, and a bluff trail running alongside. What it lacked was the feeling of home, one that could hold up its own against the natural landscape.
The owners are entrepreneurs with deep involvement across tech, real estate, and development and they know how things are built. The Sea Ranch house had been in their lives for years, a second residence and a place for family to gather. Built for a different time, it felt more compromising than comfortable. Sitting in a closed off nook, the kitchen fit one cook at a time and turned its back on the rest of the house. The entry was dim and compressed, divided by a structural column that presented itself at exactly the wrong moment. The primary suite was small relative to the view outside it. A large rear bedroom sat behind a lowered ceiling with a bathroom that had never been added. The house was certainly worth the trouble of doing it right.
What followed was not one project but four, each with its own design challenge, each addressed over a period of time.
Where the House Meets the Ocean
The most complex piece of the project, in both structural and spatial terms, was the kitchen expansion. The existing room was a single-person galley squeezed in as an afterthought with no meaningful connection to the dining room, the living space, or the deck outside. To make it useful for a family that cooks and gathers, it needed to grow outward into an existing patio and flow into the rooms around it.
A big challenge was the roofline. Several planes at different pitches and angles converged directly where additional volume was needed. A new form had to join that geometry without reading as a correction. The solution found the simplest possible connection between the existing angles, a roofline that from outside the structure, appears entirely original. From the bluff trail where the addition is visible, there is no discernible seam.
Inside, the kitchen is now open to the living and dining rooms without interruption. A large sliding glass door connects the space onto the rear deck. The deck itself was expanded and oriented so that the body of the house shields it from the coastal wind which is a common consideration that determines whether outdoor space at The Sea Ranch actually gets used. The result is a room that works for large family gatherings where no one feels cutoff, and one that makes the boundary between being inside and outside easy to ignore.
Welcoming Light
A structural column stood at the convergence of eight distinct roof planes in the entry. It was load-bearing, but it was also the reason the entry had always felt like a hallway rather than a welcoming arrival.
With the structural engineer, a custom steel connector was designed to receive beams from six separate directions, redistributing the load through a single new continuous beam. The column was surgically removed. Three triangular skylights were then cut into the roof above, their shapes drawn from the
existing geometry of the planes around them. The entry is now bright and open. The skylights feel native to the structure because they follow the logic already present in the roof.
Two Suites, Two Views
At opposite ends of the house, the two bedroom suites were each reconfigured, and each found a different way to introduce more of the landscape into the room.
An addition to the primary suite extended the structure outward to create a wraparound plan with a loop from the bedroom through bath and closet that had not been possible before. The expansion opened a slot view from the tub and shower toward the ocean. The view is precise and private. The ocean view is present and deliberate.
The rear bedroom absorbed an adjacent storage room to transform it into a full second suite with a vaulted ceiling, a large bathroom with a tub, a shower, and a sauna. A private fenced garden courtyard sits just beyond the glass bringing the outdoors inside. The tub was placed so that, looking past the courtyard and through the bedroom beyond, the ocean is visible at the far end. It is a long view and it makes the room feel larger and more settled than its footprint would suggest.
Glass on Four Sides, Fire at the Center
The main living and gathering room had always been caught between two competing facts: glass on four sides meant exceptional views but at The Sea Ranch, it also meant a cold room. A 360-degree cylindrical fireplace was added at the center on a raised stone base, providing radiant heat in every direction and giving the room a focal point around which a group naturally orients itself, whether that means two people at the end of the day or the whole family after dinner.
Owners Who Picked Up the Tools
The owner was not a passive client. they came with construction knowledge, specific ideas, and the desire to be an active part of the process, a dynamic that other architects may had found difficult, which Klopf Architecture accepted as an asset. They took it upon themselves to complete some of the work during construction, including the installation of a new radiant heating system beneath the floors.
The radiant system added to the older and less-desirable forced-air setup. At The Sea Ranch, that change matters as the house sits close enough to the ocean and moving air competes with the sound of it, where radiant heat does not. Solar panels were added to the roof as part of the new system. Insulation was upgraded throughout the walls, roof, and crawl space. The house that had always had the right setting now holds warmth the way a house on the bluff should.
They were also deeply involved in the design and selections throughout, and the finished house reflects both of them in ways that are specific rather than generic. The process took longer and moved through more iterations than a more arms-length relationship might have allowed. The result is more defined and personal because of it.
The Landscape Holds Priority
Every exterior decision was shaped by The Sea Ranch Design Standards, which require that buildings defer to the landscape around them rather than compete with it. Because this house sits on the bluff and is visible from the public trail, the additions faced a close review. Existing materials were matched. Geometries were resolved. The additions had to become indistinguishable from the original building.
From the trail, the house reads exactly as it always has — low, cedar-clad, secondary to the meadow and the water. The setting holds priority. Inside, the house has been remade.

The owner of this period cottage in the old market town of Tadcaster near Leeds, had what was once a beautiful Yorkshire stone floor in the kitchen. It has been a long time since it had been given a proper clean so over the years and with the Kitchen being a high traffic area the whole floor including the grout had darkened and he now wanted it refurbished in time for Christmas.
I visited the property to assess what needed to be done and could see straight away that any protective sealer that was once on the floor had long since worn off. In fact, it was so consistently dirty with years of built-up grease and dirt I had to wonder if one had ever been applied.
I explained what the floor needed was a really deep intensive clean and then a sealer applied to make it easy to keep clean. The problem with most tile and stone is its porosity and if left unprotected dirt easily becomes lodged into its pores making cleaning a struggle.
To prove the difference that can be achieved and to allow me to work out a process on which I could base an accurate quote I ran a test clean on part of the kitchen floor. The test clean went very well, the difference was remarkable, and the cleaned section really stood out. Pleased with the potential of a clean floor they accepted my quote, and we pencilled a date in the diary.
I returned on the appointed date and began by removing the kickboards from under the kitchen units to protect them from splashing. Next, I set about spaying the floor with a strong dilution of Tile Doctor Pro-Clean, this is a purpose made tile and grout cleaner that eats into the grease and dirt so it can be removed. This product works best if you leave it for ten minutes before scrubbing in using a heavy-duty machine fitted with a heavy-duty brush. The soil released from the floor was then extracted using a wet vacuum.
The Pro-Clean did a good job on the grout however it was clear something stronger was required to really get the stone clean, so I stepped up a gear and applied Tile Doctor Remove and Go using the same process as before. This is a really good product for removing deeply ingrained grease and dirt.
The final step of the cleaning process was to give the stone and acid wash using Tile Doctor Grout Clean-Up to remove old grout haze and other mineral deposits; additionally, being an acidic product, it counters the alkaline cleaning products used earlier neutralising the pH level of the floor and leaving it ready for sealing.
Before sealing I like to discuss the different products available and the finishes they can provide. In this case my clients’ main concerns were that they wanted the stone to look natural and easy to maintain going forward.
With this in mind, Tile Doctor Seal & Go Extra was chosen, it’s a modern acrylic-based sealer that brings out the natural colours in the stone and gives a very slight smooth finish. The protection it provides will prevent dirt becoming ingrained int the pores of the stone and ensure the floor is easier to maintain. Several coats were applied, until we achieved the required finish.
The deep cleaning process and fresh sealer transformed the stone floor bringing out its original beauty and my customer couldn’t believe the difference in the floor and was highly delighted.
For aftercare I gave the client a bottle of Tile Doctor Neutral Cleaner, this product is pH neutral so it will clean the floor but won’t damage the sealer. Often people use household cleaners for cleaning tiled floors, but due to the strong chemicals they contain, they can do more harm than good by slowly stripping away the protective sealer and taking the floor back to square one. Tile Doctor Neutral Tile Cleaner is reasonably priced, and the concentrated formula means a small amount goes a long way so it’s well worth using.
This was a pleasurable job for me as it was good to see the floor transform from dull and lifeless to clean and showing the natural colour and beauty of the York stone, and always lovely to have another satisfied client.
