Our clients had a very comfortable getaway home in Williams Bay. But, like the wall of fame that displayed the memorable fish they’d landed over the years, their kitchen needed to be rearranged and refreshed to better serve the friends and family they looked to host. The small gallery-style kitchen was small and blocked off to the rest of the home. It was very restrictive when friends and family gathered. It needed a new layout to accommodate more people, more comfortably. This required a change to the layout of the adjoining great room and entryway. Walls were removed and modified to accept the larger kitchen layout and integrate seamlessly with the great room and entryway, creating a warm and comfortable area where our clients could now entertain and interact at the same time – no longer hidden away in the tight quarters of their old kitchen. And of course … We made plenty of room to display their wall of fame with room to add even more memories.

Challenge: Make a tilted, trapezoidal backyard work Solved: No easy challenge, this property perches atop an 18-foot (yes foot) retaining wall with a grade falling away at 18” of slope per 12’. The tilted landscape seemed hell-bent on flooding the back yard. So… engineering challenge accepted! From the iridescent glass tile and volcanic basalt stone verticals of the spa, negative edge wall, and coping—to the smart-phone-controlled LED lighting and bespoke, California-crafted fire pit—we think we met the challenge! Beautifully, in fact. What a magical setting this family now enjoys.

Inspiration for a bathroom remodel in Miami

The previous award winning remodel of their Burr Ridge home brought these clients back to LaMantia and designers Jackie Prazak and Katie Suva, CKD, CBD when they decided it was time to build out their unfinished lower level. As before, their main objective was to create areas to accommodate their extended (and now grown) family. During the 2013 main floor remodel, a bedroom and Powder Room had been given up to gain the large award winning kitchen, so recapturing those two spaces were high on the “list of desires.” Also on the list was the need for a pool table, a comfortable movie/TV space, lots of game storage and plenty of open area for grandchildren game playing. The stairway into the lower level was the main challenge in this build-out; both the stair run and tread depth needed to be lengthened to perform to code. To create greater head room on the staircase the main beam was cut and a portion was relocated 18”. A second column at the end of the stair run was added to match the required structural column, allowing the last tread to wrap decoratively onto each side. Throughout the design planning many details built-into the main level project were repeated to marry the main and lower levels together. The built-in cabinetry and the mirrored doors in the bedroom can also be found in the Guest Room on the main level. The mirrored element over the bed is actually an interior door glazed with mirrors and hung on its side. The parquet look tile flooring of the new bath is reminiscent of the main level wood parquet flooring while the carpenter built wainscoting also can be found in the main hall of the first floor. The custom walnut stair spindles were fabricated from a photo the homeowner found and loved. In the Movie/TV area the theatre seats are fully powered to accept iPhones, iPads, Laptops, etc. Also note the large chalkboard scorekeeping area with seating for the game players. And, one very special detail can be found under the (now longer) staircase; a private room under the stairs was created with touch-lighting and bean bag chairs for anyone seeking a quiet space.

As you can see, each cabinet is designed to an exact fit for the roll out drawers, pull out baskets, and for the adjustable shelving. This is what custom is all about......utilizing all of the space by designing the cabinets to fit the space and not adjusting your expectations by accepting the dreaded "standard sizes". The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

This family wanted to improve their curb appeal, especially as they also run a home-based business that welcomes clients. A minimalist planting and aesthetic was requested with a palette as closely resembling the modernist gardens of Palm Springs as possible here in the Pacific Northwest. Challenge accepted! A front path of block pavers was laid in a geometric pattern for high functionality while also feeling fresh and young. Lots of structural plant choices in blues and light greens align with the requested plant style while also providing a deer proof and drought tolerant planting.

We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness. Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!
