Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot.
Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union.
Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

This project transformed a simple entry area into a custom outdoor living space designed for durability, safety, and long-term value. We built a new pressure-treated wood porch and elevated deck system with reinforced structural components, clean craftsmanship, and code-compliant railings.
The design improves accessibility while creating a welcoming outdoor extension of the home. Surrounding landscaping and hardscape elements were incorporated to deliver a polished, cohesive finish that enhances curb appeal from every angle.

This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future.
Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect.
Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space.
A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency.

Hammer & Hand and architect Mitch Snyder transformed a hot, cramped, non-code-compliant attic space into a bright and functional master suite. The existing upstairs attic space had two small and hard-to-access bedrooms and a dangerous staircase. The team added a new dormer on the west side of the house which added an additional 195 square feet to the home. The new space includes a master bedroom, master bathroom with vanity and shower, separate water closet, laundry, walk-in master closet, and option to add a small bedroom (the space is currently being used as an open office area). This remodel addressed issues including peeling vinyl flooring, outdated fixtures, and safety hazards due to deferred maintenance.
Challenges included: sourcing budget-sensitive materials with a high-end feel; slip-resistant hexagon floor tiles; a new pedestal sink; a water-saving toilet; and a larger medicine cabinet, while correcting code violations.
Universal Design created an open floor plan, low-maintenance finishes, zero-threshold entries into the bathroom and shower, in addition to highly-contrasting materials, grab bars with blocking, accessible towel bars for user convenience, and dimmable lighting with anti-glare trim.
We combined modern materials for a noir style and universal functionality for our aging-in-place clients and their forever home.

This project involved finishing a basement space to create a clean, functional, and comfortable living area. The scope of work included installation of insulation to reduce sound transfer between floors, new drywall installation, recessed lighting, and electrical upgrades with new wiring connected to the main panel.
An egress window was installed to meet safety requirements and provide emergency exit access. The installation included cutting the foundation wall, installing the window well, gravel drainage system, and ensuring code compliance.
Existing tile flooring was maintained, while walls and ceilings were repaired, textured, and painted. Select areas were finished with decorative stucco to highlight the original brick for a unique design feature. Plumbing lines were adjusted as needed to allow proper drywall installation on the ceiling.
The final result is a bright and functional basement space suitable for comfortable daily use.

Elegant and energy efficient.
This bathroom was part of a Net Zero Ready home that we recently built. Net Zero homes produce as much energy as they consume and are 80% more efficient than current homes built to code. To help reduce energy consumption in this bathroom, we installed low flow fixtures, LED lights in the mirrors and an ERV (energy recovery ventilator). Because less energy is required to lower the temperature of dry air compared to moist air, an ERV can reduce the work your air conditioner needs to do and save you money. It also brings in fresh air flow and help with humidity levels, improving overall health and air quality.
Another great feature of this bathroom is the shower which has a large clear glass window. This allows for direct sunlight from the window to access the shower, while the patterned glass on the bathroom/vanity side still provides a level of privacy for the user. We’re certain that these clients will be enjoying many sunny mornings in this oasis.

Their South Minneapolis home was built in 1917, and while the home received lots of care and updates over the years, updating the garage had been put on the back burner for way too long. The original 14 X 20-foot garage, of unknown age, was just big enough for a single car. The owners jokingly called it a “Potato House,” as it was built into the ground, similar to a farmer’s out-building to store root vegetables (see before photo).
As an Architect, the owner wanted the garage to have a more unusual design than the usual symmetrical gable roof of Minneapolis garages. The simplest way to construct a garage roof is with wood trusses. By simply altering the angles of the wood trusses allowed the structure to have a distinctive, asymmetrical roof design.
The new 20 X 20-foot garage easily handles two cars. A single double-wide garage door makes parking cars in the busy alley quick and easy. To meet local construction codes, the South facing wall – five feet from the neighbor’s garage - is constructed with enhanced fire protection. The exterior siding is LP Smart Siding – a pre-finished wood product that is easy to install, durable, and looks great.
The rear of the garage (facing the back of the home) uses the original front door of the main home built in 1917, adding character to the project. Three Andersen double pane windows let in ambient light.
Although the garage is not heated, a new 120/240 Volt electric service and panel was installed, ready to recharge an electric vehicle.
The result: a new, big, easily accessible garage that looks so much better than a “Potato House.”

Challenge
As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter.
Their needs included:
Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen.
Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued.
Solution
The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style.
Addition #1—Sitting Area:
The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors.
Addition #2—Outdoor Kitchen:
The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community.
Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily.
Brick Pavers
During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications.
Pool Renovations
To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color.
Screen Enclosure
A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment.
Results
This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

Plan - D -
Includes two entry points, one a pair of double doors for easy access for moving larger musical instruments or furnishings and two a side door entry. For added security and visual privacy, the large double doors are protected by wooden sliding shutters.

This custom outdoor living project features a beautifully designed composite deck built with premium TimberTech decking in Coastline and Dark Hickory, creating a striking two-tone finish with clean picture-framed detailing. The layout includes a spacious main deck and a carefully designed switchback staircase to maximize yard access while maintaining comfortable head clearance beneath the structure.
The deck surface showcases Coastline field boards bordered and accented with Dark Hickory, including a centered divider that allows for symmetrical 16' board runs. Picture-framed stairs continue the refined look, combining Dark Hickory frames with Coastline interior boards for a cohesive design.
A modern cable railing system with black fascia-mounted posts provides safety without obstructing the view, while square picket railings along the stairs ensure durability and code compliance. The sleek black rail system pairs perfectly with the contemporary composite decking tones.
Below the deck, an undercover ceiling system with white panels and integrated drainage creates a dry, usable space beneath the structure, expanding the functional outdoor living area. Pre-primed wood framing and clean gutter integration help direct water to a dedicated drain system.
The project also includes a switchback stair landing and carefully planned structural details to ensure long-term performance and comfort.
Designed for both style and durability, this custom deck provides a low-maintenance outdoor space perfect for entertaining, relaxing, and enjoying the outdoors year-round.

This tiny bathroom wanted accessibility for living in a forever home. French Noir styling perfectly fit this 1930's home with modern touches like curved corners on the mirrored medicine cabinet, black grid framing on the shower glass, and an adjustable hand shower on the same bar as the rain shower head. The biggest challenges were finding a sink with some countertop space that would meet code clearance requirements to the corner of the closet in the adjacent room.
