Located at a prominent corner on one of the few undeveloped residential sites left in Solana Beach, this project is important not only for the homeowner, but for the community as well. A rigorous site analysis laid the groundwork for a design response which took into account the homeowner’s program, input from the neighbors, and the scale of the project and the character of the neighborhood. The end result is a design that is well set into the existing grade, a move which preserves adjacent views and reduces the visual impact of the structure from the street; all while graciously meeting the desires of the owner. The plan is broken into six unique floor plates. The bottom four of which tie together along the gradually sloping site. An intentionally long southern exposure implements the basics of passive solar design: large amounts of glass bring in abundant light and warmth in the winter, while deep overhangs protect from unwanted summer heat gain. Ocean views to the west are selectively framed throughout the house without compromising privacy from the busy street corner. Public functions within the house flow seamlessly between indoor and outdoor living spaces. JLC Architecture was responsible for a full architecture and interior package as well as exterior hardscape design.

The nearby pantry had become a catch-all, lacking the organization needed in the home. The initial plan was to keep the pizza oven, but eventually Tina realized she preferred the design possibilities that came from removing this cumbersome feature, with the goal of adding function throughout the upgraded and elevated space. Eliminating the pantry added square footage and length to the kitchen for greater function and more storage. This redesigned space reflects how she lives and uses her home, as well as her love for entertaining. The kitchen features a classic, clean, and timeless palette. White cabinetry, with brass and bronze finishes, contrasts with rich wood flooring, and lets the large, deep blue island in Woodland’s custom color Harbor – a neutral, yet statement color – draw your eye. The kitchen was the main priority. In addition to updating and elevating this space, Tina wanted to maximize what her home had to offer. From moving the location of the patio door and eliminating a window to removing an existing closet in the mudroom and the cluttered pantry, the kitchen footprint grew. Once the floorplan was set, it was time to bring cohesion to her home, creating connection between the kitchen and surrounding spaces. The color palette carries into the mudroom, where we added beautiful new cabinetry, practical bench seating, and accessible hooks, perfect for guests and everyday living. The nearby bar continues the aesthetic, with stunning Carrara marble subway tile, hints of brass and bronze, and a design that further captures the vibe of the kitchen. Staircase - modern staircase idea in San Francisco

The Homeowner’s of this St. Marlo home were ready to do away with the large unused Jacuzzi tub and builder grade finishes in their Master Bath and Bedroom. The request was for a design that felt modern and crisp but held the elegance of their Country French preferences. Custom vanities with drop in sinks that mimic the roll top tub and crystal knobs flank a furniture style armoire painted in a lightly distressed gray achieving a sense of casual elegance. Wallpaper and crystal sconces compliment the simplicity of the chandelier and free standing tub surrounded by traditional Rue Pierre white marble tile. As contradiction the floor is 12 x 24 polished porcelain adding a clean and modernized touch. Multiple shower heads, bench and mosaic tiled niches with glass shelves complete the luxurious showering experience.

The owner of this rather traditional Portland home wanted a more contemporary look, and a backdrop to show off his stunningly beautiful garden. Besides those stipulations, the color selection took into account certain existing features that were to remain untouched, and also the colorful transformation of the gardens during the course of the seasons. We were contracted by a local couple who owns an accounting practice locally that wanted to build their retirement home in a desired neighborhood close to their offices. They had already bought their lot, and purchased their home plans online. The owners of this beautiful home had many of their selections, colors, and other desires already picked prior to beginning the project. One unique feature that was requested was to incorporate a toe ledge into the master shower so that the lady of the house would have an easier time when shaving her legs.
