Historic homes are a hidden gem, and when this client approached me about remodeling her family home in one of the oldest neighborhoods in Dallas I knew we had a diamond in the rough. Under many layers of vinyl tile and plywood, the kitchen floors revealed pristine hardwoods waiting to be brought to life. An inefficient vintage kitchen had begun to break down and cramp the client's style and productivity. Mullioned windows obstructed the client's view and hindered her from connecting with nature. The detail elements such as soft arches transitioning from room to room were lost in a sea of white. This beloved home had become something it wasn't meant to be. Our goal was to help it welcome friends and family with open arms and provide a casual atmosphere in which to love, laugh and relax. We needed to transform it all; floors, walls, kitchen and bedrooms. We left no stone unturned until we had the perfect collaboration of traditional family heirlooms mixed in with a modern palette. New brown stained floors, grey European style cabinets, white quartz counters, textured backsplash tile, mullion free vinyl windows and an open floorplan modernized this kitchen while staying true to its natural roots. Neutral gray walls collaborate with dark accents in the arches to define their detail. Reupholstering the furniture in patterned fabrics updated each room to span the spectrum of traditional to modern. Inspiration for a mediterranean home design remodel in Los Angeles

There are few opportunities in life to acquire an architecturally significant property with commanding east, west, and north views of the Delaware River. Designed by J. Robert Hillier, this striking minimalist residence (c.2004) is a masterful example of integrated living. Built into a bluff overlooking the river, organic elements such as a partial sod roof planted with meadow grasses and stone quarried on-site blend the building with its surroundings.

This charming Great Room was transformed into an inviting space for relaxation, reading, and socializing. This north-facing room comes to life with a rich colour scheme that also enhances the rich tones of the hardwood flooring, original to this cozy 1970's bungalow. Gone, however, are the bi-folding closet doors which too were original to the house -- they were replaced with sleek, sliding panels. By the time we were contacted to help our Clients with this decorating project, they had already begun the process, a few months prior, with the purchase of a cocktail table and side table, as well as a ceramic lamp. These accessories served as the starting point for the new room design, while inspiration came from the eclectic art collection that my Clients have acquired over the years, on their travels. Creating this open airy master retreat involved removing a space consuming corner W.C. and an awkwardly deep linen closet. Using tall glass panels to separate the shower and toilet gives privacy while maintaining the newly acquired spaciousness. The glass panels transition from frosted around the toilet to clear around the roomy barrier free shower. By reducing the original closet opening, we gained necessary wall space for a modern freestanding tub. Tall cabinets provide plenty of storage space for linens and toiletries. A pair of pull-out cabinets – one on each side of the sink – conceal convenient grooming stations. An extra wide sink can easily accommodate two and still leaves plenty of counterspace on either side. The large mirror is mounted to a shallow framework concealing recessed lighting and softly illuminating the wall behind. The faucets and hand-held shower feature a knurled detail lending a bit of biker industrial to the modern surroundings. Saya is a hanging lamps collection designed by Gio Minelli and Marco Fossati. This project was inspired by the tale of a journey midway between the East and the West, where aesthetics and the memory of far-off cultures are combined with the ancient Venetian tradition of caged blown glass. The shape is inspired by a large dewdrop depositing and sliding downward along a series of metal wires, that break its fall closing in and giving a suspended sensation. The cage acquires new aesthetic value, becoming the protagonist of the project. The glass body is formed by evenly blowing glass into the frame, creating a perfect balance between light and decoration. The collection of pendants includes three different shapes all in transparent glass. The metal cages are finished in burnished or gold. The line voltage pendants can use halogen, fluorescent or LED lamps.

Reclaimed Oak Barn Siding Wall Covering Weathered Gray. We acquire all kinds of reclaimed lumber from the heart of the Midwest but my personal favorite is the barn siding because each side of the board is unique. Through our precision milling process we use for flooring, we created this solid 3/8" Tongue and groove plank that is deigned for wall accents. It's available in widths that range from 3" up to 10" wide and random lengths up to 10 feet long. You can choose just one particular width or multiple widths. The Weathered Gray face is what you see on the outside of the barn after years of rain, wind, and snow. The Antique Brown is what was facing the inside of the barn. I found that many customers were using our 3/4" reclaimed flooring for wall accents and came up with this solution to preserve both sides of that beautiful material. It was important to me to create a precision milled product on the sides and the back for good fit and easy installation. The profile of the Tongue side allows the product to be blind nailed just like hardwood flooring. No Adhesives are necessary. We completely preserve the original face and give just a light sanding to clean up any loose pieces. You get all that beautiful original saw mark texture, weathered knots and rusty nail holes. Our reclaimed products are completely denailed and kiln dried to ensure you get a stable product.

Imagine light-filled loggias and impeccable Italianate lines. This was the inspiration for Roma, whose purity of form and meticulous craftsmanship pay homage to classicism. The extruded 3.0 mm gauge aluminum frame, designed to look and feel like wrought iron without the weight, is fully welded for structural integrity over time. Brass finials and medallions glint in the sunshine and will acquire a verdigris patina over time. Deep seating includes plush cushions. Matte-black powdercoated finish.

An Ohio family in search of a place to enjoy the Portuguese coast acquired a four-bedroom apartment just outside the center of Cascais. Our studio was engaged to turn a compartmented interior into a holiday residence for a household that gathers in numbers: one that could seat everyone at once and still hold the ease and lightness of a home by the beach. The original plan included a kitchen and laundry room sealed off from the living room, floor finishes and levels that changed from threshold to threshold, and bathrooms in varying styles. Work began by redefining the alignments and circulation. The principal transformation was the opening of the kitchen, creating a more generous social setting centered on a bespoke island fitted with storage and seating. The interior takes its cues from the building’s geometric façade, which projects and recedes in volumes and voids. Bespoke joinery in oak and lacquer carries continuity and order through the apartment. Concealed storage runs throughout: at the entrance, in the dining area, along the living area, and beneath built-in benches. The laundry is merged into the kitchen behind perforated doors for ventilation while keeping the service area discreet. Behind the sofa, a console slips a workspace into the living area without conceding its openness. Curved elements answer the rectilinear architecture; artisanal glazed vertical tiles repeat from the backsplashes onto custom side tables. The palette stays deliberately narrow; the muted oak and lacquer are joined by a softened timber floor, Portuguese Lioz stone, and walls painted to the color of bare plaster. Existing doors and baseboards were repainted in a warm light gray that draws the original elements into the language of the new interior. Upholstery and decorative accents hint at the terracotta, sky blue, and yellow of the façade. The bedrooms are set with upholstered headboards on oak frames, bedside tables that extend those outlines, and wardrobes fit for a long stay. Locally made rugs, bedcovers, and throw pillows soften the composition. In the bathrooms, the plans were reorganized and the showers enlarged. Lioz was used for the counters and sinks, shelves, shower bases, and bathtub surround, with microcement bringing a soothing warmth to the walls, and storage in floating cabinets. Deeper in tone than the rest of the apartment yet never dim, they are quietly elegant rooms made for lingering — taking one’s time getting ready, or unwinding at the end of a day. For years, early morning walks past this 1910 Craftsman in Houston's historic Avondale neighborhood left the new owners with lingering fantasies of making it their future home. When it became available, they acquired a home rich with history, but one nearly abolished. The home was once inhabited by Texas Governor (1931-1932) and founder of Humble Oil, Ross Sterling. But, renovations subdivided the home into multi-family rentals and destroyed original finishes. The developer driven modifications were abruptly halted by city red tags in 2018 after original windows were demolished and replaced with vinyl substitutes. With a nearly clean slate on the interior, the HRDD renovation aims to be respectful to the original context while providing coplimentary modern surprises atypical to the era. One such example is a new opening that punctures through the second floor, extending to a roof skylight. Situated at the transition between formal and informal rooms on the first floor and common space on the second floor, this subtraction is lined with a scalloped wood screen. The screen is one of multiple moments within the home where texture will combine with minimal white surfaces, providing a backdrop to the owners' collection of antique Indian furniture pieces. Additionally, a new detached replaced an existing dilapidated garage apartment and contains the owner's photography studio. Windows and a skylight are placed to capture coveted north light, ideal for photographing and editing. The main room remains an austere slate, with ceiling vaulting to a single aperture to create a dynamic moment that carries a dialogue to the opening in the main home.

Breezy Coastal-Inspired Hearth Room Sustainable, natural, wholly engaging, and a showcase for their cultural pieces and art was the concept for this home. The couple wanted to use sustainable and environmentally friendly products throughout their home as much as possible. Being from both California and Florida, they wanted a coastal influence that didn’t look contrived or over-stylized in a Midwestern home. Also, they desired a serene, peaceful space where all senses were engaged. Incorporating the Feng Shui elements of wood, fire, earth, metal and water in color, texture and product choice was used in this design. A problem area with the original room was a large, blocky oak fireplace. The top half was removed and the hearth was painted white, opening up the space considerably. The back wall was painted a serene blue as an accent. An overall neutral palette of taupe, blues and grey balanced the wood tones found in the flooring and teak accents the couple acquired on their travels. We recovered their existing love seat with taupe diamond-stripe cotton in a slipcover style, adding to the casual atmosphere of a beach house. Organic cotton, hand-blocked pillows with red cherry blossoms provide a pop of color to the seating. A swivel rocker gives flexibility to multiple focal points and conversation. The 100% hemp rug has a turquoise oversized damask print and is a plush anchor to the hearth setting. A long grey-washed rattan bench serves as a cocktail table and woven Roman shades provide needed contrast to the back wall. A distressed, reclaimed bench sits below bold art as a bright accent area to an overall neutral space. The centerpiece of the room is a large cerulean blue buffet with fretwork & glass doors. A large Buddha head serves as a meditative focal point with Asian-inspired art and lighting. Julie Austin Photography
