This luxurious patio was created from locally available bluestone, perfectly integrated with the screen porch, (see interior shot above) allowing for a lovely flow from inside to outside. This flow seamlessly continues via a lighted stone pathway through a wooded area that connects the patio to the parking area. An agile re-design quickly evolved as Greenbuilders worked in concert with architect Laurie Stubb to actualize a design inspired by a visit to a local stone yard, where we saw beautiful local bluestone "steppers" -- massive slabs of natural "live-edge" stone, which we modified just a little for graceful, natural steps. The resulting design complements the style of the house and neighborhood and plays perfectly with the natural setting and landscaping. The connecting wooden deck was constructed from sustainably harvested ipe wood and requires no environmentally harmful preservative treatment. The permeable patio along with smart grading, plantscaping, an extensive vegetative swale, and water management strategies quickly and efficiently solved the site’s significant stormwater runoff issues. Turning what was once a mud puddle into a stunning and inviting outdoor space, it was common for the neighbors to stop by admire and cheer on the work!

This extensive renovation designed by Eric Rawlings, AIA, LEED AP and built by Arlene Dean, completely transforms the look of the original structure. The main source of inspiration for the new design came from Greene & Greene’s Gamble House, which is considered by many as the pinnacle of the original turn of the century Craftsman Style Homes. Distinctive features from that style include the use of exposed timber framing, low pitched roof forms with large overhangs, gangs of windows, and extensive built-in furniture. The Home Office is separated from the Living Room and Kitchen by a partition wall and built-in cabinets, leaving a gap at the top for natural light. Recently, TaskRabbit challenged a group of 10 Taskers to build a Tiny House in the middle of Manhattan in just 72 hours – all for a good cause. Building a fully outfitted tiny house in 3 days was a tall order – a build like this often takes months – but we set out to prove the power of collaboration, showing the kind of progress that can be made when people come together, bringing their best insights, skills and creativity to achieve something that seems impossible. It was quite a week. New York was wonderful (and quite lovely, despite a bit of rain), our Taskers were incredible, and TaskRabbit’s Tiny House came together in record time, due to the planning, dedication and hard work of all involved. A Symbol for Change The TaskRabbit Tiny House was auctioned off with 100% of the proceeds going to our partner, Community Solutions, a national nonprofit helping communities take on complex social challenges – issues like homelessness, unemployment and health inequity – through collaboration and creative problem solving. This Tiny House was envisioned as a small symbol of the change that is possible when people have the right tools and opportunities to work together. Through our three-day build, our Taskers proved that amazing things can happen when we put our hearts into creating substantive change in our communities. The Winning Bid We’re proud to report that we were able to raise $26,600 to support Community Solutions’ work. Sarah, a lovely woman from New Hampshire, placed the winning bid – and it’s nice to know our tiny home is in good hands. #ATinyTask: Behind the Scenes The Plans A lot of time and effort went into making sure this Tiny Home was as efficient, cozy and welcoming as possible. Our master planners, designer Lesley Morphy and TaskRabbit Creative Director Scott Smith, maximized every square inch in the little house with comfort and style in mind, utilizing a lofted bed, lofted storage, a floor-to-ceiling tiled shower, a compost toilet, and custom details throughout. There’s a surprising amount of built-in storage in the kitchen, while a conscious decision was made to keep the living space open so you could actually exist comfortably without feeling cramped. The Build Our Taskers worked long, hard shifts while our team made sure they were well fed, hydrated and in good spirits. The team brought amazing energy and we couldn’t be prouder of the way they worked together. This gorgeous home, situated in the Commonwealth subdivision of the Galisteo Basin Preserve, was designed to accommodate the beautiful but sometimes harsh weather of the Basin. Built around an inner courtyard, buffered to the somewhat inclement conditions, it allows for seasonal year around enjoyment. The floor to ceiling windows, European Reynaers Aluminum, were imported from Ireland, and appear as glassy walls that disappear into pocketing doors ensuring magnificent wraparound views. The grand entrance, encased with an oversized custom steel and brass entry door, with glass side panel and transom, open up to soaring illuminated recessed lit ceilings. Porcelain tile floors seamlessly transition between interior/exterior. An impressive 3-sided Ortal fireplace provides warmth and coziness encapsulating the entire great room. The excellence of the materials and exclusive nature of the finishes are expressed in a tailored and sophisticated manner. The 4,332 heated per square foot home is designed with two Master Suite wings that spin off the main great room. The state-of-the-art kitchen is sleek and spacious with an expansive island comprised of Elegant Brown granite countertops, luxury modern Italian Poliform custom cabinets and high-end Gaggenau appliances. Situated along Eagle River, looking across to the mouth of the Ipswich Harbor, this was clearly a little cape house that was married to the sea. The owners were inquiring about adding a simple shed dormer to provide additional exposure to the stunning water view, but they were also interested in what Mathew would design if this beach cottage were his. Inspired by the waves that came ashore mere feet from the little house, Mathew took up a fat marker and sketched a sweeping, S-shape dormer on the waterside of the building. He then described how the dormer would be designed in the shape of an ocean wave. “This way,” he explained, “you will not only be able to see the ocean from your new master bedroom, you’ll also be able to experience that view from a space that actually reflects the spirit of the waves.” Mathew and his team designed the master suite and study using a subtle combination of contemporary and traditional, beach-house elements. The result was a completely unique and one-of-a-kind space inside and out. Transparencies are built into the design via features like gently curved glass that reflects the water and the arched interior window separating the bedroom and bath. On the exterior, the curved dormer on the street side echoes these rounded shapes and lines to create continuity throughout. The sense of movement is accentuated by the continuous, V-groove boarded ceiling that runs from one ocean-shaped dormer through to the opposite side of the house. The bedroom features a cozy sitting area with built in storage and a porthole window to look out onto the rowboats in the harbor. A bathroom and closet were combined into a single room in a modern design that doesn't sacrifice any style or space and provides highly efficient functionality. A striking barn door made of glass with industrial hardware divides the two zones of the master suite. The custom, built-in maple cabinetry of the closets provides a textural counterpoint to the unique glass shower that incorporates sea stones and an ocean wave motif accent tile. With this spectacular design vision, the owners are now able to enjoy their stunning view from a bright and spacious interior that brings the natural elements of the beach into the home. CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

The kitchen started out as a rather ordinary kitchen, but well laid out and efficient for a small condo. The granite counter and wood floor were already in place, and it remained to find a way to make the space a little more special. First, a stone tile backsplash was designed, in color and texture to complement the existing stone and wood. Behind the range we added painted tiles to add interest to the backsplash. A beautiful butler's pantry and a selection of accent pieces finished off this inviting kitchen.
