“We could never have envisioned what could be” – Steiner Ranch Homeowner and Client It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown. Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can. In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack. The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up. The Master Bedroom went from what looked like a motel room with green carpet and cheap blinds to an oasis of luxury and charm. A section of the wraparound doors were closed off to increase privacy, accentuate the best view from the bedroom and to add usable space. Artwork, rug, contemporary bed and other accent pieces brought together the seamless look across the home. The Master Bathroom remodel started by replacing the standard windows with a single glass pane that enhanced the view of the outdoors. The dated shower was replaced by a walk-in shower and soaking tub to create the ultimate at-home spa experience. Lighted LED mirrors frame His & Hers sinks and bathe them in a soft light. The flooring was upgraded throughout the house to reflect the contemporary color scheme. Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house. After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.

Location: Denver, CO, USA THE CHALLENGE: Elevate a modern residence that struggled with temperature both aesthetically and physically – the home was cold to the touch, and cold to the eye. THE SOLUTION: Natural wood finishes were added through flooring and window and door details that give the architecture a warmer aesthetic. These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. The original design of this late Mid-century Modern house featured a horrifically ugly entry which the owners needed our help to fix. In addition, they wanted to add a master suite, create a home theatre, and remodel the family room. Although they originally considered adding a second floor, our final design resulted in an extension of the house which accentuated its existing linear quality. Our solution to the entry problem included cutting back part of the vaulted roof to allow more light in and adding a cantilevered canopy instead. A new entry bridge crosses a koi pond, and new clerestory windows, stone planters and cedar trim complete the makeover of the previously bland plywood-clad box. The new master suite features 12 foot ceilings, clerestory windows, 8 foot high French doors and a fireplace. The exterior of the addition employs the same pallet of materials as the new façade but with a carefully composed composition of form and proportion. A modern black sectional creates the perfect place to lounge after a long day at work in this modern living room. The straight lined, heavy cocktail table can be used to kick your feet up and relax. A backdrop of an organic floral graces the previously empty corner and draws the eye to design of the space. The carved wood fireplace follows the lines of the inset tile around the firebox to create a simple, yet stunning modern design.

For the door, I made a BOO sign. I bought the B O O at a local craft store, sprayed the letters black and added sparkles. I attached the letters with black and white polka dot ribbon and added an orange burlap bow. In the urn, I added a pumpkin I sprayed black, and added orange round stickers to...on top of that pumpkin, I took an off white pumpkin, glued black and white ribbon and attached it with hot glue....I added moss between the pumpkins and in the urn. I also added a colorful welcome rug, more mums and a pumpkin.

Upon stepping into this stylish japandi modern fusion bathroom nestled in the heart of Pasadena, you are instantly greeted by the unique visual journey of maple ribbon tiles These tiles create an inviting path that extends from the entrance of the bathroom, leading you all the way to the shower. They artistically cover half the wall, adding warmth and texture to the space. Indeed, creating a japandi modern fusion style that combines the best of both worlds. You might just even say japandi bathroom with a modern twist. Elegance and Boldness Above the tiles, the walls are bathed in fresh white paint. Particularly, he crisp whiteness of the paint complements the earthy tones of the maple tiles, resulting in a harmonious blend of simplicity and elegance. Moving forward, you encounter the vanity area, featuring dual sinks. Each sink is enhanced by flattering vanity mirror lighting. This creates a well-lit space, perfect for grooming routines. Balanced Contrast Adding a contemporary touch, custom black cabinets sit beneath and in between the sinks. Obviously, they offer ample storage while providing each sink its private space. Even so, bronze handles adorn these cabinets, adding a sophisticated touch that echoes the bathroom’s understated luxury. The journey continues towards the shower area, where your eye is drawn to the striking charcoal subway tiles. Clearly, these tiles add a modern edge to the shower’s back wall. Alongside, a built-in ledge subtly integrates lighting, adding both functionality and a touch of ambiance. The shower’s side walls continue the narrative of the maple ribbon tiles from the main bathroom area. Definitely, their warm hues against the cool charcoal subway tiles create a visual contrast that’s both appealing and invigorating. Beautiful Details Adding to the seamless design is a sleek glass sliding shower door. Apart from this, this transparent element allows light to flow freely, enhancing the overall brightness of the space. In addition, a bronze handheld shower head complements the other bronze elements in the room, tying the design together beautifully. Underfoot, you’ll find luxurious tile flooring. Furthermore, this material not only adds to the room’s opulence but also provides a durable, easy-to-maintain surface. Finally, the entire japandi modern fusion bathroom basks in the soft glow of recessed LED lighting. Without a doubt, this lighting solution adds depth and dimension to the space, accentuating the unique features of the bathroom design. Unquestionably, making this bathroom have a japandi bathroom with a modern twist.

Our client wanted her Master Bedroom to feel like a retreat.. like a nice hotel. We had her walls painted in a warm tan tone to begin with, along with updating the flooring to a gorgeous tone on tone patterned carpte. We then had natural stone added to her fireplace wall, custom 7' tall velvet headboard, silk ripplefold draperies and other fun details all made to suite her desire for a luxurious yet easy living bedroom.
