I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity.
Storage was a must, lighting a necessity, and proper accessibility to the shower bath area.
We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues.
We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space.
Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you.
10 tips for making a small bathroom feel larger
Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders.
1-Get creative with corners
Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall.
2- Let solid colors shine
Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Tone on tone is the best to achieve this.

A bathtub takes up a significant portion of the room, but modern, compact options with curved basins, can make the tub feel larger when in use, all while conserving space.

Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space.
6 - Show off the shower
Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one.
7 - Discover the treasure of hidden storage
Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference.
8 - Focal Point
Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall.

Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K.

This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

In Katy, Texas, Tradition Outdoor Living designed an outdoor living space, transforming the average backyard into a Texas Ranch-style retreat.
Entering this outdoor addition, the scene boasts Texan Ranch with custom made cedar Barn-style doors creatively encasing the recessed TV above the fireplace. Maintaining the appeal of the doors, the fireplace cedar mantel is adorned with accent rustic hardware. The 60” electric fireplace, remote controlled with LED lights, flickers warm colors for a serene evening on the patio. An extended hearth continues along the perimeter of living room, creating bench seating for all.
This combination of Rustic Taloka stack stone, from the fireplace and columns, and the polished Verano stone, capping the hearth and columns, perfectly pairs together enhancing the feel of this outdoor living room. The cedar-trimmed coffered beams in the tongue and groove ceiling and the wood planked stamped concrete make this space even more unique!
In the large Outdoor Kitchen, beautifully polished New Venetian Gold granite countertops allow the chef plenty of space for serving food and chatting with guests at the bar. The stainless steel appliances sparkle in the evening while the custom, color-changing LED lighting glows underneath the kitchen granite.
In the cooler months, this outdoor space is wired for electric radiant heat. And if anyone is up for a night of camping at the ranch, this outdoor living space is ready and complete with an outdoor bathroom addition!

Time: When building new homes, the time required to not only obtain the supplies, but provide the time you want and need to get the home built within your timeframe can often be more than expected.
Going the remodel or addition route allows you to continue living in your home during construction versus building new and having to find alternative dwelling solutions.

This young couple in Glendale loved their home and their neighborhood, but with three growing children they felt they were running out of space. They began a list of needs which quickly grew after a couple of years. This list helped them to see how they used their current space, but also helped them identify what was lacking.
Their needs list quickly revealed that a two-story addition would be needed to fit all the family’s requirements. With much thought and discussion, a design was created by the Roeser Team in collaboration with Ann Begemann, architect. It was important to the homeowner that the design fit the look of the house. This is always a top priority for Roeser Home Remodeling. We pride ourselves in our finish product appearing as if it had always been there and especially in this remodel, we think we succeeded.
On the list of this family’s needs were to have ample storage space for the three children’s school and sporting equipment. A wider entrance hallway from the garage and the backyard provided a unique place to build custom locker spaces, along with a communication station that will close nice and neat when company is expected. Drawer units also give extra storage and allow for a filing system to keep track of all the paper work that comes home. Extra cabinets above the lockers provide much needed additional storage for out of season belongings. A 12 X 24 S140 tile floor laid in a broken joint pattern provides for easy cleaning of this space and keeps dirty shoes or boots from finding its way into the main living quarters.
The kitchen was at the top of the priority list for this family as well. The existing kitchen was just too small and narrow and did not allow for an eat-in kitchen, or an adequate workspace for the family. Since the homeowner loves to cook, our Roeser Home Remodeling designer came up with a beautiful design plan that allowed for both. The kitchen was moved to the addition, and the existing kitchen was remodeled with a breakfast nook, housing both a custom bench and a table with chairs, along with a pantry and dry bar. This was the perfect plan and now allows the homeowner to have seating and storage for the family and entertaining.
The custom bench was built to match a picture the homeowner had and was custom produced in our own little mill shop. A drawer on both sides of the bench is handy for any extra storage items that the family may need seasonally.
The kitchen quickly became a favorite with the Roeser Home Remodeling Team. With the mix of metals and the many extra features in this space, this kitchen is full of interest as well as function.
The perimeter cabinets are Wellborn Cabinet’s Premier Line, Charleston maple door style with glacier pewter finish. A Kohler Apron Front smart divide sink adds to the design and function of this beautiful kitchen.
A wall mount pot filler hovers above a Wolfe five-burner stove top. The Wellborn hood unit passes the cabinet depth of the upper cabinets and compliments the Wellborn drawer unit underneath. Deeper drawers housed the 36” Wolf, five-burner professional gas stove top and added more storage. The addition of feet to the bottom of the drawer unit along with pushing back the toe kick gives an added detail and look of a furniture piece.
Flanking each end of the perimeter of cabinets are high end appliances. The 42” built-in French Door Sub-Zero Refrigerator/Freezer is left of the sink and concealed by Wellborn appliance panels. The Bosch 800 Series Dishwasher next in line is also concealed by a Wellborn appliance panel. However, the 30” Professional Wolf Oven and the 30” M Series Wolf Professional Convection Steam Oven sparkle with their stainless-steel finishes complimenting the Kohler Artifacts pull-down kitchen faucet, the Kohler Artifacts Pot Filler and the Top Knobs Hardware (Normandy Appliance Pulls in Polished Nickel, Button Faced Knob in Polish Nickel and the Tuscany Small D- Pull in Pewter Antique). A 30” Kitchen-Aid electric warming drawer is concealed by a Wellborn Drawer front and Top Knob hardware.
The Quartzite counter top in Taj Mahal is always an eye-catching feature for this beautiful kitchen. The large space of the island shows off its remarkable beauty. The island stands on its own with a custom design using Wellborn Cabinets Premier Line, Charleston maple door style in a Pebble Java finish, a darker finish cabinet not only serves as a focal point, but also warms the room against its starker contrast. Roeser Home Remodeling solved the problem by creating an opening between the living room and new family room, along with giving the illusion of a small hallway behind the dry bar in the breakfast room. This created a nice space going into the living room and gave the feeling of an open floor plan, providing and a nice private entry to the existing half bath.
Updating the bath with wallpaper, a new Barclay- Stanford Pedestal Sink, a new Portsmouth wide-spread faucet in polished nickel, a new Devonshire comfort height toilet, new towel ring, paper holder, lighting and mirror made this cute little powder room a jewel in its own right!
The family room was also housed in the addition as a family hang-out place for homework, games and movie watching. Two sets of Sierra Pacific 6’0” X 6’8” aluminum clad wood French Sliding Patio Doors were installed to invite the outdoors in. This allowed for natural lighting and an open spacious feel to the room.
A Custom Entertainment Unit built by Roeser Home Remodeling in our mill shop, is the perfect space to house all the family’s television and gaming needs, keeping them neatly stored, but also close at hand.
Opposite of the French Doors is the original opening to the backyard. By keeping the opening and installing beautiful glass doors, it opened the flow of the house to the formal living room. By adding the glass doors, it provided a cozy area for quiet adult conversation while keeping an eye on the children as they play or watch TV.

This young couple in Glendale loved their home and their neighborhood, but with three growing children they felt they were running out of space. They began a list of needs which quickly grew after a couple of years. This list helped them to see how they used their current space, but also helped them identify what was lacking.
Their needs list quickly revealed that a two-story addition would be needed to fit all the family’s requirements. With much thought and discussion, a design was created by the Roeser Team in collaboration with Ann Begemann, architect. It was important to the homeowner that the design fit the look of the house. This is always a top priority for Roeser Home Remodeling. We pride ourselves in our finish product appearing as if it had always been there and especially in this remodel, we think we succeeded.
On the list of this family’s needs were to have ample storage space for the three children’s school and sporting equipment. A wider entrance hallway from the garage and the backyard provided a unique place to build custom locker spaces, along with a communication station that will close nice and neat when company is expected. Drawer units also give extra storage and allow for a filing system to keep track of all the paper work that comes home. Extra cabinets above the lockers provide much needed additional storage for out of season belongings. A 12 X 24 S140 tile floor laid in a broken joint pattern provides for easy cleaning of this space and keeps dirty shoes or boots from finding its way into the main living quarters.
The kitchen was at the top of the priority list for this family as well. The existing kitchen was just too small and narrow and did not allow for an eat-in kitchen, or an adequate workspace for the family. Since the homeowner loves to cook, our Roeser Home Remodeling designer came up with a beautiful design plan that allowed for both. The kitchen was moved to the addition, and the existing kitchen was remodeled with a breakfast nook, housing both a custom bench and a table with chairs, along with a pantry and dry bar. This was the perfect plan and now allows the homeowner to have seating and storage for the family and entertaining.
The custom bench was built to match a picture the homeowner had and was custom produced in our own little mill shop. A drawer on both sides of the bench is handy for any extra storage items that the family may need seasonally.
The kitchen quickly became a favorite with the Roeser Home Remodeling Team. With the mix of metals and the many extra features in this space, this kitchen is full of interest as well as function.
The perimeter cabinets are Wellborn Cabinet’s Premier Line, Charleston maple door style with glacier pewter finish. A Kohler Apron Front smart divide sink adds to the design and function of this beautiful kitchen.
A wall mount pot filler hovers above a Wolfe five-burner stove top. The Wellborn hood unit passes the cabinet depth of the upper cabinets and compliments the Wellborn drawer unit underneath. Deeper drawers housed the 36” Wolf, five-burner professional gas stove top and added more storage. The addition of feet to the bottom of the drawer unit along with pushing back the toe kick gives an added detail and look of a furniture piece.
Flanking each end of the perimeter of cabinets are high end appliances. The 42” built-in French Door Sub-Zero Refrigerator/Freezer is left of the sink and concealed by Wellborn appliance panels. The Bosch 800 Series Dishwasher next in line is also concealed by a Wellborn appliance panel. However, the 30” Professional Wolf Oven and the 30” M Series Wolf Professional Convection Steam Oven sparkle with their stainless-steel finishes complimenting the Kohler Artifacts pull-down kitchen faucet, the Kohler Artifacts Pot Filler and the Top Knobs Hardware (Normandy Appliance Pulls in Polished Nickel, Button Faced Knob in Polish Nickel and the Tuscany Small D- Pull in Pewter Antique). A 30” Kitchen-Aid electric warming drawer is concealed by a Wellborn Drawer front and Top Knob hardware.

Leave the brick exposed, the concrete floors as is, and the wood unfinished and it costs more? The sophisticated older brother of the shabby-chic trend, urban industrial style, is taking over. Real estate agents are able to tack on a few extra grand to a flat if they can include “exposed brick” in their advertisements, and designer chefs and master mixologists are moving into warehouses and industrial districts in urban areas across the nation. A friend recently invited me to dinner at Portland, Oregon’s newest, hippest charcuterie spot, and when we pulled up to the building it was in a warehouse where I used to go to underground raves in high school.
These industrial style spaces that were once seen as unfinished or lacking in coziness are now seriously coveted. Their rawness is considered authentic, their grit a mark of character. But if you’re a homeowner, there’s a good chance you already have one of them built right into your house: your garage.
I like to preach about how much people underutilize their garage spaces, piling them full of storage bins they never touch. Whether you turn it into a workspace or a playroom, there’s a lot of value in a creatively-used garage space. For the overly ambitious, the design lover, or the hostess with the mostess, here’s one idea that blows the rest out of the water.
Turn your garage into a multi-purpose, urban industrial wonderland for work and play.
Originally outfitted for factories and warehouses, the industrial style facilitates productivity. Now that it’s also being appreciated as a great aesthetic for bars and restaurants, these rooms can serve both form and function, doubling as work and entertaining spaces. This is great for people who have always dreamed of having that extra basement space for hosting friends, complete with a wet bar and a billiards table, but lack the square footage. Just keep in mind that your friends might love it so much, they’ll start ditching their favorite happy hour spot and showing up at your doorstep instead.
Here are ten ideas forbuilding the perfect workshop by day and cocktail bar by night in your garage.
1. Clean out the space. Get rid of everything you don’t need. Part of the beauty of industrial style designs is their simplicity and abundance of open space. Excessive clutter can make people feel boxed in, and that’s not conducive to productivity or to social activity. Out of sight, out of mind. Build shelving up high for storing must-keep belongings, much like a warehouse.
For bonus points, store your belongings in wooden crates for aesthetic consistency. Or consider stacking them on a pallet, wrapping them in excessive amounts of plastic wrap, and loading them onto the next cross-country freighter. You won’t miss them.
2. Install storage for frequently used objects. The brilliant thing about the urban industrial look is that your tools, tool boxes, and tool storage cabinets already fit right in. Metal storage cabinets and file cabinets are perfect additions to the space. While grey is certainly the color pallet for this style, 50 shades might be a few too many. Mix it up by spray painting one of your cabinetsto add a pop of color. Make a small pegboard to hold up your tools and hang larger items such as bicycles and recreational equipment by pegs. If you have a lot of storage bins that you have to keep, look upward instead of storing them on the floor. Insert a tracking system onto your garage ceiling and slide the bins into place.
For extra credit, get an old locker to use as a coat closet when guests come over.
3. Heat the space.Since you’re not turning the garage into a full-time living space, such as a spare bedroom, you really don’t need to go through the work and additional cost of installing full-blown heating and insulation systems. If you don’t need to use the space when the temperature drops, or if you live in a consistently temperate climate, you might not need to do anything. But if you do want to be able to host people through the winter, a simple garage heater will suffice. Here are some good options for installing garage heating.
Take it one step further, and get a couple patio heaters to help with the next step.
4. Turn your driveway into a patio space. Even the best restaurants and cocktail bars are nothing in the summertime without a solid patio space. Leave the garage door open on warmer nights and invite your guests to go outdoors. Place some stylish folding chairs and a patio table out for comfort. Place a few potted plants here and there to make the space feel more inviting.
For a really lively patio scene, put a portable fire pit out on the driveway or front lawn and surround it with workbenches from your garage.
5. Build your bar. Pick a corner in your garage for the bar, and get started. You can build a bar pretty cheaply and easily with reclaimed pallets, and get some industrial-style barstools. Behind the bar, you’ll have both your tools and your liquor, and there’s no need to build expensive cabinetry. If you’re serving quality, why cover it up? Build shelving or open cubicles to house your liquor. Put out metal buckets filled with ice to chill beers.Be sure to serve up cocktails worthy of the space. The Hemingway Daiquiri served straight up is a unique way to dress down, or industrialize, a traditionally frou-frou cocktail.
To go the extra mile, build a bar with laid brick.Install an extra fridge in the garage so you can avoid having to trek into the kitchen to refill chilled drinks, and you can store dips, vegetables, and other hors d'oeuvres right at your fingertips.
6. Bring on the games. To really turn your hosting space into a fun time, be sure to offer ample play options. For the low on space, a dart board will suffice, whereas if you’ve got a five-car garage and can’t manage to fill the space, put in a couple billiard tables. Ping pong tables are ideal for most because they’re great fun and can easily be folded up and stored.
If you want to keep your guests playing until the wee hours of the morning, get an old pinball machine, a vintage arcade game, or a small Skee-Ball alley.
7. The heart of your space.Build along worktable that doubles as a table for your guests right in the center of your garage. It should be tall enough to be used while standing, although you can place a few barstools along with it. Having a table space for drinks but limited seating will encourage guests to walk around and mingle. Build it out of wood and make sure to maintain a natural finish.
Don’t be afraid to rough up the work table by day. The dings and marks created while you build will only lend authenticity to the piece.
8. Install lighting. Remember, the urban industrial style is all about function and showcasing materials in their raw form. There’s no need to buy expensive floor lamps or install a fancy lighting system. The most popular lighting in these types of spaces is exposed bulb lighting. Just open up the wiring on your current lighting system and drop down some bulbs.
For additional lighting, string up exposed bulb patio lights and place some vintage metal desk lamps on the tables and bar area.
9. Brand your space. Use the designs for the stuff you build by day as wall art. Blow up sketches, blueprints, schematics, and architectural drawings to hang up for decoration. Choose one wall that could use a splash of color, perhaps the wall behind your bar, and get a friend to paint a mural, or whip out the spray paint for a real urban feel.
Splurge a little and get a custom neon sign made of your last name or the word “bar” to hang behind the bar.
10. The garage door. For the finishing touch, and to really wow your guests, get a brand new modern, industrial style garage door installed. Look for the window-paneled types that restaurants use, like this contemporary aluminum and glass beauty. You can leave it half open when you want to utilize your driveway-patio space.
On nights when you have to close it all the way, the glass panels let your guests still look out onto the stars, making it feel like a patio space even when it’s too cold for one.
