2011 NARI CAPITAL COTY GRAND AWARD WINNER A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to office/mudroom area. It took months of planning to get into the final design. We have implemented a plan that had a two story back addition (both basement level and first level). This required removing the cinder block wall of basement to add the seamless addition, and removing the entire first level back wall of kitchen to open up kitchen into sunroom. The major challenge was to re-route all duct work going to second level, add ducts for basement and first level to existing system. Then add a second HVAC system in attic for entire second level. Then change all load structure for tow story addition to side wall and new walls to have entire width opened up. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps, new sewer ejection system due to their difficult septic tank. The new French doors lead into back bricked patio The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between kitchen and existing family room. The first floor now has total open floor plan. The fireplace in existing family room was converted to gas and got marble surround and new mantel. All bulkhead and part of partition walls contained massive plumbing and electrical that needed to be relocated in order to implement the new kitchen layout. This design has much more appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top lighted by two crystal chandeliers. The wrap around of cherry cabinetry in the kitchen with expended cabinetry into butler area and bookcases and bench in sunroom has given this couple lots to fill in. The entire first floor and leading stairs to second floor and part of the second floor was all covered with new 5” wide exotic Santos Mahogany wood floors and new railings. The powder room has been reconfigured to allow larger hallway and with new furniture style vanity this powder room even small than before but has better layout and space. The old Laundry room and has been converted to a 10’x15’ area of multipurpose space. On the left wall there are locker style cabinetry and bench. One the left wall built in and desk area with tones of storage space. The washer and dryer are install into a closet, away from site. A set of French doors were installed into the new back deck and screen porch. The large porcelain floors made the space look even larger and more utilitarian. Use of cherry cabinetry on deck and bookcase with recess lighting scaled up look of the space. The new kitchen, family room and sun room with the rich cherry cabinetry and darker granite top, tumbled marble backsplash and wide board mahogany floors, upper scale stainless steel appliances and furniture style distressed look darker wood Island and light granite have made this project a breathtaking one. The added side screen porch done with Trex decking and cathedral ceiling covered in beaded panel and corner gas fireplace all around covered with Ledgestone has given this family a place to retire in for all those autumn afternoons and much more. The major overhaul of this home from replacement of all existing doors and windows, flooring, crown molding and trim, stairs, entire first floor reface, new siding , new roofing, new electrical, new HVAC, entire new basement, bathroom, mud room, screen porch and lots more makes these owner proud to stay in this home for years to come.

Originally located on the back of the home, the gas fireplace was relocated to the current side wall of the Family Room. The portion of the room behind the sofa on the left is a new addition to expand the open plan. Everywhere we look, we’re surrounded by structures and designs that captivate and draw us in, allowing us to truly appreciate the art of modern architecture. I was very excited to receive a couple of beautiful installation images of our H Series vent-free gas fireplace from Matt Brazeau of Stove King, which operates in Putnam, CT, and Medford, MA. The images show a stunning living room that features large sliding doors and an open layout to the kitchen. What caught my eye was the detailed woodwork and the choice of wall color – I know “dark and moody” is trending but seeing it in a Boston multi-family and done so well, I was captivated and wanted to learn more. Developer Marc Savatsky, owner of Choose Boston, LLC, a multi-function development and real estate company, was behind this project. Marc’s company works throughout Boston and surrounding suburbs to redevelop and market multi-unit properties. Situated in Dorchester’s Neponset section, the property comprises four townhomes styled in a classic federalist design, paying homage to the rich history of the area. Remarkably, all units were spoken for during construction, which reflects a perfect alignment with what buyers are looking for, which is not common at all. Collaborating with Architects and Partners Working with architect Peter Vanko of Vanko Studio and Marc’s spouse and partner, Jessie Franco, the group designed this inviting and sought after living space. Warm and welcoming, with an open and inviting feel, unique building materials, lots of natural light and outdoor living spaces were on the list for what they felt would provide the right character for this property. Elements such as fluted wood were chosen to add visual interest, while the darker palette around the fireplace contributed to the overall aesthetic appeal. The project faced significant challenges with the sloping terrain because Marc had not expected the need for so many retaining walls. But, once they were designed and put in, the challenge turned to charm and provided the landscaping with additional character. Overcoming Development Challenges Addressing the Sloping Land Besides the sloping terrain, another major challenge was adding gas fireplaces into each unit. Due to building constraints preventing traditional venting, the fireplaces were as tricky as the retaining walls. It was important to Marc and Jessie to include fireplaces in these units. They felt that fireplaces provide a beautiful focal point and with the cold months Boston experiences, they would make the units so much more welcoming. After consulting with Matt Brazeau, the choice became clear: the European Home H Series Vent-Free Natural Gas Fireplace. Vent free gas fireplaces are safe alternatives to direct vent fireplaces. They solve the challenge of where to run the venting and provide the living space with a real flame, heat efficiency (99%) and with the H Series, a very clean, European design. The H Series installs similarly to a gas stove – connected to gas and built with an outer body to insulate it from combustibles. It is an easy choice when gas is the preferred type of fuel and venting is difficult or the budget does not allow for the additional space, time, and cost of venting. Vent-free gas fireplaces have been allowed in Massachusetts for 20 years (since 2004) due to their safety, efficiency and practicality. As the chair of the housing committee on Mayor Walsh’s young advisory council, his love for Boston and building came together. Suffolk Construction provided Marc with his formative, early years in the construction business. Over time he honed his skill and knowledge of the construction industry. Rosenberg Kolb Architects is proud to announce our renovation of a 1747 timber frame house on Nantucket Island, completed in 2011. The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011. The project included: Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space; A 260 square foot addition for a kitchen, bath, and new entry; New cedar shingles, roof shingles, and restored historic windows; The house met the strict regulations of Nantucket's Historic District. 2011 NARI CAPITAL COTY MERIT AWARD WINNER; 2012 QUALIFIED REMODELER MASTER DESIGN AWARD This 1950 brick colonial featured a floor plan typical of homes of that era--small boxy rooms, each separated by four walls. The young couple who owned the home loved its potential, but needed more space. The main goal of this project was to create a seamless and open floor plan on the first floor, adding a family room and enlarging the kitchen. A master bedroom and bathroom suite were planned to make better use of the second level. To accomplish these goals, a 20’ x 20’ two-story addition was designed by Michael Nash Design, Build & Homes. The new expanded kitchen and family room features limestone floors, a new gas fireplace surrounded with built-ins and glass stone hearth to complement the kitchen countertops and backsplash. Use of espresso colored cabinetry topped by a light granite countertop with brown veins running through it is one of the decorative touches that make this project stunning. The large middle island which consists of a second sink, wine chiller and seating space is another bonus point of this kitchen. Commercial quality appliances assure gourmet cooking at its finest. Large first floor windows face the home’s new flagstone patio, which can be accessed via a French door. The second floor consists of the master bedroom with a sitting area , French doors leading into a French balcony facing back yard, double-sided stoned gas fireplace (between the bedroom and master bath) and a cathedral ceiling. The master bathroom features a large steam shower, body sprays and rain shower, a large double person Jacuzzi, tumbled marble floor and wall tiles with accents. The use of wide plank exotic tiger wood has beautified this master suite. Keeping the homeowners’ contemporary style in mind and achieving their wishes has transformed this old 1950 colonial into a fully functional 21st Century dream home.

The homeowner of this old, detached garage wanted to create a functional living space with a kitchen, bathroom and second-story bedroom, while still maintaining a functional garage space. We salvaged hickory wood for the floors and built custom fir cabinets in the kitchen with patchwork tile backsplash and energy efficient appliances. As a historical home but without historical requirements, we had fun blending era-specific elements like traditional wood windows, French doors, and wood garage doors with modern elements like solar panels on the roof and accent lighting in the stair risers. In preparation for the next phase of construction (a full kitchen remodel and addition to the main house), we connected the plumbing between the main house and carriage house to make the project more cost-effective. We also built a new gate with custom stonework to match the trellis, expanded the patio between the main house and garage, and installed a gas fire pit to seamlessly tie the structures together and provide a year-round outdoor living space.

This beautiful Birmingham, MI home had been renovated prior to our clients purchase, but the style and overall design was not a fit for their family. They really wanted to have a kitchen with a large “eat-in” island where their three growing children could gather, eat meals and enjoy time together. Additionally, they needed storage, lots of storage! We decided to create a completely new space. The original kitchen was a small “L” shaped workspace with the nook visible from the front entry. It was completely closed off to the large vaulted family room. Our team at MSDB re-designed and gutted the entire space. We removed the wall between the kitchen and family room and eliminated existing closet spaces and then added a small cantilevered addition toward the backyard. With the expanded open space, we were able to flip the kitchen into the old nook area and add an extra-large island. The new kitchen includes oversized built in Subzero refrigeration, a 48” Wolf dual fuel double oven range along with a large apron front sink overlooking the patio and a 2nd prep sink in the island. Additionally, we used hallway and closet storage to create a gorgeous walk-in pantry with beautiful frosted glass barn doors. As you slide the doors open the lights go on and you enter a completely new space with butcher block countertops for baking preparation and a coffee bar, subway tile backsplash and room for any kind of storage needed. The homeowners love the ability to display some of the wine they’ve purchased during their travels to Italy! We did not stop with the kitchen; a small bar was added in the new nook area with additional refrigeration. A brand-new mud room was created between the nook and garage with 12” x 24”, easy to clean, porcelain gray tile floor. The finishing touches were the new custom living room fireplace with marble mosaic tile surround and marble hearth and stunning extra wide plank hand scraped oak flooring throughout the entire first floor.

After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel.
