This Bonita Bay home, located in a 2,400-acre gated community with 1,400 acres of parks, nature preserves, lakes and open spaces, is an ideal location for this retired couple. They loved everything about their home—the neighborhood, yard, and the distance to shopping areas. But, one vital amenity was lacking—a spacious family room. The clients needed a new space to read and showcase their treasured artwork. Building a first-floor addition was the perfect solution to upgrading their living conditions. As the project evolved, they also added a built-in book case/entertainment wall. With minimal disruption to existing space and to the family, who lived in the home throughout the remodeling project, Progressive Builders was able to dig up a small section of the front yard, in the area where the addition would sit. We then installed a new foundation and constructed the walls and roof of the addition before opening up the existing exterior wall and linking the new and old spaces. An important part of the design process was making sure that the addition blended stylistically with the original structure of the home. Progressive Builders carefully matched the existing stucco finish on the exterior of the home and the natural stone floors that existed inside the home. Distinctive trim work was added to the new addition, giving the new space a fresh, updated look. In the end, the remodel seamlessly blended with the original structure, and the client now spends more time in their new family room addition than any other room in their home.

2011 NARI CAPITAL COTY GRAND AWARD WINNER A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to office/mudroom area. It took months of planning to get into the final design. We have implemented a plan that had a two story back addition (both basement level and first level). This required removing the cinder block wall of basement to add the seamless addition, and removing the entire first level back wall of kitchen to open up kitchen into sunroom. The major challenge was to re-route all duct work going to second level, add ducts for basement and first level to existing system. Then add a second HVAC system in attic for entire second level. Then change all load structure for tow story addition to side wall and new walls to have entire width opened up. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps, new sewer ejection system due to their difficult septic tank. The new French doors lead into back bricked patio The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between kitchen and existing family room. The first floor now has total open floor plan. The fireplace in existing family room was converted to gas and got marble surround and new mantel. All bulkhead and part of partition walls contained massive plumbing and electrical that needed to be relocated in order to implement the new kitchen layout. This design has much more appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top lighted by two crystal chandeliers. The wrap around of cherry cabinetry in the kitchen with expended cabinetry into butler area and bookcases and bench in sunroom has given this couple lots to fill in. The entire first floor and leading stairs to second floor and part of the second floor was all covered with new 5” wide exotic Santos Mahogany wood floors and new railings. The powder room has been reconfigured to allow larger hallway and with new furniture style vanity this powder room even small than before but has better layout and space. The old Laundry room and has been converted to a 10’x15’ area of multipurpose space. On the left wall there are locker style cabinetry and bench. One the left wall built in and desk area with tones of storage space. The washer and dryer are install into a closet, away from site. A set of French doors were installed into the new back deck and screen porch. The large porcelain floors made the space look even larger and more utilitarian. Use of cherry cabinetry on deck and bookcase with recess lighting scaled up look of the space. The new kitchen, family room and sun room with the rich cherry cabinetry and darker granite top, tumbled marble backsplash and wide board mahogany floors, upper scale stainless steel appliances and furniture style distressed look darker wood Island and light granite have made this project a breathtaking one. The added side screen porch done with Trex decking and cathedral ceiling covered in beaded panel and corner gas fireplace all around covered with Ledgestone has given this family a place to retire in for all those autumn afternoons and much more. The major overhaul of this home from replacement of all existing doors and windows, flooring, crown molding and trim, stairs, entire first floor reface, new siding , new roofing, new electrical, new HVAC, entire new basement, bathroom, mud room, screen porch and lots more makes these owner proud to stay in this home for years to come.

Located along a country road, a half mile from the clear waters of Lake Michigan, we were hired to re-conceptualize an existing weekend cabin to allow long views of the adjacent farm field and create a separate area for the owners to escape their high school age children and many visitors! The site had tight building setbacks which limited expansion options, and to further our challenge, a 200 year old pin oak tree stood in the available building location. We designed a bedroom wing addition to the side of the cabin which freed up the existing cabin to become a great room with a wall of glass which looks out to the farm field and accesses a newly designed pea-gravel outdoor dining room. The addition steps around the existing tree, sitting on a specialized foundation we designed to minimize impact to the tree. The master suite is kept separate with ‘the pass’- a low ceiling link back to the main house. Painted board and batten siding, ribbons of windows, a low one-story metal roof with vaulted ceiling and no-nonsense detailing fits this modern cabin to the Michigan country-side. A great place to vacation. The perfect place to retire someday.

Young couple with two youngsters lived in 1970 Rambler in Arlington. As their kids growing and their nanny moving in, they all needed more space, bigger kitchen and better backyard space for kids to play.  Existing kitchen was 10’x10’ adjacent to dining room of about the same size  Old cabinets, vinyl floor and olive green appliances no longer made this kitchen a happy place to come home to  The back wall of solid block and brick and interior plaster walls where all big challenges to get rid of and opening up the place  A narrow hallway leading to bedroom was one of their major concerns and tough to get through. As the traffic path to get to the kitchen has been difficult  In few consultation session we all agreed on bumping the entire kitchen and dining room back wall and move the kitchen into new addition  This required breaking through a massive amount of cinder block and brick, leveling a majority of backyard to accomplish the desired grade level for addition and back deck  In past the only way out to backyard was through a single door of back stairway and it has been a big problem for them  With a new angle wall we have placed a large French door leading kitchen into back deck area  The old hallway wall has came down and gotten wider and new path from front to open floor plan kitchen and dining room was put in place  Another big challenge for this job was to run heating and cooling as well as plumbing into a kitchen area  The new kitchen had tall cabinets a beautiful cherry finish with a large bay window over sink area leading lot of light form back side.  New island with seating contributed to addition work space and more storage  Lot of recessed lights and a stone back splash made the project even more attractive  New wood flooring was put in place and entire Living, Dining room and kitchen was sanded and refinished to unify the space and make a seamless connection  A big wooded deck on the entire back was a place for kids to play and couple to retire and grill on their afternoons

Homeowner and GB General Contractors Inc had a long-standing relationship, this project was the 3rd time that the Owners’ and Contractor had worked together on remodeling or build. Owners’ wanted to do a small remodel on their 1970's brick home in preparation for their upcoming retirement. In the beginning "the idea" was to make a few changes, the final result, however, turned to a complete demo (down to studs) of the existing 2500 sf including the addition of an enclosed patio and oversized 2 car garage. Contractor and Owners’ worked seamlessly together to create a home that can be enjoyed and cherished by the family for years to come. The Owners’ dreams of a modern farmhouse with "old world styles" by incorporating repurposed wood, doors, and other material from a barn that was on the property. The transforming was stunning, from dark and dated to a bright, spacious, and functional. The entire project is a perfect example of close communication between Owners and Contractors.

They decided that they would retire in the home, but were aware of their need to transition to a first-floor fully accessible living environment as they aged so that they could remain in their home as long as possible. Our solution was to design and build a first-floor Master Bedroom suite that flows seamlessly into the other living areas on their first floor, and also serves to bring more of the “outdoors in”, allowing them to enjoy more of their lovely large wooded back yard and gardens. Inspiration for a huge timeless beige three-story house exterior remodel in New York

Inspiration for a mid-sized rustic dark wood floor sunroom remodel in Other with a standard ceiling

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house. Our team worked with our client to recreate her former office into a post-retirement office/den oasis. She wanted a space where she could relax, use her computer, store additional items, and use as an additional guest room for visitors. We chose to completely remove the built-ins that took up the entire room and the crown molding to create a more modern look. Then, we painted the walls, striped the floors and added a wood-mimicking vinyl, and brought in a beautiful area rug to tie it all together . Our team also gutted the closet and its doors. We were able to take the new doors all the way to the top for additional storage, and create section within the closet so only the part that needs to be used is open. We created a section for storage, for our client's uniforms, and office equipment such as a printer, scanner and various documents. As our client is newly retired, we added a freestanding desk and removed the built-in desks. As the room is small, we also changed the original room door into a pocket door for more space.
