We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

When you think of a pool party this should be the first pool that comes to mind, with a custom pool, spa, water feature, and completely custom water slide there's nothing you can't do in this back yard. Designed for fun and relaxation, there is even a sun-shelf built in for those that don't quite want a dip but just set up a chair to enjoy the sun and a good book. The additional lighting make night swimming more of a reality than just a wish, and automatic safety covers with automatic chemical dispersal means a worry free good time.

Our new project. To implement it, we were invited by the company in San Francisco. We had a very difficult task to do. The building in which we had to install sound-absorbing panels has a historical and architectural value, and the main thing was not to harm anything. And at the moment the building is used by the federal government, so that the work had to be carried out quickly and quietly, not to disturb the employees working in the building. We have carefully selected materials, so that the shade of color on the wall would be completely coincided with shade of the fabric set. In the choice, we stopped at a specially made for this purpose CLIPSO sound-absorbing fabric. This material is better than any other for this kind of work: 1) Clipso Sound Proof is specially designed for sound absorption. 2) This material is made of synthetic fabric impregnated with polyurethane, it is ready to cope with significant operational loads in public buildings. 3) The texture of the material looks like a canvas, which creates an additional atmosphere of comfort and harmony with every interior of the premises where we have installed it. In the base, behind the CLIPSO fabric, we have installed an additional layer of sound-absorbing material. This combination has increased the sound absorption to a factor of 1.0 (100%). All premises in which the work was carried out was provided to us for 3 days. During this time, we had to remove all lights, grille ventilation systems, as well as safety sensors and fire extinguishing systems. Then install the mounting profile in the places told by the architects,mount a layer of sound-absorbing material and sound-absorbing fabric CLIPSO. Then, it was necessary to put back all dismantled equipment. With this task we coped.

For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. Elliot Street is one of our favourite floating stairs to date! This modern art deco staircase was part of a home renovation where the owners were adding a new addition to their Auckland home. It was designed with a steel zig zag balustrade and a wooden walnut handrail over the top of it which was cut and hand shaped on site. This style of metal balustrade is a solidly fabricated steel that is quite a heavy aesthetic, which we at Stairworks have noticed has been the preferred choice over glass this year. The steel single stringer underneath is the structural signature feature of this style of floating stairs. That in addition to the open risers and L shape is not only space saving but also gives a beautifully airy illusion that fits into that modern design. The wooden treads are made of walnut which we really loved working with as it is a very high end timber choice. The owners were able to reduce the cost by choosing to laminate the walnut treads to have the same look and colour. This was done by using pieces of small timber rather than one big chunk. The treads also have anti slip strips of aluminium running along and protruding 1mm off the end of the tread as an added safety feature to stop anyone from slipping down the stairs with socks on. We then hid the fixings of the balustrade with the help of a walnut end cap to cover all the fixings. This floating staircase was quite labour intensive in the installation because we at Stairworks take pride in our finishings meaning everything needs to be done correctly down to the last detail. In the end, both we and the homeowners were very happy with the end result!

The Marine Studies Building is heavily engineered to be a vertical evaluation structure with supplies on the rooftop to support over 920 people for up to two days post a Cascadia level event. The addition of this building thus improves the safety of those that work and play at the Hatfield Marine Science Center and in the surrounding South Beach community. The MSB uses state-of-the-art architectural and engineering techniques to make it one of the first “vertical evacuation” tsunami sites in the United States. The building will also dramatically increase the Hatfield campus’ marine science education and research capacity. The building is designed to withstand a 9+ earthquake and to survive an XXL tsunami event. The building is designed to be repairable after a large (L) tsunami event. A ramp on the outside of the building leads from the ground level to the roof of this three-story structure. The roof of the building is 47 feet high, and it is designed to serve as an emergency assembly site for more than 900 people after a Cascadia Subduction Zone earthquake. OSU’s Marine Studies Building is designed to provide a safe place for people to gather after an earthquake, out of the path — and above the water — of a possible tsunami. Additionally, several horizontal evacuation paths exist from the HMSC campus, where people can walk to avoid the tsunami inundation. These routes include Safe Haven Hill west of Highway 101 and the Oregon Coast Community College to the south.

Everywhere we look, we’re surrounded by structures and designs that captivate and draw us in, allowing us to truly appreciate the art of modern architecture. I was very excited to receive a couple of beautiful installation images of our H Series vent-free gas fireplace from Matt Brazeau of Stove King, which operates in Putnam, CT, and Medford, MA. The images show a stunning living room that features large sliding doors and an open layout to the kitchen. What caught my eye was the detailed woodwork and the choice of wall color – I know “dark and moody” is trending but seeing it in a Boston multi-family and done so well, I was captivated and wanted to learn more. Developer Marc Savatsky, owner of Choose Boston, LLC, a multi-function development and real estate company, was behind this project. Marc’s company works throughout Boston and surrounding suburbs to redevelop and market multi-unit properties. Situated in Dorchester’s Neponset section, the property comprises four townhomes styled in a classic federalist design, paying homage to the rich history of the area. Remarkably, all units were spoken for during construction, which reflects a perfect alignment with what buyers are looking for, which is not common at all. Collaborating with Architects and Partners Working with architect Peter Vanko of Vanko Studio and Marc’s spouse and partner, Jessie Franco, the group designed this inviting and sought after living space. Warm and welcoming, with an open and inviting feel, unique building materials, lots of natural light and outdoor living spaces were on the list for what they felt would provide the right character for this property. Elements such as fluted wood were chosen to add visual interest, while the darker palette around the fireplace contributed to the overall aesthetic appeal. The project faced significant challenges with the sloping terrain because Marc had not expected the need for so many retaining walls. But, once they were designed and put in, the challenge turned to charm and provided the landscaping with additional character. Overcoming Development Challenges Addressing the Sloping Land Besides the sloping terrain, another major challenge was adding gas fireplaces into each unit. Due to building constraints preventing traditional venting, the fireplaces were as tricky as the retaining walls. It was important to Marc and Jessie to include fireplaces in these units. They felt that fireplaces provide a beautiful focal point and with the cold months Boston experiences, they would make the units so much more welcoming. After consulting with Matt Brazeau, the choice became clear: the European Home H Series Vent-Free Natural Gas Fireplace. Vent free gas fireplaces are safe alternatives to direct vent fireplaces. They solve the challenge of where to run the venting and provide the living space with a real flame, heat efficiency (99%) and with the H Series, a very clean, European design. The H Series installs similarly to a gas stove – connected to gas and built with an outer body to insulate it from combustibles. It is an easy choice when gas is the preferred type of fuel and venting is difficult or the budget does not allow for the additional space, time, and cost of venting. Vent-free gas fireplaces have been allowed in Massachusetts for 20 years (since 2004) due to their safety, efficiency and practicality.
