We have designed a home that feels like a retreat but offers all the amenities a family needs to keep up with the fast pace of Northern VA. The house offers over 8,200 sqft of luxury living area on three finished levels. The main level is an open-concept floor plan designed to entertain. The central area is the great room and the kitchen separated by a two-sided fireplace, but it’s surrounded by a very generous dining room, a study with custom built-ins and an outdoor covered patio with another gas fireplace. We also have a functional mudroom with a powder room right-off the 3-car garage with plenty of storage. The open stair case anchors the front elevation of the home to the front porch and the site. The second level offers a master suite with an expansive custom his/her walk-in closet, a master bath with a curb less shower area, a free-standing soaking tub and his/her vanities. Additionally, this level has 4 generously sized en-suite bedrooms with full baths and walk-in closets and a full size laundry room with lots of storage. The lower level has a guest en-suite bedroom with a full bathroom and walk-in closet. It also has a rec room with a glass enclosed wine cellar to display your favorite wine collection. We have added a large exercise room, a media room fully wired, a full bath and lots of storage space. The materials used for the home are of the highest quality. The third part of the project is about the new addition to the family who has added a new sense of fun and liveliness. They adopted a puppy and decided to install what we are calling the doggy tunnel. Working closely with our carpenter we designed and built the doggy tunnel starting in the entry closet, with a small box to fit the dog, through the wall to another box on the outside of the condo with doggy doors on each end and in the middle. Training has commenced and I heard the puppy is now using it and loving it. This makes it easier for both the homeowner and the dog.

The shallow entrance to the pool is a tanning ledge, and is a wonderful spot for lounging and a great play area for smaller children. TWD remodeled a few aspects of this home in order for the homeowner to essentially have a mother-in-laws quarters in the home. A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

FOCUS The two-story clubhouse is the focal point of the large space and physically separates but blends the two distinct rooms. The clubhouse has an upper level loft overlooking the main room and a lower enclosed space with windows looking out into the playroom and work room. There was a financial focus for this creative space and the use of many Ikea products helped to keep the fabrication and build costs within budget. STORAGE Storage is abundant for this family on the walls, in the cabinets and even in the floor. The massive built in cabinets are home to the television and gaming consoles and the custom designed peg walls create additional shelving that can be continually transformed to accommodate new or shifting passions. The raised floor is the base for the clubhouse and fort but when pulled up, the flush mounted floor pieces reveal large open storage perfect for toys to be brushed into hiding. GROWTH The entire space is designed to be fun and you never outgrow fun. The clubhouse and loft will be a focus for these boys for years and the media area will draw the family to this space whether they are watching their favorite animated movie or newest adventure series. The adjoining workroom provides the perfect arts and crafts area with moving storage table and will be well suited for homework and science fair projects. SAFETY The desire to climb, jump, run, and swing is encouraged in this great space and the attention to detail ensures that they will be safe. From the strong cargo netting enclosing the upper level of the clubhouse to the added care taken with the lumber to ensure a soft clean feel without splintering and the extra wide borders in the flush mounted floor storage, this space is designed to provide this family with a fun and safe space.

PROJECT SPECIFICATIONS The architect specified two butting/side by side 173.93 inch wide x 240.0 inch projection retractable canopy systems to be inserted in to a new steel frame structure. Each of the areas to be covered used one continuous piece of fabric and one motor. The system frame and guides specified are made entirely of aluminum which is powder coated using the Qualicoat® powder coating process. Custom color chosen for the guides by the Architect was RAL 9006 known as White Aluminum. The stainless steel components used were Inox (470LI and 316) which are of the highest quality and have an extremely high corrosion resistance. In fact, the components passed the European salt spray corrosion test as tested by Centro Sviluppo Materiali in Italy. Fabric is Ferrari 86 Color 2044 White, a fabric that is self-extinguishing (fire retardant). These retracting canopy systems has a Beaufort wind load rating Scale 10 (up to 63 mph) with the fabric fully extended and in use. A grey hood with end caps was requested for each end to prevent rain water (location is Alexandria, Virginia) from collecting in the folds of fabric when not in use. A running profile which runs from end to end in the rear of each section was necessary to attach the Somfy RTS motor which is installed inside a motor safety box. The client chose to control the system with two remote controls, two white wall switches and two Somfy wind sensors. PURPOSE OF THE PROJECT Our original contact was from the architect who requested two retractable systems that would attach to a new steel structure and that would meet local wind load requirements since the units are installed on the top of the building known as Metro Park VI. The architect wanted a contemporary, modern and very clean appearance and a product that would also meet International Building Code Requirements. The purpose of the project was to provide an area for shade, heat, sun, glare and UV protection but not rain protection thus the use of Soltis 86 sheer mesh fabric. The client stated to the Architect that the area was to be used for entertainment purposes in good weather conditions. UNIQUENESS AND COMPLEXITY OF THE PROJECT This project was a challenge since the steel structure was being built at the same time (simultaneously) as the retractable patio cover systems were being manufactured to meet a deadline therefore there was no room for error. In addition, removing all the extrusions, fabric etc. from the crate and hoisting them to the top of the building was indeed difficult but accomplished. PROJECT RESULTS The client is elated with the results of both retractable canopy cover systems. Along with landscaping, the exterior top floor of the Metro Park VI building was transformed and is truly a stunning example of design, function and aesthetics as can be seen in the pictures. Goal accomplished – All customer requirements were met including a contemporary, modern, stylish and very clean appearance along with providing shade, sun, UV, glare and heat reduction.

These stone terraces were built by a master craftsman. We chose to use slightly diverse stone, here and there, adding subtle color and texture. In addition this choice gives an old world charm to the terraces, as found stone was the what was historically used in terraces long ago.
