Large craftsman gray two-story wood exterior home idea in Jacksonville

A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. We removed a standard size tub and enlarged the space to allow wheelchair accessibility for the owners. We installed new vanity cabinets that were designed and constructed in a way that would allow the base to be removed if the customer desired to accommodate a wheelchair being pulled up to the counter-top. In the end the function of the space with the quality design proved to be a great addition to this home.

Furthermore, in-line fan/light over the tub was added to follow current electrical and mechanical code requirements while functionally illuminating and ventilating the space. Additionally the train-rack towel bar, glass shelf and decorative grab bars were installed for safety and functionality for the users.

Located in Palo Alto's flood zone, this Eichler home underwent a phased renovation thoughtfully redesigned to accommodate a growing family of five, with an emphasis on school proximity and nearby grandparents. The bedroom wing was completely reconfigured, including a new front addition as a guest suite for grandparents, expanding the house to five bedrooms and three baths. Taller 9-foot ceilings were introduced in some areas, enhancing the overall openness—a lofty goal for an Eichler. The tranquil courtyard, a favorite spot for the family, was redesigned to allow parents to watch the kids while cooking. The backyard became a relaxing lounging area connected to the living room. Once dark living spaces were modernized by removing a low-hanging beam in the kitchen, adding skylights for natural light, and eliminating the fireplace to create a more functional entertainment space. Finally, new landscaping reflecting the client's heritage and some of the home's architectural elements, creates a harmonious indoor-outdoor flow. It's a bedroom for a liitle princess. Wardrobes and bed are set close to the wall, which makes the whole room widely. The top wardrobes design shows the design takes full advantage of space usage. Pink is the most favorite color of most girls. In addition, the small curved desk is considered of the safety of kids

I have worked for many past years with this homeowner. This year they were ready for a new deck and design. The goals of this deck was to create useful outdoor living areas and minimize the amount of railing. Another goal was to be maintenance free with a possible roof addition later. We came up with a few designs and then chose one that had 2 levels. The upper level was designed for a future roof for next year to be built on for Summer Shade. The lower level was designed close to the ground without railing. Because of no rail – we did add some deck dot lights around the border so in the evening – you can see the edge of the deck for safety purposes. The product that was chosen was Timbertech’s PVC Capped Composite Decking in the Terrain Series. Colors were Brown Oak for the main and then accented with Rustic Elm. The railing was Westbury’s Full Aluminum Railing (Tuscany Series) in the black color. We then added lighting on all of the steps as well as on top of the picture frame border of the lower deck. This deck turned out great. This late Winter/Early Spring, we will be building a roof above – pictures to come after completion. Part 2 of this project we did in Spring of the next year. We built a new Roof over the main deck with an aluminum ceiling. This project turned out great and even matches the 3D Schematic!

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. While the use of simplicity, clean-lines, and fairly neutral colors bring a sense of calmness and comfort to a space, this transitional style bathroom brings interesting traditional features as well. The white painted shaker door cabinets with textured Caesarstone “Rugged Concrete” countertop and backsplash, mixed with the timeless dual cross handles’ lavatory faucet and exposed shower pipe, set the scene for traditional luxury. To maximize function of the vanity, a wall tower cabinet, two sets of drawers and grooming pull-out provides plenty of storage for fresh clean towels, a hair dryer and toiletries essential for guests. Additional functional elements include a curbless shower with tiled linear drain, tempered frameless glass shower with door that swings (opens in both directions), a shower seat, walls prepared for future grab bars and a multi-functional jet showerhead and hand shower. The no-slip soft linen-look porcelain tile shower flooring and walls maximize safety. The contrast of the linear woven look of sand and white for the floor tile adds visual interest while the hexagon shaped tile provides a waterfall look.

The owners of this 1980’s built-home wanted to create a completely new look for their outdated master bath and turned to Renovisions for design and build services. Having perused Renovisions website, they were confident they made the right choice to help them transform their ordinary space into something truly extraordinary. The design team created several configurations for the homeowners review until they nailed down one particular design that would create that wow factor. The main challenges were creating an open, spacious feel and maximizing natural light and ventilation with plenty of storage and customizations. The addition of a second window allows ample light into the space throughout the day along with the recessed and sconce lights which were perfectly placed. Storage, which was a key element of this design, includes two separate vanity cabinets (his and hers) with plenty of space for needed toiletries, a matching framed medicine cabinet for her and a custom built cubby for him. Built on site was a linen closet with both roll out and stationary shelves for towels and shower supplies. The spacious walk-in, all tiled shower boasts ‘no door’ access with lineal drain, traditional fixed and hand-held shower heads and a rounded shower seat. Polished black granite was used inside the cubby and topping both the threshold and seat creating a nice contrast to and tying in with the floor. The decorative grab bar ensures safety for these homeowners while showering. The heated floors added throughout the bath take the edge off when stepping out of the warm shower and are conveniently operated by a 24 hour programmable thermostat. Classic white subway tile and chair rail trims adorne all walls and tie in nicely to each vanity station. Carrera look quartz was the perfect choice for countertops creating a clean fresh look. Stunning marble basket-weave mosaic floor tile set the stage in this exquisite bath as the beautiful white painted cabinetry softened the overall feel of the space. These homeowners are not saving spa retreats for once-a-year vacations anymore, they now enjoy a relaxing spa-like shower experience every day in their own home!
