Melanie's inspiration for this sunroom was the grand era of the 1920’s when the prosperous gold coast of Long Island was built. The Sun Room pays homage to the glamorous, opulent lifestyles of the wealthy industrialists who were the residents of the Gold Coast estates in the 1920’s. We preserved the original aged brick walls and intricate metal work in the windows and chose materials for the room that would reflect and refresh the original design. Melanie chose two teal and white Mamounia rugs from The Rug Company in silk and wool to reflect the pattern in the metal work on the windows. Natural light was a major component when designing the sun room so we used reflective objects from mirrored pillows, brass light fixtures, brass objects in addition to a huge brass wall mirror to capture the natural sun light in the room. The estate is set on 6 rolling acres of land, so we used oversized planters with boxwood, and a huge aceda palm tree in the oversized ottoman to bring that outdoors into the room. A one-of-a-kind natural, driftwood table with teal resin from Andrianna Shamara's brings more nature into the room and sits in front of the waterproof Vondom sofa which was custom-made in Valencia Spain. All of the seating in the Sun Room is outdoor furniture and waterproof. A huge Brass sputnik light fixture sits above the sun room reflecting more light into the large brass mirror. An Ironies honeycomb table brings in texture to the room and holds reflective brass candlesticks and large piece of turquoise Slag Glass sits on an Oscar De La Renta book, another American style icon. A Milo Baughman brass bar carts holds a Christofle Martini shaker, martini glasses and a Gabriella Crespi brass and crystal ice bucket would service the captains of industries who displayed their fortunes from the industrial revolution with lavish parties in the their grand estates to celebrate the opportunities and accomplishments that they had worked so hard to achieve. The unprecedented economic prosperity was a distinctly unique aspect of Americana when wealthy industrialists, a hard working generation, helped promote American design and American Dreams. Our busy Silicon Valley clients asked us to convert their tight-quartered 1960’s ranch house to a gracious family home that would meet their long term needs. Ease of living was paramount, both in functionality and in ordered design. The project was completed on a moderate budget.While retaining most of the structure of the existing house to avoid costly structural changes, we opened walls to improve the sight lines and flow of the house and bring in more light. We made small additions at the front and back bedrooms to gain space for the family and relatives. An existing underused patio area was improved with a simple outdoor kitchen and overhang to extend the living space to the outside. Costs were kept down with choices of modest materials. Everything was made to be functional. Ample storage has been built into the right places. The details of the kitchen were carefully worked out to accommodate all the wishes of the various cooks in the family. The house is set up to be easy to keep clean. Acoustic walls separate living from bedroom spaces so adults can enjoy time together while children sleep. The outdoor kitchen has easy access to the indoor kitchen and the garage, and its setup promotes socializing while cooking outdoors. A large part of the narrow back yard was previously unusable space due to a steep slope up to a neighbor’s higher fence. With a new retaining wall and some re-grading we took back more of the yard for the patio and play space on a new lawn. The remodeled house is a mix of contemporary and traditional elements. Cool colors have a calming effect. Traditional items such as prairie style windows, trellis, mosaic tiles, and Shaker style cabinets, break down the scale in an otherwise streamlined, contemporary design. A new gabled roof with a broad arch at the front of the house marks the entry and resolves a challenging form where the central entry is set back from walls on both sides. The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. The kitchen island leads into the family room, where glowing floral lighting call to the gardens outside. Nature inspired artwork by Kaoru Mansour and Joyce Gehl hang on the walls, creating another conversation with the plant life outside.A Calacata Avorio marble island offers a large surface to prepare food, or enjoy breakfast while admiring exterior views. Stacks of produce are at the ready for convenient snacking, with vegan cookbooks close at hand in preparation for larger meals. A custom niche was designed to display a pottery collection, and offers another space for plant life to grow. Golden hues in the marble add warmth. Wooden bar stools neatly tuck into the island, perfect for socializing and conversation while preparing meals. The kitchen was made with natural materials to inspire peace, and encourage a connection between the environment when considering the food being prepared. A custom knife drawer as part of cabinetry made in collaboration with a local artisan, conveniently located near the oven for easy preparation. FSC certified no VOC apple ply was used for the cabinetry. Custom silverware drawers give ample space for a variety of flatware. Fresh fruit available for healthy snacking doubles as colorful decor. Artwork by Karen Sikie provides a permanent bouquet when flowers begin to wilt. The pantry, featuring a large concealed fridge to match the cabinetry. On the left, two freezer drawers sit below the counter, with additional storage for dried goods and spices. Custom cabinets made in collaboration with a local craftsperson are painted in a warm grey to bring out the dove tones in the marble. The counter tops were specified to reach the clients ideal height for food preparation. The kitchen is designed for ease of use and calm, creating a mindful experience for cooking.

Situated within a one-acre lot in Austin’s Tarry Trail neighborhood, the backyard of this existing 1933- vintage historical house was underutilized. The owners felt that the main drawbacks of the existing backyard were a general disconnection between each outdoor area and a general lack of relationship to the house proper. Therefore, the primary goal of the redesign was a scheme that would promote the use of the outdoor zones, with the pool as a centerpiece. The first major design move was to frame the pool with a new structure as a backdrop. This cabana is perpendicular to the main house and creates a clear “bookend” to the upper level deck while housing indoor and outdoor activities. Under the cabana’s overhang, an integrated seating space offers a balance of sunlight and shade while an outdoor grill and bar area facilitate the family’s outdoor lifestyle. The only enclosed program exists as a naturally lit perch within the canopy of the trees, providing a serene environment to exercise within the comfort of a climate-controlled space. A corollary focus was to create sectional variation within the volume of the pool to encourage dynamic use at both ends while relating to the interior program of the home. A shallow beach zone for children to play is located near the family room and the access to the play space in the yard below. At the opposite end of the pool, outside the formal living room, another shallow space is made to be a splash-free sunbathing area perfect for enjoying an adult beverage. The functional separation set up by the pool creates a subtle and natural division between the energetic family spaces for playing, lounging, and grilling, and the composed, entertaining and dining spaces. The pool also enhances the formal program of the house by acting as a reflecting pool within a composed view from the front entry that draws visitors to an outdoor dining area under a majestic oak tree. By acting as a connector between the house and the yard, the elongated pool bridges the day-to-day activities within the house and the lush, sprawling backyard. Planter beds and low walls provide loose constraints to organize the overall outdoor living area, while allowing the space to spill out into the yard. Terraces navigate the sectional change in the landscape, offering a passage to the lower yard where children can play on the grass as the parents lounge by the outdoor fireplace.

Our recent project in the West Village involved a comprehensive kitchen and bathroom remodel, focusing on innovative design elements to enhance functionality and aesthetics. In the kitchen, we incorporated vibrant green cabinets to infuse a sense of freshness and modernity. Breaking down a wall transformed the closed kitchen into an open space, promoting a seamless connection with the living areas. The bathroom, despite its small size, was optimized for usability. Green tiles were chosen not only for their visual appeal but also to create a soothing atmosphere. The strategic use of space maximized storage and usability. As part of the overall renovation, we refinished the floors, providing a cohesive and polished look throughout. Additionally, closet doors were installed, contributing to organized and clutter-free living. This West Village project showcases our commitment to blending style and functionality, resulting in a transformed living space that meets the unique needs of our clients.

This Boulder Bungalow home remodel focussed on greater functionality and sense of openness across the kitchen, living room, and entire first floor layout, without sacrificing the Bungalow charm! In addition to this, we added a banquette in their sunroom for more functional eating space. We stuck with light and bright colors that would adapt really well to any fun colors added in with furniture, textiles, and accessories. This was crucial to the original goal of opening up the space and creating a welcoming layout that promotes hospitality and a welcoming atmosphere in the warm and inviting Boulder home. A standout feature of this project is the small dry bar / built-in cabinetry feature in the living room. This space was originally a small, not highly functional closet, with a staircase running in the bottom of it, making it a design challenge to make the area a more functional, focal point for the living room. This gave the space purpose and life, and provided the opportunity to give a more visual, built-in element to the main living area, that then continues into the kitchen, which provides a really cool way to move you through the home with a cohesive, integrated design.

Suad Bejtovic The DeVance Team has collaborated with various synergistic partners in order to create a one-of-a-kind ‘Experience Center’ in the North Dallas corridor. This Electronic Lifestyle facility has quickly become a savvy social and entertaining environment; set up to demonstrate just a few things one can do in their home or office to enhance their quality of life through the use of technology. Guests are dazzled by a plethora of custom electronic selections, incorporated into the latest technology in a cozy, yet high-end residential-style environment. The entire space is home to dozens of custom paintings by local artists and master-crafted wood works and built in cabinetry. The reception area is complimented with a 55” custom designed Art Screen TV with retractable art that rolls up into a motorized casing to reveal a 4K TV screen. This room was designed for vinyl record or streaming music for ‘audiophile enthusiasts.’ The DeVance 18 seat movie theater boasts a state-of-the-art perforated ten foot screen, JBL Synthesis 7.1 surround sound system and crystal clear Runco projection system. Guests enjoy luxurious motorized leather theater seating complete with warm throws and leather ottomans for comfortable movie viewing. The DeVance restrooms continue the Electronic Lifestyle theme on a more personal level, as they are equipped with the top of the line sensor faucets and sinks by TOTO USA, Electric Mirror TVs and the ‘cleaner and greener’ electronic TOTO USA Washlets! The ultimate vision for the DeVance Experience was to create an environment unlike any retail storefront or big box shop, where a unique and exciting experience awaits existing and prospective clients, guests, trade partners and business associates. Collaborating partners are encouraged to utilize the space as a mini-custom showroom of their own; accessing a relaxing environment to lay out clients’ space plans and select samples for custom countertops, specialized cabinet designs, fabrics, paint, carpets, etc. Essentially, The DeVance Experience Center is the hottest design/build/electronic lifestyle showroom around, lending a whole new meaning to “industry partnerships!” Based on current knowledge, there is no other showroom that is comparable. The layout of the new Experience Center was designed specifically for event marketing. To name a few, continuing education classes and training seminars for builders, remodelers, architects, and interior designers, professional meet up groups and local business functions. Private client tours, relationship appreciation functions, sports and movie watching parties are just a smattering of the promotional campaign lineup. Designing for the desert requires in-depth understanding of the extreme temperatures that range here. From freezing temperatures in the winter to blistering hot ones in the summer, the region contains every extreme, and the homes that are built in it must also. Rains and wind, endless sunshine, these are all elements that we considered when designing for this region. In addition to using modern strategies, we referred to ancient design concepts embraced by native people for generations, combining the two to create modern homes in this timeless, desert environment.
