Our MOSS team created a sizeable addition in the back of this Vienna home, large enough for a spacious living room, home office, kitchenette, bathroom with beautifully tiled walk-in shower, large closet, and a second sitting area that could serve as a bedroom. Overall, a beautiful addition that serves a functional purpose for this family.

This 24’ by 22’ addition opens up the kitchen space with an additional room which the kitchen connects to. The newly constructed space serves as a living room/sunroom.
To do this, we tore down the kitchen wall and built a temporary plywood wall to keep the space closed off from the new construction. The new structure was framed and the roof was shingled. To allow for the roof line, new window openings were built and new windows were purchased to meet current egress requirements. The double door that initially went to the exterior was transformed into an 8’ tall opening. The kitchen window at the sink was taken out and now has a wood jamb opening with a granite countertop for a bar where people can sit and watch the cooks at work.
Inside the addition we created some additional cabinet space for another serving area. The cabinetry was framed to fit a beverage cooler. Former clients of Penza Bailey Architects purchased this property in Greenspring Valley because of the expansive views of the adjacent rolling hills, which were protected by an environmental trust. They asked PBA to design an attached garage with a studio above, a new entrance vestibule and entry foyer, and a new sunroom in the rear of the property to take advantage of the commanding views. The entire house was extensively renovated, and landscape improvements included a new front courtyard and guest parking, replacing the original paved driveway. In addition to the 2 story garage enlargement, PBA designed a tall entrance providing a stronger sense of identity and welcome, along with a 1 1/2 story gallery, allowing light to graciously fill the interior space. These additions served to break up the original rambling roofline, resulting in a thoughtfully balanced structure nestled comfortably into the property.

Hosting was a top priority for our clients, who requested a serving bar with lots of storage and room to sit. To maximize space, we designed a custom U-shaped bar with ample seating. Inside the bar, we made room for lots of appliances, including two refrigerators on each end. The bar wouldn’t be complete without drawer components to hold wine and liquor bottles, so we outfitted the space with all the storage they needed, including an additional serving area that provides even more room.
